Negotiations with Builders and work done so far

The seestar2 working committee has been talking to couple of reputed builders over the past few months and made some reasonable progress with NCC. Please refer to the link.  http://www.nccurban.com/html/projects.htm for more details on the builder.

NCC is a Tier1/branded builder and has built many high rises in and around Hyderabad, Bangalore etc. They have their corporate office in Hyderabad and are publicly listed company.

A great emphasis is made on finding a solution for the majority of members based on the survey done who want to get refund and withdraw. We are providing the details.

The attached is the first version (0.1) of the site/floor plan. In all the idea is to build on Joint Development  (With no monetary contribution from the members) 360 apartments (of about 1800sq ft each) with our share between say 70-75 flats based on further negotiation so that we can refund to the majority of the withdrawal members the amount of money that they have invested in the land.

The details on the numbers were shared earlier.

The total layout area is kept at less than 5 acres to avoid the LIG/EWS.

The plan is to leave some part of the land on the southeast side to keep the layout below 5 acres and use the the land for future use to provide refund to remaining members.

We got the approximate site layout from the information that was shared in member forums before and it may not match the site 100%.

Concerns going forward

As members of Seestar/SEEHWA we could do this much negotiations with any builder. For any further negotiations the builders are asking (especially NCC) for the official request from the elected members of the executive committee.

In all our efforts to talk to reputed builders, one issue keeps coming up...and that is that, big builders only want to deal with a duly elected committee. Interim committees and working committees are not taken seriously enough. We can only go so far as a working committee.

We would like members Seeking Refund and Withdraw and members waiting to own a Flat to give their feedback to this Solution.

Who is in seestar2wkgcommittee

Lastly there were several requests from members about who is part of seestar2wkgcommittee. We will not hold the surprise any more. They are Anupam, Sashi, Rishi, G Suresh, Srikumar and Raghava.

We want many more members to join the team as we move forward at this critical juncture, especially those who are in Hyderabad.

We request all the members to participate and actively contribute in making progress to get the best solution for our investment.

We together can make a big difference.

Lastly, we thank our fellow Seestar/SEEHWA member Ramkumar Voleti for advising us and using his relationships for getting us to where we are. We take this opportunity to thank him and continue to look for his wonderful help and support.

Immediate next steps for the Society

The urgent need of the hour is to have immediate elections for all the positions of the Seestar/SEEHWA executive committee.

Be it phase 1 or Phase 2 as long as we have duly elected people we will be able to make progress on all fronts smoothly.

This is something that has been pending for a long time.

Does India stop having general elections every few years because continuity is an issue?

What sort of absurd logic is this?

This is good news and sincere thanks for getting it thus far.  I think it's important to have you all on the executive board to influence the decisions. I am not sure what can be done to influence elections to be conducted. Legal approach can only further entangle and prolong. I think negotiating with the current office bearers and getting to a decision is the best approach.

SEESTAR2 Group is the Group to discuss how to get our hard earned money back. What are the different options we have. We need to look at all the options and decide what's best for us. We need to actively involved in the taking the right decision
No one would look after our interest, it s we , the members of phase II who have to take the initiative and take the best possible road ahead. Hence please do check all mails related to our interest and attend meetings and make our presence felt.
