This is a withdrawal and joint development proposal from Rashmi Builders, which will enable most Phase-2 folks who want to exit, to get a good price(close to what they initially invested) to exit. For those interested in construction this is a good opportunity for joint development with a reputed builder.

The proposal for joint dev. from M/s Rashmi builders gives only 20% to land lords i.e. SEEHWA and keep 80% to themselves for sale, Which is not at all acceptable. In most cases of JVs the owner of the land gets at least 40% to 45% of the built up area free of cost to the land owners. We should probe if they will give us similar offer, then only we should accept their proposal. We can also call for offers from other builders, after making an offer document. The same can be done only by E.C. Hence E.C. has to be taken inti confidence and let make an offer document giving details of the land available for development, the no. of members interested in devpt / refund etc. and our other terms, if any.

If more than about 300 members want to exit, how will you fund their exit without selling anything ???  The % is a function of how many people want to exit, vs how many people want construction.

 

If 100% of all people want to exit, you cannot do anything but sell the land. If Phase-1 Members want to buy up the Land by paying Phase-2 members who want to exit.....they are most welcome !

 

Any member or set of members please feel  free to get the society any other offers, that better this. Most certainly we will go with the best proposal. But the process has to be time bound.

 

But few pointers....

 

·         Phase-2 members have waited years and years. Any exit option should be strictly time-bound. Nobody wants to keep waiting for decades.

·         This proposal will give upwards of 6 Lakhs in refunds for everyone wanting to withdraw.  Money will start flowing into your accounts before the end of 2013, if we act now.

·         The likely timeline for funding the entire withdrawal amount is about 2 – 2 ½ years. This can still be brought down after negotiations.

·         Preference is naturally for mid or top level reputed builders, even if that means a little less, in the interest of transparency.

 

Any proposal to bring back CMR, for tower 3, before elections and Phase-2 representation happens, is direct conflict of interest !

Let me put a different perspective here:

If we can get 40% share as the land owners, we can translate to 2 parts:

1 people opting for flats

2 people opting to exit

Converting the 40% share to rupee equivalent and doing the finer math, we should end up in much higher return than 6lakhs!

Don't want anyone to overlook this fact and merely settle for 20% share. If we settle, we need clarity on where is the rest of 20% flowing to?

Certainly Mallik. Getting more than 6 lakhs is quite possible.  The figures are just an initial Ball Park. From this it seems we can definitely get 6 Lakhs at-least for everyone.

 

As we take this forward, we will get more clarity. The % we can get as land owners is dependent on the value of the land itself, as also market conditions !  And right now the land values are only cautiously optimistic.

 

I’d love to get the best deal too. After all we’ve been left holding the baby for many years now !

Since we spoke to the builder in the initial phases, we will introduce the EC formally to them, and setup a meeting at a mutually convenient time.
