Prasanth, this seems one of issue. We haven’t heard any issues from wing 47 as it has it’s one standalone WTP and RO. Salt formations and degradation of appliances takes place over time not in month or two.

Also, all testing reports are uploaded for in MyGate for reference.

It would also be helpful to assess whether this is a common issue affecting other residents. It would be great to address this matter at the earliest before it affects more appliances.

I request fellow residents to kindly share if they are experiencing similar problems, so the association can evaluate the situation comprehensively and take appropriate steps.

To help us understand the issue more clearly, I request the Association to please share the latest water quality test report, specifically the Calcium Carbonate (CaCO₃) / Total Hardness values from the most recent water parameter check.


As calcium carbonate levels have a direct impact on appliances and plumbing fixtures, elevated hardness can lead to damage such as scaling, clogging, and premature failure of components—as experienced recently.


Having access to the latest hardness values will help residents assess the situation objectively and enable the Association to determine whether any corrective or preventive action is required.

I am writing this as a concerned resident to request a meeting with the Estate Manager, in the presence of current Association Members. We expect the Estate Manager to explain the current status of the Water Treatment Plant (WTP) and the recent increase in water hardness levels in our apartment. 

It has been observed that the water hardness level (as CaCO₃) has increased to approximately 450–500 ppm. In contrast, Phase 1 and Phase 4 are maintaining hardness levels in the range of 100–200 ppm. This elevated hardness is causing multiple issues, as outlined below:

  • Scaling and damage to taps, washing machines, geysers, and other plumbing fixtures.
  • Health-related concerns including skin irritation, hair fall, dryness, and discomfort.
  • Increased impact on women, children, and elderly residents, who are more sensitive to hard water.
To ensure transparency and provide correct information to all residents, we request the Estate Manager to explain below details:
  • The current operational condition of the WTP.
  • Reasons for the increased water hardness.
  • Potential short-term and long-term health impacts.
  • Planned corrective actions and timelines. For Example, resin needs to be refilled.

Could you please clarify why there is such a large mismatch between the laboratory reports and the Plumping team daily test results? It would also be helpful to understand the testing methodology, instruments used, and the sampling points considered for both tests.
Since these daily test results are already available with the Association, we request that the daily water test reports be shared with residents on a regular (daily) basis to ensure better clarity and transparency regarding water quality.

Thanks to Subrahmanyam  (President) and Anil (Ex-President) for arranging a fruitful discussion with residents regarding the water quality concerns.

Please find below the key points noted during the meeting:
  1. Currently, the water hardness level is being maintained at up to 450 ppm. Residents requested that this be reduced to 200 ppm, which is the acceptable limit. The vendor also confirmed that Phase 1 is maintaining hardness levels in the 100 ppm range.
  2. The Association agreed to reduce the hardness level to below 200 ppm by providing an additional two water tankers to carry out the regeneration activity, as suggested by the plumbing vendor. This is expected to help lower the water hardness.
  3. The Association agreed to share daily internal water test reports, water tanker details, and laboratory test reports once every three days with residents for better transparency. Water quality will be monitored rigorously over the next two weeks.
  4. This interim arrangement will remain in place until the resin/filter replacement is completed.
  5. The Association has a plan in place to replace the resin and main pipelines. The details will be shared with residents in next few days, and the replacement work is expected to commence soon thereafter.
  6. The proposal to interconnect the three WTP plants will be considered at a later stage.

Thanks everyone who all made time to attended the meeting today. The conversation were really thoughtful and opportunities to learn the condition of the property.

Following are the points discussed:

1. EM shared details that he came to know of the Sand filter bypass in June 2025.
2. EM shared the possible reasons for bypass, it may be filter chocking, damaged as he has no clear idea as to why it was moved to bypass mode as he was not in-charge when this took place.
3. NAC vendor confirmed it was done in May 2024. That time Plumbing in-charge was there in meeting and he denied any awareness about this and neither he approved it.
4. NAC vendor claimed JLL EM at that point of time was aware and approved it.
5. EM claimed hardness is high now, then Jul 2025 and Aug 2025 lab report was quoted showing 400+ hardness that time too. So, it was not clear what changed now to create this confusion.
6. NAC claimed that more water (~2 tanker) additionally required to maintain the hardness at 200ppm. Question to them was water tanker count never decreased so what changed from June to now which is causing the increase in hardness.

However, for the benefit of doubt all have agreed to give 2 additional tankers for next 2 weeks and we shall get the samples tested by SNL lab 2-3 times in a week (~16K/ week spend)

On the onsight this looked like a issue that was created due to miscommunication knowingly or unknowingly.

We shall keep you all posted on the progress, meanwhile we request you to reachout us directly for any clarifications.

My sincere thanks to the current and previous Association members for their efforts in addressing the water quality issue


With folded hands, we request you to kindly maintain the water quality for Phase 3 at par with Phase 1, Phase 2, and Phase 4, as this directly impacts the health and daily lives of our families.

We truly appreciate Mr. Partha for maintaining the water quality around 100 ppm during his tenure, which ensured a better quality of life for residents.

Strongly believe that all residents of Phase 3 also wish and deserve to have the same water quality standards as other phases

This one screenshot shows how it was maintained in past before Sep'25 and I have too many pictures and equipments like this which fails due to sedimentation regularly. I was shocked to see the condition of Water Treatment Plant first time after paying 7k maintenance.

As being part of association I witness all the efforts made to balance between "keeping control of risen maintenance and retrieving spoilt equipments". I am hopping you will understand challenges as an experienced member. Rather than panicking people I like this I expect you to provide inputs as responsible member.

Not blindly going by words of vendors, I would take all efforts to perform peer comparison. I also request you to share all the quality records of our neighboring phases which you may already have them handy.

If you wish to continue to do previous association vs current association so be it.

You are sharing just photo, previous association kept sample of pipes itself for residents awareness of situation. somewhere near wing 52 or 53, you can still find them. 


You are talking about Panic, then, when we asked for reports to Plumbing and Estate Manager, they denied stating get association approval. Do we need association approval to see water quality details, why every communication is controlled by association.  



I heard multiple times from Krishna saying NAC is one of the best water management service provider. In today meeting,  they clearly highlighted if 2 more tankers given they can manage hardness level bring down less than 200 until solving wtp issue. 

Note : Who decided hardness 450- 500 ppm as base point in current association.  Who approved it within association,  can you share MOM and poll detail within association, and also who approved not to give  enough water what requested from EM and NAC team, which they told they are being denied additional water in todays meeting. 

Dear Estate Manager, Vergese, please confirm this as highlighted in todays meeting that current association asked you to maintain water quality 500 by restricted to provide additional water. Also did previous association did the same thing. Please confirm. 



Meantime, if remove previous vs new association mindset, we shall work together to solve wtp plant and have better quality life.

I am not doing blame game here, I am put into a situation were everything spoilt over a period and solution is sought overnight. As the efforts are made to retrieve the treatment plants and equipments which was spoilt over a period, this email chains threatens/deviates me. I strongly believe immediately after EM told in Jun'25 about sand filter bypass and softner issue, at least after seeing scaling on pipeline we should have spent just 5L rupees and rectified it immediately. This my opinion not a blame.

No one have enforced EM or any FMD staff to maintain any specific numbers. When I saw harness report of Aug month at 521ppm and EM exposed NAC's false internal reporting. Since then I am closely monitoring and making my efforts to ensure the harness levels maintained well below what was last maintained before I took charge.

As a corrective action, I have escalated the situation to rest of the association team and got go ahead with all the expenditure to retrieve WTP plant to good condition. We are currently seeking quotations from vendor to take full repair/retrieval.

No hiding of data and all of them are available at association room and we keep all historical data to any Owners at any scheduled time. We also make efforts to keep some of them available in mygate time to time like I uploaded never published water test reports after hearing from FMD staffs that some of you have asked for it. 

We don't entertain FMD staffs to directly engage in direct data sharing because on the same day one plumber has told an resident that water pressure is low because bills are pending to NAC to just escape from doing his efforts. After I enforced, he sat and did rectification work by himself.

EM is in notice period and his last working day with us is 14th Jan. And, you have taken his cribbing at last days to this long, when I am available for you at a call reach.

At last, I thank you for showing intention to work together and I would reachout when it is highly required. As of today let's focus on water quality vs consumption levels which NAC has promised today after giving whatever they asked additionally today.

From a resident point of view,I would like to clarify one important point here. Currently, the Wing 52 WTP is in an unhealthy condition. Sand filters, which are used to remove suspended solids, dirt, and debris, and the softener, which is used to remove hardness causing minerals such as calcium and magnesium (CaCO₃), are completely choked. In addition, the intake water hardness is high.


Until mid-September, we were receiving sufficient water tankers, which allowed us to carry out regular backwashing and regeneration. However, in October 2025, we were advised by the plumbing in-charge to operate with 16 tankers initially, and later to maintain with 18 tankers. Even then, the required consistency in water supply was not maintained. Due to this shortage, backwashing and regeneration cycles were missed, which has led to increased hardness levels in the pipeline.

Water quality should not be compromised in the interest of  cost savings. Media replacement, terrace pipeline replacement, and tank cleaning are critical activities and must be addressed, as explained in yesterday’s meeting.

Also, there may be a difference between our hand test kit results and laboratory test reports. Laboratory tests use precise instruments, which is why their readings are typically higher
and more accurate than our internal test values.

The treated water hardness is currently 370 ppm.
The RO water TDS is 95 ppm.
At present, the WTP softener regeneration process is underway. Once this process is completed, the hardness level is expected to reduce further, and you should notice improved water quality by tomorrow.

We conducted additional water tests, historical data collection, discussions with Brightstone(JLL) and NAC managements during last weeks. We would like to update you the same.

As this matter involves multiple aspects and is of serious concern, this email is slightly lengthy. We request your patience while reading.

1. Conduct of the Ex-Estate Manager
  • The unprofessional behavior of the Ex-Estate Manager during his final week of service—particularly creating confusion among residents through email broadcasts and in-person communication—was escalated to Brightstone (JLL).
  • They have informed us that such behavior is unacceptable and that appropriate disciplinary action has been taken.
  • In addition, Brightstone (JLL) shared an analysis of historical water data for the past one year. This data clearly shows that there has been no reduction in water supply received for operations. While the purchase of water tankers reduced slightly, this was due to additional water availability from borewells and rainwater harvesting sources.


  • This conclusively proves that the Ex-Estate Manager’s claim regarding reduction in water supply for operations is incorrect.

2. Fact Check on Water Hardness Claims Across Phases
  • Claims were made that Phase-1 and Phase-4 maintain water hardness levels between 100–200 ppm, while our phase is above 400 ppm.
  • To verify this, the plumbing team collected water samples from Phase-1, Phase-2, and Phase-4, and initial testing indicated high hardness levels in those samples as well.
  • The same samples have now been sent to a SLN lab for detailed analysis. The lab reports will be shared with any resident who wishes to validate the results.
2. Understanding Water Hardness Behavior
  • Regarding expectations on hardness levels: water hardness is not a constant value. It varies across stages and time.
  • To better understand this behavior, we performed additional water tests and analyzed 33 hours of hardness data, recorded at approximately 3-hour intervals.
  • Below is the current hardness trend observed at the Water Treatment Plant (Wing-51).


  • This trend is expected to improve once the ineffective softener and sand filters are restored with new ones, as confirmed by both NAC and JLL.
Works started before this email thread initiated and they are in progress:

1. Tank Cleaning:
  • Cleaning of sumps, OHT-47 and OHT-50 has been completed.
  • OHTs of other wings are scheduled for cleaning this week.
2. WTP Softener & Sand Filter Restoration 
  • A quotation provided by NAC in May 2025 estimated the cost at ₹4,43,500 + GST. This was completely ignored by previous team and sand filter was kept in bypass mode.
  • We have requested a revised quotation. Approval for WTP restoration will be initiated immediately upon receipt.
3. RO Plant Assessment
  • The RO plant is effective but not efficient. While it controls TDS, it rejects more than 50% of the water.
  • This will be taken up as part of the next action plan.
4. Internal & External Inspections
  • Internal walkthroughs of WTPs and OHTs have been completed, and a list of repair and preventive maintenance works has been identified.
  • External vendors are currently surveying these items for quotations. Estimates will be shared once received.
5. Plumbing Line Verification
  • A precautionary color dye test is scheduled to ensure there is no mixing between STP water lines and other supply lines.
6. Borewell Status
  • One borewell has already been restored.
  • Other borewells were inspected by external borewell experts, and proposed borewell recharging technique will be planned before the monsoon. This may help in long run.
Concerning Factors:-
  • The need to balance increased maintenance costs with existing repair and preventive maintenance backlogs.
  • Circulation of incorrect information regarding water quality, including a table shared earlier in this email chain that was based on unverified data and inappropriate copy-paste.
  • Circulation of water hardness readings obtained using inappropriate testing methods.
Despite all the above efforts, we request residents to reach out directly to the respective association members for any clarifications, instead of relying on forwarded or unverified information.

Karthik, It seems response and details you shared clearly reflect a failure in your responsibility as the plumbing in-charge. Instead of taking responsibility, you are attempting to shift blame and justify a situation. During the day of handover and after that even more than 4-5 times it has been acknowledged the quotation status. Coming to the rejection % of RO plant, its standard that 40-60% water will get rejected from RO plant based on operational time. 

Supplying poor-quality water is a serious health risk to children, adults, and elderly residents. This level of negligence is unacceptable.

We are paying the maintenance charges, and for delays you are collecting penalties, so please work on improving the situation instead of sharing jargon. I hope this reminds you of your responsibilities.

Today, your team carried out tank cleaning in Wing 53. After the cleaning, the tank was refilled, and the TDS level of the water clearly shows the condition. From this alone, the level of hardness can be easily understood the water quality. This is not just a technical concern — it directly affects the health of residents and can also cause damage to household appliances.

I am sharing the image as evidence, so this cannot be dismissed as a false narrative.

I would like to suggest that everyone regularly check the TDS level and water hardness to avoid potential personal loss or damage.

In recent discussions with Karthik, the plumbing in-charge, it has been stated that a hardness level of 500-600+ is considered “normal” in the society, without sharing any concrete proof on his hardness leavl claim where i disagrred with him.

However, such high hardness levels can negatively affect our health and lifestyle, and may also lead to damage to household appliances and plumbing fixtures over time. Residents are advised to stay aware and monitor water quality at their end as a precaution.

Please check the attached screenshot. Your team carried out cleaning, so why is today’s reading crossing 700+? Do you have any explanation? You have been claiming improvements were made, but the readings show otherwise.

Please focus on your responsibilities so you can actually earn some brownie points, instead of wasting time and energy by creating jargon to mislead residents.

This is the water currently flowing from my tap. It is unacceptable.

If the association is done deflecting responsibility and blaming Amarkant, can we finally focus on fixing the actual problem—urgently? My washing machine has already stopped working due to this water quality. Please clarify whether the association is willing to reimburse the repair costs caused by this negligence.

The continued arrogance and inaction are helping no one. Unless the intention is to make the entire society sick, it is time the team starts taking this issue seriously. This is the worst water quality I have seen in the last four years. It had clearly improved during Partha’s tenure except for flush water. and was significantly better when Amarkant was in charge—facts don’t change because they’re inconvenient.

If the current team is unable or unwilling to resolve a basic necessity like safe water, then the only responsible option left is to step aside and resign.

Enough excuses. We expect immediate corrective action.

Milky or cloudy water immediately after cleaning an Overhead Tank (OHT) is a very common issue, usually caused by trapped air, or loosened sediment. In most cases, this is temporary. However, I have already instructed our technical team to inspect water at your flat. Please cooperate with our team.

I have clearly mentioned action plan for fixing long pertaining plumbing issues in last email and we have already kept WTP plant works at top priority before this email thread started itself. Regarding your washing machine, please contact washing machine company as we don't provide any of such services.

There is no doubt about past performance, I always trust people's efforts including. Few are pricing Partha now, not at his tenure has an intention. See how association of his time was pointed. That time it was bad quality and now same thing is Amrutha ? 

 facts don’t change for your convenience.




You demanding resignation proves that from where you coming. Because, just yesterday one of your friend called me and threatened that he won't leave me until I resign and go

Where will we go when our properties left to spoil and bad quality were served for higher cost. We will not go before restoring water treatment plants especially softner resin and bypassed sand filters.

Saikat,I just stating the facts—simply responding without reviewing the water hardness lab report (past vs. present)—yet claiming that the drinking water is bad and the domestic water is bad.

Please refrain from creating false narratives about the water hardness issue or panicking residents without reviewing the facts.It would be helpful if you and your team join us for a discussion—we'll assist in understanding the water hardness data.

Finally, anyone making unsubstantiated allegations and causing panic among residents will face penalties.

Subbu, is this a threat of penalty? If asking for clean drinking water and domestic water is a crime in phase 3, happy to do it and bear the consequences. It will be a lesson for all in phase 3.

Happy to have a discussion. I represent myself and no teams here. I am concerned with water quality, I have given proof of dirty water already in picture. Happy to understand your perspective.  But having clean water report but seeing dirty water is tap will not serve the purpose. Feel free to call me when u have sometime.  

But pls note I am not ok with me or my family falling sick or more adverse consequences by consuming dirty water. No penalty will work, I will do what I have to do to protect my and my families health. 

Dirty drinking water or domestic use water is not acceptable period. But happy to have a conversation on urgent basis.

As a resident after paying full maintenance I deserve clean and healthy drinking and domestic use water in my taps.

Saikat, It's not a threat—it's a warning. If there's an issue in your flat, please raise a ticket via MyGate first. If it isn't resolved within the stipulated time, you have the right to inform the Association. Only if it's still unresolved should you escalate it to all residents.Our society has a clear system that everyone must follow. Panicking and alarming all residents bypasses this process, which isn't the right approach.

Thanks Subbu. I will be raising a request to to a onspot water quality iteration test from water in my bathroom tap. As per the report you shared the acceptable hardness limit should be 200 ppm or less. Seek your support to get this test done on urgent basis. I have a 2 year old kid, need this test done on urgent basis.

Thanks Karthik it was 200 and 250ppm respectively. The dirty water seems to be due to tank cleaning and water not fully drained post clean. It was not froth but cloudy water. But I am fine with current water reading. 

Only feedback would be to drain dirty water post cleaning tank. Tank cleaned on 27th should not throw dirty water till 29th. The dirty water should be drained before filling fresh water.  Happy to discuss it further in GBM.

The requested harness test was carried out in your flat and hardness was found 200ppm. I heard you had great experience testing by yourself with supervision of our technical team. 



Also, team carried out water checks in many neighboring flats at wing-53 and figured out the foggy/milky water which was reported by few residents is due to micro air bubbles, as water comes with pressure. Later, water becomes clear after air goes away from bowl. I hope you also experienced the same, but shown only first half. Please see the full picture attached. 

Hope all your doubts and complaints stands resolved.

Hi @President SDA Palm Spring, This was totally disappointing and overloading our technical staffs today and it slows down actual rectification works. Please do the needful.

It doesn't make sense to attribute your family's illness directly to water hardness, and we recommend consulting a doctor for proper diagnosis and treatment.

Kindly avoid sharing unverified health claims with other residents, as this could create unnecessary panic in the community. Repeated instances may lead to penalties as per society bylaws.
