Huge water leakage in Basement 1 of 48-49

I recorded this yesterday during huge rainfall, in Wing 48-49 basement 1.

Dear Association Committee Members,

I would like to bring to your attention a serious concern regarding the significant water leakage observed in the basement parking area during the recent heavy rainfall.

It appears that water is seeping from the overhead pipelines and surrounding infrastructure, resulting in continuous leakage directly above several parking slots. Such incidents pose multiple risks, including:

• Safety hazards for residents and maintenance staff.
• Potential damage to parked vehicles due to prolonged water exposure.
• Deterioration of the existing pipeline infrastructure and building assets.
• Increased risk of electrical and structural issues in the basement area.

Many of the affected pipelines are located directly above vehicle parking spaces. Without proper preventive maintenance and corrective measures, residents' vehicles may suffer substantial damage. It is also important to note that damages arising from such infrastructure-related incidents may not always be covered under standard vehicle insurance policies, leaving vehicle owners to bear the financial burden.

Given the seriousness of the situation, I request the Association to:

1. Conduct an immediate inspection of the affected basement areas and pipeline network.
2. Implement preventive measures to avoid recurrence during future rainfall events.
3. Clarify the accountability and responsibility framework in case any resident's vehicle or property is damaged due to such maintenance or infrastructure failures.
4. Establish a clear communication process for reporting and resolving similar incidents promptly.

As residents entrust the Association with the maintenance and safety of common areas, it is important that appropriate actions are taken proactively to safeguard both residents and their valuable assets.

I would appreciate an update on the planned actions and timelines for addressing this issue.

During our inspection, it was observed that the rainwater main line had become dislodged, resulting in water leakage. The affected section has been re-aligned, properly secured, and reinstated to its intended position to prevent further leakage.

This issue occurs during periods of heavy rainfall due to increased water pressure in the rainwater drainage line. We have carried out the necessary corrective action and secured the affected section.
