Amarkant, it’s informed to us that you were aware of letting untreated STP water outside which is illegal.

Explain why it was not informed to residents? Who will pay the penalty for non compliance if imposed?

We have verified with Vikas (tenure 1 plumbing lead) and Partha (tenure 2 plumbing lead) both denied any knowledge about this. 

Calling a failure would be generous - you were never even qualified for job

I would like to inform you that during my tenure, I had given clear instructions to utilize 100% STP water rather than discharging it outside. Such activities were not permitted under my supervision. As I understand, this issue was identified on 25th November 2025, a period when your team was in charge. Please verify with them, as I did not hold any accountability for the reported period. Any penalties or violations during this period should be the responsibility of your team or the authorized vendor, not former association members.

If we follow this method then you should own the misappropriation of ~74Lac which you identified/ Manufactured (not able to prove even a penny yet though). Do you own it @Amarkant Kumar . No beating the bush, straight to point please.

Even identification is not a joke 7/sft maintenance, 80 Lakh spent from Corpus, 87 Lakh back log, Sand filter by-passed, WTP is in worst condition, truly amazing skill,  afterall ACCOUNTING IS NOT A JOKE.


ALSO an ORUNGUTAN has remarkable capability to mimic human behaviour — gestures, expressions, even routines. However lacks, the capacity to innovate or solve problems independently. So it does to what it knows best: jumping from tree to tree, mocking sounds, and scratching its own head — busy, loud, but directionless.

We are undermining our own credibility by making repeated allegations in this email chain. Members are expected to maintain dignity and refrain from mocking or personal remarks.

The discussion was strictly between the Association and an individual member. It is unclear why unrelated parties are diverting the conversation by introducing irrelevant topics, which only derails the core issue.

The language and tone used by association as well is  inappropriate and unacceptable. Personal attacks and derogatory remarks have no place in official communication and only weaken the credibility of the discussion.

If there are concerns regarding STP operations or compliance, they must be supported with verifiable facts, timelines, and official records—not assumptions or hearsay.

Selectively naming individuals and making personal remarks does not answer the core questions, nor does it establish accountability.

When someone is unable to respond to the issue at hand with facts, the discussion unfortunately shifts toward personal remarks. Your recent response reflects this shift and does not address the core questions being raised.

If you believe certain inputs are irrelevant, please be specific and substantiate your position with facts. Broad statements and personal commentary do not contribute meaningfully to the discussion. I would like to understand from association if they agree to the fact that a fellow owner is irrelevant ? 

I would also like to clarify that while I am a non-resident owner and therefore not part of the Association’s executive committee, that does not invalidate my right to raise concerns or provide feedback as a member of the society. Holding an elected position is a choice, and with that choice comes the responsibility to engage with feedback professionally and respectfully.

Disagreement does not justify personal commentary or dismissive language. Constructive feedback and differing viewpoints are integral to any functioning association and should be addressed on merit, not through personal narratives.

For context, I have previously engaged in constructive discussions with Krishna regarding association matters and shared ideas in good faith. Making assumptions or passing remarks without knowing the full context only derails the discussion.

@Association — I request that a meeting be scheduled over the coming weekend to understand why the tone of communication has deteriorated to this level and to discuss expectations around conduct and accountability.

@Krishna — I would appreciate your presence in the meeting as well. Other residents who wish to participate constructively are welcome to join.

Dear Residents,

Thank you to everyone who participated in today’s special meeting.

For residents who could not attend, and for those who may join future meetings, please find below a consolidated summary of the key discussions and decisions shared during the meeting.

1. Financial Status & Cost Control Measures

The Treasurer presented the current financial position and the measures being taken to control expenses:

- Maintenance costs have recently been reduced by ensuring that the corpus remains untouched.

- Clarification was sought regarding a ₹12 lakh reduction in the corpus, which declined from ₹3.81 crore (March 2025) to ₹3.69 crore (September 2025).

   - Members of the previous association stated that they were unaware of the reason and mentioned it will be there only; hence, the matter will be investigated.

- The Association worked with the CA to exclude interest earned on Fixed Deposits (approx. ₹8L) from taxation, as these funds are used solely for residents’ expenses.

- Move-in and move-out charges will be exempted from tax.

- Facility Management (FMD) costs will reduce by approximately ₹3L per month starting March 2026.

- If the Solar Committee’s proposal is implemented, an estimated ₹2L per month saving on electricity bills is expected.

- Lift AMC renegotiation finalized for three years with revised increases:
   - Year 1: 2.5%
   - Year 2: 2.5%
   - Year 3: 4.5%
(Earlier proposal was an 8% annual increase every year.)

- ASD and KGWA payments already made will not be recovered from residents:
   - ASD was collected in June/July.
   - KGWA costs will be absorbed through future savings.

- Expenses related to the creation of the Guest House were shared(please attached slide for more details)

- The Auditor for the upcoming audit was announced.

- The audit will be completed by May, ensuring no dependency or overlap in case of a change in the Association.

2. Other Key Discussions

- Phase-3 Board (SDA Palm Springs):
No cost to residents; expenses will be managed through future savings.

- EV Charging Points:
   - The earlier access-controlled EV charging station was removed by the provider after the trial period ended.
   - The Association will explore installing at least one paid EV charging point per wing.

- Box Cricket (Kids & Adults):
   - No cost to residents.
   - To be implemented jointly with other phases on a cost-sharing basis.

- GAIL Gas Pipeline:
   - Registrations completed successfully.
   - Site survey completed.
   - Awaiting the pipeline layout plan, with zero to minimal cutting expected.

3. WTP Rehaul (Cost to Be Recovered from Residents)

  • Water Treatment Plant (WTP) filter restoration has never been carried out previously and is currently in poor condition.
  •  Restoration initiatives and action plans were discussed in detail.
  • The Plumbing In-charge explained existing challenges and ongoing efforts to maintain water quality.
  • Recent email exchanges on water quality were reviewed and discussed.
  • The Association clarified that there has been no deterioration in water quality over the last four months.
  • Water test reports from other phases were presented to demonstrate that claims comparing Phase-3 water quality unfavorably with Phase-1 and Phase-4 are incorrect.
  • To remove ambiguity regarding water quality parameters, residents are requested to independently review the attached BIS documentation.

4. Solar Panel Committee Update

  • The committee explained the need for solar panels, feasibility studies conducted by vendors, and commercial details.
  • A proposed investment of ₹1.24 Cr was presented, with:
  • Estimated ROI of 3 years
  • Minimum annual savings of ₹43L
  • Resident queries were addressed by the committee.
  • A resident poll will be conducted to obtain consensus
5. Communication & Conduct

  • The recent email thread created unnecessary panic and could have been avoided.
  • Residents are requested to raise concerns directly with the Association instead of circulating unverified or sensitive information.
  • The Association will respond to broadcast emails from individual residents only through one-to-one communication and will avoid “reply-to-all” responses.
  • Screenshots were shared showing:
  •  A previous Plumbing In-charge’s MyGate post stating that TDS is not controlled for domestic water.
  • Confirmation from a Sobha Executive that TDS control exists only for drinking water, not for domestic usage.
  • The intentional spread of false or misleading information is strongly condemned, as it impacts the reputation of Phase-3 and devalues property.
  • A penalty will be imposed for spreading misinformation that creates panic or a hostile environment.

Hi Subbu,

This is with reference to the reported reduction of ₹12 lakhs in the fixed deposit valuation and the related discussion with you regarding FD No. 743113001986.

The total value of fixed deposits as of January 2026 should be approximately ₹3.9 Cr, as against the reported figure of ₹3.69 Cr, indicating a reduction of around ₹20 lakhs in the fixed deposit value.

Taking FD No. 743113001986 as an example, the deposit reflects a steady increase over the years due to accrued interest. As per previous audit reports, the recorded values were:

Mar-23: ₹75,26,674
Mar-24: ₹80,13,447
Mar-25: ₹85,31,699

As of Jan-26, the value of this FD is estimated to be approximately ₹92 lakhs. However, only ₹75 lakhs has been considered in the fixed deposit calculation on Jan-26 , effectively excluding the accrued interest of approximately ₹17 lakhs.

Since the FD account number has remained unchanged until last month, the accrued interest could not have been withdrawn from the deposit. This indicates a potential discrepancy in the fixed deposit value calculation.

Kindly confirm whether the fixed deposit values have been independently verified with the bank, auditor, or accountant.

Further clarification is also required on the  FD No. 743113001986:

  • Whether the interest amount of approximately ₹17 lakhs was withdrawn before Jan-26. If withdrawn, details on where the amount has been utilized.

  • If not withdrawn, whether the interest amount will be retained and utilized for critical expenses such as Fire NOC Renewal or WTP repairs.

You are correct Praveen. instead of 85L which was in the Audit report, I took 75L which was the deposited amount. So the amount matches now. 

Since the 85L is in the audit report we don't want to reduce that to 75L which will be reducing our FD's. We shall reinvest what is there in the last audit report as is once the FD matures.
Fire NOC is over and above regular maintenance so we shall collect that from residents, and rest 7L will be used towards payment of lift AMC.

Thank you for clarifying that:
  •  There was an error in calculating the value of the fixed deposit as of January 2026 that was presented during the GBM.
  • There has been no overall reduction in the fixed deposits between March 2025 and September 2025.
However, it is surprising that this clerical error was missed initially and remained unnoticed even after the accounts were reviewed by two Chartered Accountants (the accountant and the auditor).

Could you please confirm whether the fixed deposit  and corpus fund calculation was reviewed and confirmed by our accountants or verified directly with the bank ?

If the intention is to keep the fixed deposit value the same as last year, it appears that approximately ₹11 lakhs may be adjusted from the fixed deposit in March 2026. Kindly confirm the details below.
  
You mentioned in the GBM that the corpus / capital fund will be kept the same. Please confirm  the details below.
Kindly request the account/ auditor to share the corrected value of the fixed deposits as of January 2026 and update the GBM Minutes of Meeting accordingly, so that any confusion among residents can be avoided in the future.
Value of fixed deposit was shown as corpus fund in the GBM report which is not correct.
