Dear Residents,

Our Secretary resigned today, following the recent resignation of our Joint Secretary. To ensure the smooth functioning of Association activities, the Association opened nominations for a new Joint Secretary from among existing members.

Mr. Krishna S. Varadharaj was the only member to express interest. Given his prior experience and active member of RWA, the Association has unanimously appointed him as Joint Secretary, effective immediately.

In this role, he will handle all routine correspondence, approvals, and coordination with residents and vendors, in consultation with the Association. Society-related communications via the Association email, MyGate, and WhatsApp channels will now be monitored by him for operational matters. For urgent concerns, you may also reach out via the Association’s official email ID.

Dear Mr. Subrahmanyam Chenugori (President),

I would like to formally record my strong objection to the manner in which the appointment of the Joint Secretary has been carried out and communicated to residents.

As per your message, it has been stated that Mr. Krishna S. Varadharaj has been “unanimously appointed.” However, the position was never formally opened to all eligible members of the Association for nomination or expression of interest. Instead, the decision appears to have been taken internally among a limited group of office bearers.

Earlier, when one of the office bearers resigned, Mr. Krishna was considered since he was the only person who had shown interest. That situation was understandable. However, in the present case, following the resignation of the Secretary, no transparent process was initiated to invite interest from other members. The direct selection raises serious concerns regarding fairness, governance, and intent.

I had already highlighted similar apprehensions in my earlier email (attached again for your reference). The sequence of resignations and subsequent internal appointments gives an impression that these developments may not be merely incidental but part of a pre determined arrangement regarding who would step down and who would be positioned into key roles.

I also hope my earlier communication is reminded to all residents, where I had clearly stated:

"Dear Residents, please note my words — this may not be the last instance of such ‘backdoor entries.’ It seems likely that a few more positions could be filled in the same manner. If appointments are made through such non-transparent processes, then the entire purpose of conducting elections, including the time, effort, and cost involved, is defeated."

For the benefit of residents, I would also like to place certain facts on record regarding continuous holding of positions:

  • Mr. Krishna S. Varadharaj – 2022 – Adhoc

  • Mr. Krishna S. Varadharaj – 2023 – Part of Association

  • Mr. Krishna S. Varadharaj – 2024 – Part of Association

  • Mr. Krishna S. Varadharaj – 2025- Fought election (not elected )

  • Mr. Krishna S. Varadharaj – 2026 – Part of Association (Office Bearer)

  • Mr. Krishna S. Varadharaj – 2026 – Appointed as Secretary

Dear Residents, I believe this information is sufficient for everyone to understand the pattern. It raises a genuine question — why do the same individuals repeatedly come back to occupy higher positions in the Association while at the same time describing it as a “thankless job”?

Ultimately, it is for the residents to reflect and decide whether such processes align with the principles of transparency and fair representation.

I truly feel that the past, present and future of phase 3 is very dark. Owners should sell off their flats and run away from sda phase 3.

Hi Subbu,

I also echo the same, due process has to be followed in any appointments.

It doesn’t matter, if you receive one or zero nominations.

Thanks,
Ajeet

Hi Subbu

Keeping aside the legality of Sabbatical for now, have some questions and concerns from your previous communications

1) You had communicated that Association is in Sabbatical and no major decisions will be taken? It is highly contradictory

2) For sake of transparency please let us know a) who all are in Sabbatical b) How long will Sabbatical last c) What will be done and not done in Sabbatical?

3) When did joint secretary resign and when was nominations called for?

I have multiple questions on legality of sabbatical, which i will take it up later.

Regards
Ram

Dear Nithin Sachan,

We truly respect your opinion. That said, we don't see any connection between your concerns and my email about appointing the joint secretary.

We followed the proper internal process, and only one person volunteered for the role. This eliminates any possibility of favoritism or discouraging others.

If you'd like details on the internal discussions, I suggest speaking directly with us.

As an association, we can't prevent any resident or MC member from volunteering for roles, nor can we limit how many times they contest or serve—it's entirely their individual choice.

You asked: "Why do the same individuals repeatedly come back to occupy higher positions in the Association while at the same time describing it as a 'thankless job'?"

This is the same question I raised before the election. As long as more residents (including you) voluntarily participate in elections or step up for association vacancies and join the association, the same people will continue to do so—it's not that they're doing anything wrong. There are no "high" or "low" positions here, we're not running a company—everyone has a role to play.

I'm curious: When the previous association participated repeatedly in elections and maintenance was ₹7 per sq ft last year, you had no concerns. Now, with us maintaining it at ₹5.8 per sq ft, suddenly you do.

Very well put Mr. President. People here will always crib and cringe on why people from earlier committees occupy position but they themselves don’t nominate themselves for such positions.
We have also seen how the things were performing with the earlier elected committee which was new.
I think the balance is the key here with some old some new association members so that our phase-3 keeps on running smoothly.

Dear Subbu

I have emailed few questions on sabbatical nominations and appointment appreciate if you could respond to that too.

While maintenance reduction is a very good aspect, did it come at cost of corpus reduction?
(Referring to email another resident sent and acknowledgement from treasurer that FD amount was reduced)??

Regards
Ram

Dear Ram,

All monthly statements have been updated in MyGate—please review them and confirm where the FD reduction is noted. As former treasurer, you should have good insight from the statements.

If you have any questions about the sabbatical or the appointment of the Joint Secretary and corpus, feel free to join the meeting on Sunday.

Just trying to understand , who exactly is going on sabbatical, and who will be running the association in the meantime? Or is the entire association taking a collective break?

As far as residents know, in an association it’s usually either responsibility or resignation , sabbatical is quite a new concept. In fact, it already feels like the Secretary has been on sabbatical since day one.

Also, during this period, who will be the signing authority and who will take care of the day to day decisions?

Residents would certainly appreciate some clarity before the association disappears into this well-deserved “break.”

Regards,

Vipin

Can we make a rule that from next term onwards, there can be only 2 scenarios .. either you are in the association and taking responsibility or gracefully resign from the association.

And whenever there is any open position that should be filled only via election.

Hi Association,
As per Mygate records, the maintenance charges/sq.ft. during each association tenure are presented below for comparison:
Tenure
Q3
Q4
Q1
Q2
Average Maintenance Charge/ tenure
2023–2024
3.8
5.3*
4.5
4.8
4.6
2024–2025
4.9
6.0
5.8
6.2
5.7
2025–2026
7.3*
5.8
6.6
*Including one-time collection of deficits.
From the data above, the average maintenance charge in the current tenure already appears to be approximately ₹1 higher than the previous tenure . Also, during the 2023–2024 tenure, association members were able to manage maintenance charges at an average of around ₹4.6 per sq. ft., which is nearly ₹2 lower than the current average.
Could you please clarify which specific expenses have increased between 2023-24 and 2025-26 that justify the increase in maintenance charges? Was the capital/corpus fund utilized during the 2023–2024 period to maintain the average maintenance charges at around ₹4.6 per sq. ft.?
It would be helpful for residents if the major cost increases (for example, electricity, security, housekeeping, AMC contracts, repairs, etc.) could be clearly explained.

Thank you.
Praveen T
