December closed with notable momentum: contract activity climbed 6.4% from November and 3.8% versus last year, underscoring a resilient finish to 2025. Deal volume
A total of 10,890 Manhattan contracts were signed in 2025, nearly 2.9% above 2024, signaling steady demand despite higher borrowing costs. The luxury segment recorded 1,436 contracts, making 2025 the 2nd strongest year for high-end deals in the past decade and highlighting deep, cash-driven demand at the top of the market.
Supply and inventory
December brought just 465 new listings, while overall inventory dropped an astonishing 21.5% in the month of December. Active supply has now slipped down to levels last seen around 2013–2016, creating one of the tightest listing environments of the past decade and reinforcing the advantage for well-positioned sellers.
