December closed with notable momentum: contract activity climbed 6.4% from November and 3.8% versus last year, underscoring a resilient finish to 2025.

Deal volume


  • A total of 10,890 Manhattan contracts were signed in 2025, nearly 2.9% above 2024, signaling steady demand despite higher borrowing costs.

  • The luxury segment recorded 1,436 contracts, making 2025 the 2nd strongest year for high-end deals in the past decade and highlighting deep, cash-driven demand at the top of the market.


Supply and inventory


  • December brought just 465 new listings, while overall inventory dropped an astonishing 21.5% in the month of December.

  • Active supply has now slipped down to levels last seen around 2013–2016, creating one of the tightest listing environments of the past decade and reinforcing the advantage for well-positioned sellers.
