September marked the start of the fall market with a steady but measured pace. Contract activity ticked up. New development launches added fresh momentum, and inventory climbed steadily, tracking seasonal trends yet still below longer-term levels. As fall unfolds, the market is balancing fresh supply with the time it takes for listings to turn into contracts.

Contract activity inched up 11% year-over-year but dipped 5.8% from August.


Inventory, however, is on the rise, now surpassing 6,800 units, with more than 2,100 newly listed properties. While the jump in supply may sound notable, it actually mirrors last year’s seasonal trend and still sits below the levels seen in the five years prior.


With fall just beginning, fresh inventory is hitting the market, but it will take time before those listings turn into signed contracts.

Manhattan New Development:

September saw 97 contracts signed, slightly above August’s 86, though well below the 141 recorded last year. The market held steady with a median sale price of $2,085,000 and a median price per square foot of $2,033.


On the new development front, 274 sponsor units hit the market across four projects: Malabar Residences led the way with 145 units, followed by The Village West (68), The Florian (54), and The Lucia (7).
