July saw a decline in activity, reflecting seasonal shifts and persistent challenges. Over the past year, Hudson Yards has maintained its reign as the city’s priciest neighborhood for the sixth consecutive year despite limited sales. Manhattan remains the dominant luxury hub, even as Brooklyn neighborhoods like Columbia Street Waterfront District make notable strides.


The new FARE Act shifted broker fees from tenants to landlords, aiming to ease renters’ costs, but many landlords raised rents sharply, tightening the market further.


Meanwhile, concerns persist around mayoral candidate Zohran Mamdani’s proposed tax hikes. Still, history shows New York’s luxury market remains strong despite high taxes, though broader political changes could impact development and city services.

Hudson Yards has topped the list of NYC’s priciest neighborhoods for the sixth year in a row, with a $5.95 million median sale price this spring—despite only seven properties selling there. Tribeca and Soho followed, with Tribeca reclaiming second place thanks to a 43% surge in prices and a big jump in sales volume.


PropertyShark’s quarterly ranking, based on Q2 2025 sales, shows Manhattan still dominates, but Brooklyn is gaining ground. Columbia Street Waterfront District cracked the top 10 citywide with a $1.92M median, while Carroll Gardens saw a dip in prices but a 129% spike in sales.

A new NYC law known as the FARE Act, which took effect on June 11, requires landlords—not tenants—to pay broker fees when they hire an agent. In the week the law took effect, over 1,300 listings saw rent hikes of at least 5%, five times the usual weekly average. Median rents citywide rose from $4,000 to $4,200 in June—much higher than seasonal norms.


Supporters of the FARE Act argue it’s working as intended, but say confusion and enforcement gaps persist. Meanwhile, renters face higher prices, unclear rules, and fewer listings, all amid an ongoing housing shortage.
