As we move deeper into summer in Manhattan, the real estate market is sending mixed signals. Supply continues its seasonal slide, with weekly inventory nearing the typical low around the July 4th holiday. Meanwhile, demand ticked up slightly in the last week of June, potentially reflecting activity delayed by the holiday week (Juneteenth).


At first glance, second-quarter data paints a positive picture: prices are rising, and both discounts and days on market are falling. But it’s important to read between the lines. Many of these deals were inked before the market began to slow, making the data feel a bit disconnected from today’s real-time conditions.

Monthly contract activity increased by 3% year-over-year while decreasing 6.1% compared to the previous month.


Supply is nearly at the same level as the previous year while it has decreased 4.7% from the previous month. New supply coming to the market declined nearly 30% in line with the seasonality.

In June, 99 contracts were signed—up slightly from 94 in May, but down significantly from 156 in the same month last year. The median sale price stood at $2,555,000, with a median price per square foot of $2,126.
