November brought a noticeable slowdown in contract activity, reflecting the seasonal shift and the high benchmark set by last year’s strong finish. Despite the quieter pace, the market’s fundamentals remain solid. Inventory continues to track below last year’s levels, keeping demand competitive and underscoring that the slowdown is more about limited supply than weakened buyer interest.
It’s a quieter market, but still very much active and resilient.

November saw a 12.1% decline in contract activity year-over-year and a nearly 26.7% drop from October. While the numbers appear soft, they’re not indicative of the market’s weakest performance—last year’s exceptionally strong Q4 creates a tough comparison, and activity in both 2022 and 2023 remained below current levels.
The month brought 797 new listings, and overall inventory fell about 7.7%, continuing 2024’s trend of keeping supply below last 5 year’s levels.

The only new project to launch sales this month was the five-unit development at 32 Walker.
