Leading up to Labor Day weekend, the market was slow: contracts signed in August were down month-over-month and supply is near multi-year lows. But with sellers set to return after the holiday, listings should pick up this fall. The key question is how buyers will respond—and whether easing mortgage rates can spark fresh momentum.

Monthly contract activity slipped 2.6% year-over-year and fell 9.8% from the prior month, pointing to softer demand as we move through late summer.


Supply is at it lowest level as compared to the previous years after having dropped 12.9% month-over-month, reflecting tighter short-term conditions. Supply is expected to pick up with the fall market, as sellers traditionally return after summer, which could help ease some of the current inventory pressure.

In August, 86 contracts were signed, down from 123 in July and 123 during the same month last year. The median sale price was $2,897,500, with a median price per square foot of $2,238. No new sponsor units were introduced in August.
