July brought signs of the market easing into its typical summer slowdown. While contract activity edged slightly above last year’s levels, it dipped from June reflecting a seasonal pause. Overall inventory held steady year-over-year also in line with expected seasonal patterns. As we move into late summer, the market appears to be adjusting naturally to the time of year, with no significant changes in either supply or demand.

Monthly contract activity increased by ~4% year-over-year while decreasing 7.2% compared to the previous month.
Supply is nearly at the same level as the previous year while it has decreased 7.4% from the previous month. New supply coming to the market declined nearly 11.6% in line with the seasonality.
