October saw a substantial 38.9% surge in contract activity compared to September, building on a 5.3% year-over-year increase.


Despite the introduction of 1,456 new properties to the market, overall inventory levels held firm. This pattern mirrors the 2024 trend and consistently positions current inventory below the levels of the previous year.

In October, 133 contracts were signed, up from 97 in September but down from 164 during the same month last year. The median sale price reached $2,150,000, with a median price per square foot of $2,164.


A total of 259 new sponsor units debuted across four developments: The Strathmore in Yorkville (144 units), The Residences at West 9th Street in Greenwich Village (45), The Flatiron Building (38), and Linden Lane in Clinton (32).
