My Dear Friends,

I do hope everything is fit & fine. Wish this recession could help us to get a good house in Navi Mumbai.

The formation of our own Housing Society has been in mind for last 2 years and as such we have been trying to find a suitable and affordable plot in Navi Mumbai. During the process, we got a plot at sector-21, Kharghar, admeasuring area of 2440 sq. mtrs. The plot is located in a very plush area and on the main road surrounded by high rise buildings with school and hospitals.If anybody has ever come to Kharghar, Navi Mumbai, I would like to narrate about the plot which may help you to get a better idea. This plot is about 400 mtrs away from our SBI Kharghar Branch & Shilp Chowk and its in the middle of traingle i.e. Kesar Harmony, Shilp Chowk and Hare Krishna Temple as well as proposed Central Park.

The plot has been allotted to the Employees of CIDCO and the process was started in 2005. There are 30 members including the Chief Pro moter who resides in New Panvel.CIDCO has allotted the said plot to Priyesh CHS Ltd. where all 30 employees are bonafide members.

I think, its better if I make it little simpler which is as under:-

Name of the society- Priyesh CHS Ltd.

Area of the Plot-2440 sq. mtrs

Address- Plot No-147, Sector-21, Kharghar, Navi Mumbai

Chief Promoter-Vasudev P Nehete

Total Members-30

Nature of plot-Co-op. Housing Society(Residency), FSI-1

Total area of construction- Approx 49000 sq. ft. on conservative basis and not on prevailing system of 35% loading.

Members require- 44 if we wish to have a flat with carpet area of 850-900 sq. ft approx

Approx cost/member- Rs.25 lacs( may go up or down a little). If we wish to buy a flat of same area, it would cost not less than Rs.50 lacs as on date.

Amount paid to CIDCO by the promoters- Rs.13,42,000/- out of total consideration of Rs.1,22,00,000/-

Miscellaneous charges- Rs.12,81,400/- towards electricity, water connection etc.

Amount to be paid to CIDCO on urgent basis- Rs.54,29,000/- which is already delayed and needs immediate payment either by us or if we dont take then the proposed another buyer.

Second instalment- Rs.54,29,000/- to CIDCO within a couple of weeks.

Before we make the above payment of Rs.1,08,58,000/- to CIDCO, we will have to sign an MOU with the promoters and if possible alongwith the members of the society.We will have the receipts of the payment since its made to CIDCO.

After this payment CIDCO will sign Agreement to Lease with the Society; the lease is for 60 years.

Since, we have to get the transfter of membership from the existing members, we need to pay them Rs.2,00,000/- to each member in the ratio of 1:1 in black & white.As soon as the payment is made to them, the membership can be transferred from them to new members(us).

The balance amount is to be paid to the promoters within next few months and I hope by that time our Housing Loan matter will be materialised.

We will have our own Bye- Laws of the society and Resolution as per our requirement based on collective decisions of the members.Society will issue 1. Allotment letter & 2. Share Certificate to its members.

As per the discussion with the existing members and the broker, the chief promoter can't be changed as of now. so better let him be one of the members.Roughly we want min 44 members and if we are falling short of the mark, then members from outside can be allowed. BARC, IDBI Bank & CiDCO officials are interested to be a part of the society.

As of now the society has got the allotment letter.after the payment of Rs.1,08,58,000/- made to CIDCO, agreement to lease would be signed between the society and CIDCO.
