Dear SBBians

 

Tough days passed by the previous week. Will start on this in couple of lines, but before that a good news. That is we have formed our association under the name “SBB Spring Field Apartment Owners Welfare Association”. We will be getting the certificate this week.

 

Now, coming to the point we had water issues last week because all the pumps (bore and sump) went bad on consecutive days and our taps went dry L.Thanks for Selva (109) and Asif (108) we were able to manage and get things back to normal in 3 days. Now here’s plan that we discussed in the meeting on 29th July 2012 @11AM:

 

1.     Immediate requirement: New motor for sump an cost involved including labor charges and pipe charges INR/- 35000 (22000 + 13000), this includes the big pipe connection from outside to sump.

2.     Immediate requirement: New standby bore well pump, cost involved around INR 30,000/-

a.     Total of 1 & 2 = INR 65,000/- (To be collected separately, hence need your help)

b.   So 65000/55 flats=1200/- This amount to be submitted at the earliest by 31st August 2012) 

3.     Information: Major expenses break down is 25K (power bill) + Security (16K) + generator (5k) + Gagan’s salary (5k) + garbage & other expenses (3k), Total = 54K/-  (Income 55K for 55 flats)

4.     I hope by now you must have understood the issue (we don’t have spare amount for immediate investments like the one that happened previous week)

5.     With this situation we have plans to increase the maintenance to 1500/- permanently, please get in touch with me/Selva/Krishna/Raja in case if you need any clarification.

6.     Need AMC for generator and Lift. This is recurring expenses for every year (will be included in this new maintenance structure).

7.     For our existing bore we started at 50Ft of water and last week when we repaired the pump got to know water level down at 250Ft, that is in 1 and ½ year we went 4 times down with water level L, and rains being scarce, we will have to look for permanent alternate solution, this is new bore well, which will cost us 2.5Laks to 3Laks (collection to be done from September)

8.     Developments in the past 3 months.

a.     common area acid wash

b.    New lights in the rear side of the building.

c.     Inter-connection of tanks

d.    Cleaning of basement.

e.     Rain water drain piping around the building.

f.     Terrace rain water drain filter fitting.

9.  Bathroom acid wash will be done every quarter and tiles gap will be sealed with white cement. Material cost will be taken from common fund. Labor charges have to be taken by the occupants,INR.75/bathroom

10. Residents are asked to not to litter the surroundings and common area.

11.  Educate the maids to dispose the garbage in the right place properly.It spills and smells badly which very bad on our part and we ourselves have to rake care of that.

12.  Use water properly, more details on Water timings

a.     Weekdays: 6AM to 10AM & 7PM to 10:30PM

b.    Weekends: 6AM to 1PM & 7PM to 10:30PM

13.  Proposal and talks with BBMP for the roads in our street.

14.  Need a sweeper who will clean infront of the apartment atleast once a week, it looks really bad with plastic bags and garbages


15.  To appoint a gardener who will maintain the plants atleast once a month.

Hi,

I second that.. Also because my apartment is among the smallest in size. :)
Per square feet maintenence for an apartment of size 890 works out to nearly 1.7 Rs per squarefeet (1500/890), whereas for a bigger apartment it is only near 1 Re per sq feet.
The accepted way of collecting maintenance cost in Bangalore (and I think there is a BDA/BBMP recommendation on the same) is on a square feet basis.
Water consumption in multiple bathrooms, Electricity consumption in bigger flats (and hence diesel costs) will be more for bigger apartments.

Regarding the maintenance cost, my resentment continues..why should a single bed room apartment owner/occupant pay more (in terms of equated sq. ft), compared to larger sized apartment owners? Perhaps time to look at in terms of square foot, as is being done in reputed societies/apartment complexes.

Here is a word of caution (after discussions with Civil engineering Professors):

 

Acid is an acid. It should not be used to clean at frequent intervals as suggested over here. It can creep inside the tiles, causing debonding between the floor and tile (which leads to tiles replacement later). Worse, it can start attacking the porous concrete material, and can reach steel reinforcements, resulting in weakness of the building.

 

So, better option would be to use mild detergents to wash the tiles, floors. This would also save the occupant living below your house from water seepage, water dripping etc.

i am Raqshan from flat #304.

Just wanted to check if the association has requested the nearby school authorities not to use PA system (public address system) in the morning. 

We come back late in the night and early morning this is really disturbing.Please consider this seriously.

I agree Raqshan, at the same time 2 hours regular sound torture from nearby temple. Both morning and evening.
 
But I afraid, SSB Mangaement won't be much help for this, as a neighbour we hold only as much right, as any other neighbour.
Legal option here is a police complain for sound pollution beyond the permissible decible. That anyone can do at personal level.
 
I'm not sure it comes under SBB Management's authority.

Hi,

I understand that...I am not asking them to stop their assembly, just asking them to keep it low. They anyways use the recorded national anthem and Sare Jahan Se Acha ... so why do they need a PA system  for that.

Once in a while its okay, like today for Independence Day... but not everyday.

I think the school authority will understand...they have to teach their students to respect their  neighbours..
