Hi Mr.Raghu,

Thanks for your mail and suggestions. 
Let me clarify the expenditure around maintenance for the apartment.

1. Security agency

we are paying 15K every month for the security persons who works round the clock and this expense is very much common to all flats irrespective of the size.

2. Gagan Salary

we are paying 5K every month for Gagan and this expense doesn't have any direct link to flat size.

3. Diesel charges (Roughly 4K to 8 K,)

FYI our generator consumes 13 liters of diesel every hour. Mostly the diesel consumption is unique irrespective of the load, at a max there may be a difference in consumption of 1 -2 liters max for 4-5 hours run.But in our apartment Individual flat is controlled through automatic load controller while using generator. So no one can't use more than the permitted level and this permitted level is common to all flats irrespective of flat size. 

4. Miscellaneous expenses ( Garbage cleaning, common area light replacement , cleaning materials) approx 2.5 K

This is also common and very much required for our apartment common area. we can't charge according to the flat size.

5. Current bill ( approx 25 K)
This is bit tricky item as it involves few items.

1, Common area lighting - very much necessary irrespective of flat size
2. Lift usage - mostly ground floor occupants has limited / no usage of lift.
3. sewage motor running - can't measure this.
4. swimming pool filter motor - currently pool is not in use but only few are using the pool when it is available.
5. Bore well motor - This may be a major one, as the running depending on the usage of water on each flat. as of now we don't have any method to measure the quantity of water used by each apartment. there are cases 
        1. where a 3 bed room flat is occupied by a single/two persons and small flat is occupied by 4/6 persons.
        2. No one is available in the big flat from morning to night as they are working and in small flat out of 4 only one is not available from morning to night.
       3. Irrespective of the no of taps, one continuous running water tap consumes more water than the closed more no of taps.

If any one is not happy , then we have to fit water meter for individual flats to measure the usage.

Considering all the above fact we have implemented the base maintenance of RS 1000/- and bigger flats have to pay the variable maintenance according to the size of the flats to meet out the recent inflation.

How about people who have less than 1000 sq.ft apartment (1 bed room apartment GF 001) in this building? Many of the facilities like lift are not used by them Water consumption is less (because number of taps are less). So also power consumption even from emergency generator (as the number of electrical points are less). Please consider this aspect too.
 
By the by,it may be a good exercise to see what is the revised earning as maitenance fee, compared to present situation. Maintenance fee based on square feet concept is universally accepted and is in vogue in many reputed apartment cmplexes in Bangalore.

    Many apartmants charge as per the square feet because they will be having extra facilities for them
     
    For ex.
     
    1. Extra time for gym
     
    2. Extra water facility
     
    3. Extra swimming pool usage
     
    4. Extra resources then others
    But is SBB sprint fields it is not the case. We are using only one resource that is lift.
     
    So I suggest instead of square feet it should be charged on the basis of floors.
     
    i.e.
     
    Have base Fees of -1000
    Ground floor - 1000+100
    First floor - 1000+200
    Second floor - 1000+300
    Third floor - 1000+400
    Fourth floor - 1000+500
     
    I don't agree for square feet concept. I feel it is not applicable for SBB spring fields.

I am equally miffed with the fact that the Lift A tends to stinks like
a public toilet at times with the dogs being taken inside every day.
Many a times we can find pool of saliva inside and this is really an
unhealthy practice. Repeated requests to dog owners have fallen on
deaf ears. Can we have a solution for this?
