Mesyuarat JK Keselamatan KTC4 memilih Asas Security Service Sdn Bhd

[Admin JK Keselamatan]

Salam semua,

Pada mesyuarat AJK Keselamatan KTC4 kali ke-3 pada 25 Sept 2010 yang
lalu memutuskan memilih Asas Security Service untuk servis Security
Rondaan dan Pos kawalan 24 Jam. Yuran servis yang ditetapkan RM40
sahaja. Bayaran boleh dibuat sama ada secara by hand atau bank in.
Servis akan bermula pada 1 Oktober ini. Jadi, jangan terkejut kalau
laluan utama dijaga oleh orang Asas Security. Servis mereka 3 orang
siang dan 3 orang malam. Saya dan Sham sudah berbincang sekali lagi
dengan wakil mereka pada 29 September, jam 8.00 mlm mengenai syarat yg
perlu dipatuhi oleh mereka.

Laluan utama akan diletakkan tong drum sebanyak 4 tong drum setiap
satu lorong dengan canopy ( sementara menunggu pos kawalan mendapat
sponser dari PBT ). Mereka yang telah memilih servis ini akan diberi
stiker kenderaan ( 2 percuma, selebihnya kena beli RM5 satu ). Mereka
yang tidak melanggan servis akan dikehendaki melaporkan kenderaan
setiap kali masuk ke taman. Kalau nak beli stiker pun boleh, RM5 je.

Will u guys agree to back-up “AJK Biro Keselamatan” should there are ppl violently against the idea?

And would ready to face any consequences? (things like: longggggggggg queue as non-registered member will need to furnish particular to Pak Guard, or possibility of some ‘good samaritans’ would report out to KHTP Municipal (local PBT), or even worst case - legal suit against AJK Biro)

 

IF all of us could STAND FIRM and support AJK Biro Keselamatan, we would be more than happy to implement such regulation.

 

Kalau setuju, just reply “SETUJU” or IF not just jot down “TAK SETUJU”..

Di samping yahoogroups, kita juga merancang utk membuat Blog & Facebook account untuk update kan maklumat terkini kpd penduduk.

I like to read the email from Hisham. He made the valid comments. It is hard to read what others are thinking. The other thing, we can not create problem which is hard to tolerate to other ppl.

By the way, can we disclose at the timing how out of how many are willing to subscribe the service? If the subcription rate is low, definately the long Q will be an issue later, and will lead to other untowarded events. If we are putting ourself as non-subscriber scenario, will sure angry of this.

Alternatively, can we encaurage more to subscribe by giving the KTC4 residence the piture how we can reduce the price if subscription rate is higher. We can get ASAS to give a quote schedule. The more the subscribers are, the less issue it will be, and the Biro will have more power.

Saya memang amat bersetuju dengan mana-mana pendapat dibawah. Namun,
sebagai pengelola kena mengambilkira pelbagai pro & kontra dari
pelbagai sudut. Sticker itu untuk kenderaan shj, tapi untuk rumah kena
langgan RM40/bulan tu juga. Kami takut nanti kena Penduduk Kena
Beratur Panjang. Kami akan minta Security merekod dan membuat
pemeriksaan kenderaan penduduk yang tak ada sticker setiap kali mereka
masuk dan dlm masa yg sama melihat daftar penduduk (saya dah siapkan
yg dah hantar Borang Survey, yg tak daftar nanti security yg tolong
isikan nanti), secara tak langsung penduduk tersebut akan terfikir
sejenak ......(kalau langgan kan bagus, ada sticker kan mudah!)

Kami dah minta Asas Security tolong bagi akaun syarikat. Nanti saya
( SU ) akan maklumkan melalui Buletin Info Keselamatan KTC4 nanti.
Sebelum ni 66 rumah yg melanggan servis 11 mlm - 6 pagi tu bayar
kepada security yang bertugas pada setiap hujung bulan. Kami akan
syorkan 25hb - 30hb. Untuk pengetahuan semua sehingga hari ini ( 30
September 2010 ), seramai 128 rumah yang melanggan. Semua rumah KTC4
(Fasa A dan B) ada 324 rumah termasuk rumah kosong.

Saya akan beri senarai nama pelanggan baru beserta pelanggan lama
( 124 rumah tu ) esok kepada mereka. Sticker dlm proses ( kata diorang
mlm tu ), warna Merah, Bulat, tertera nama Asas Security. Yg sticker
rumah tu mcm sebelum ni. Nanti diorang akan pergi hantar rumah ke
rumah/ atau kat pos kawalan.

Dalam gambaran saya selepas email tadi, the number is kind convincing and believe more will subcribe if the result convincing.

My proposal, on the long Q, if it is really happen, we can tell the Security to simplify the checking (dan sebagainya) when the Q is long, while we monitor the situation to look for improvement. This can help to minimize the unnecessaries.

I've suggestion, to support on my earlier thought on not giving stickers for those who not engage with the service.

1) Security will start tomorrow. Saya suggest supaya utk 2 minggu pertama, kita tak buat sekatan (need to register, sticker checking etc). Security guard just monitor kenderaan yang keluar masuk. Reason: Just to make sure everybody (penduduk) aware dengan security yang kita hire.
2) Within 2 weeks, open for registration. Perbanyakkan saluran2 utk memudahkan penduduk register. Eg: open booth during Majlis Hari Raya this weekend, keep on communication thru flyers, emails, letters and etc. Use security post as one way for registration.
3) Gantung banner dekat security guard post. Eg "Bermula tarikh xxx, sebarang kenderaan yang tidak mempunyai sticker, tidak akan dibenarkan masuk. Maklumat lanjut sila hubungi security guard or biro keselamatan".
4) List down what are the benefits when we engage this service; Including the privilege as a member (entitle stickers for 2, security 24hrs and etc). Communicate this thru flyers.
5) For the monthly fees, I agree with Mr Lim. We need to get subscription planned by the ASAS security..For example if 100-150 subscribers, RM40 per month. If 150-200, maybe RM35 per month and etc. We can use this as supporting info to convince other people to join.

I know it's easy to talk and giving ideas, tp yang menanggung beban all the Biros. I'm sure, we can't satisfy everybody and pretty sure that must be somebody lodge a complaint to PBT,or else. No worries. I'll always behind your back to support on this.
Any help required, just let me know. I'll do whatever I can.

I myself also does not expect the perfect roll out. Anything issue that is tolerable should be OK...

 

Pricing is always a main factor, it is the calcure here (or maybe everywhere) to have discount in anything (or everything) even something is already cheap. The price road map will be a good attraction.

 

Besides that, the results of the roll out is important. We need ASAS to feedback INSTANTANEOUS if there is any issue, even is minor. I am stress on this just to make sure majoity (if not 100%) KTC4 satisfies, and the Biro will grow stronger. Subsequently will attract more to subscibe. I will help to monitor the events, and feedback if any.

 

I am ready, to stand behind to support if something unwanted is really happends.

Just want to add suggestion. 

Would like to suggest the collection of money to be collected by us (committee) and should not be paid directly to ASAS. Because by doing this, we can have some control on ASAS if let say they did something that is not up to our expectation. We can hold the money and ask them to rectify and do what we want they to do.

“save” vs. “safe”

This is an interesting one. We know what we’re saying, yet when we write, we get both words mixed up. In fact, there shouldn’t be a confusion because the words are not even homophones. They are pronounced a little differently. One is spelt with a “v” and the other with an “f “.

• save (v.) – to keep (there are other meanings as well)
• safe (adj.) – not in danger, protected

Examples:

• I had to safe myself because the fire could not be extinguished. (X)
  I had to save myself because the fire could not be extinguished. (√)
• They are now save from the horrible weather. (X)
  They are now safe from the horrible weather. (√)

Now that you know the difference, make sure you save your money in a safe place. Make sure you know how to spell the word correctly. Often what you speak is not what you write. Isn’t English interesting?

Dear KTC4 Folks,

 

Despite many communication channels conveyed (via hardcopy bulletin dropped in post box, MEMO, announcement @ surau, Facebook & googlegroups), there are RESIDENTS who claimed that they didn't aware that they have to pay for Security services hired (hope that's NOT an excuse for them NOT to pay....furthermore, we can't force them....tapi...sendiri mau FIKIR lah..)

 

Hence, I suggest to put up banners @ two KTC4 (Phase A & B) entrances to MEGAPHONE/Communicate our plan.

 

Cost is approximately RM20-RM25/banner (does it make sense to get Security Company to pay??)

 

Here is what I suggest for us to put:

 

MAKLUMAN

 

Mulai 1hb Oktober 2010, pihak Biro Keselamatan Penduduk KTC4 telah melantik syarikat

Asas Security Sdn Bhd (put company reg #) bagi sama-sama membantu menjaga keselamatan

penduduk KTC4 (Fasa A &B). Mohon kerjasama semua penduduk bagi membayar servis

RM40/sebulan (tidak termasuk yuran pendaftaran/deposit sebanyak RM40).

Pendaftaran/pembayaran boleh dilakukan di POS Pengawal (laluan utama).

Kerjasama semua penduduk KTC4 bagi menjaga

keselamatan/kesejahteraan

amatlah dihargai.

kalau AJK ada plan nk antar buletin next time, please include some data on crime cases in our residents; before and after..
Maybe data 2-3mths sebelum (July,Aug, Sep) and data for Oct (I assume 0 case kot). Maybe the data can be obtained from KHTP Police.
Yes, we can't guarantee 0 crime case with the security services; But at least we can see significant result from the effort.
Harap2nye, with the info, dpat le membuka mata pada saper2 yang tak faham why we do all this.

Masa time jumaat tadi, Peronda Security kita berjaya 'mematahkan cubaan' penunggang 2 biji motor utk cuba pecah masuk rumah dilorong 4/12. Kedua2 motor tsb TIDAK memakai plet nombor dan masuk dari arah longkang sebelah bukit. Bila sedar kehadiran Peronda Security, mrk memecut motor melalui longkang cetek tsb.

Dua perkara utama yang telah dirancang oleh AJK Biro :
1) Meminta pihak PBT mempercepatkan usaha memperlebar n mendalamkan parit sebelah bukit (telah dpt approval, cuma tunggu perlaksanaan)
2) Meminta pihak Asas Security membina satu lagi 'pos kawalan' di sebelah bukit itu dan meningkat rondaan berkala (selepas 1hb Nov akan ada 2 pengawal meronda selepas jam 12am-6am)

Yes, the pendalaman parit sebelah bukit is the high prioritize item, as I had mentioned earlier in my reply to the PBT simple minutes. The current situation can just simply allow anyone to sneak in.

 

To clear the lalang between KTC 3 and 4 is also an important action item.

just to share asome info that I got just now from our neighbors KTC3.
satu cubaan meragut (dalam kawasan pagar rumah) telah berlaku petang semalam..mangsa (isteri abg Pon - rumah dekat surau KTC3), telah cuba diragut ketika baru masuk ke kawasan parking kereta..peragut yang mengekori hingga masuk ke dalam kawasan parking, bagaimanapun tidak berjaya setelah mangsa menjerit sehingga terjatuh+tersepit di bawah kereta...alhamdulillah, mangsa hanya cedera ringan...
kesimpulannya, berhati2 especially ketika nak bukak pagar/tutup pagar rumah..make sure takdak orang mengekori sebelum keluar dari kereta..
