Good day. In the light of incidents happened in case of Comfort renting for Guesthouse, There was a need to frame some rules/guidelines for renting houses/flats for company guest houses. Three of the association members decided following TENTATIVE rules, which have to be followed strictly by owners/tenants.
(1) A strict CAP on no. of people per bedroom is 02.
e.g. A duplex house which has 04 bedrooms can be given to only 08 guests.
A 3 bedroom house/flat can be given to only 06 guests.
and so on.
(2) Maintenance Amount:
A maintenance amount of 25% of existing monthly maintenance PER PERSON(Guest) has to be paid.
e.g. 25% of current monthly maintenance: Rs. 325/-.
Duplex with 08 guests (4 bedrooms) have to pay 8 * 325/-.
3BHK flats/houses have to be 6 * 325/-.
Either the company or the owner should pay the above money. It is suggested that before renting and writing contract a lumpsum money can be paid at a time for one year or so.
(3) The company has to submit to the association, two copies of identity cards of the guests, where one copy would stay with association and another one will go to security. ONLY THESE GUESTS WILL BE ALLOWED INTO THE NEST.
In case, guests are changing, such work to be done each time before the guest arrives.
(4) Guests should not smoke at public places, esp. near Supermarket. Should not leave any garbage (liquor bottles, etc.) outside or at park.
(5) Guests should not indulge into any activities that would disturb or cause inconvenience to the fellow residents.
(6) Since, guests are paying full maintenance, they can use all the facilities here. But,while using Swimming pool, proper swimsuits has to be worn and pool rules and timings to be maintained.
(7) If any inconvenience is caused to fellow residents, the guest will be asked to vacate through the owner. The respective owner is expected to cooperate.
(8)All these points should be brought to the notice of the company which is renting the houses and these points should be included in the RENT CONTRACT. A copy of the rent contract has to be shown and submitted to the association.
