Hi Anbu,

Sure. Yes, your question is valid as you were not here with us. It would also help our friends who are not actually residing here with us in understanding the problem. You may remember that we were having water logging issues in the basement even if there was one day of heavy rains prior to 2016. Dirty water used to collect into the basement ftom outside drain and from underneath the basement floor itself and the basement used to remain wet and stinky for days together after one heavy rain and was raising serious hygiene issues. To solve this problem, we discussed with different civil works personnel and saw that similar problems were there in other places too and saw the ways in which the problems were solved. Even after clearing the outside drain, it was found that water was not coming in from the drain but from below the basement surface due to low pressure there and to solve the problem, we had a channel built into the west (the end opposite to your car parking) and north (the end near the ramp) ends of the basement with adequate slope given in the channels (covered by cuddapah stone slabs on the ends and by a heavy metal grill near the ramp for cars entry and exit) in such a manner that the water from below the basement surface which otherwise was filling the full basement, was diverted into these channels and accumulated into a collection point near the basement ramp and from there it was pumped out onto the outside drain. It was extremely successful and we have not had any waterlogging in the basement throughout last year's monsoon and post-monsoon. Even now some water comes into the channels and it is pumped out into the outside drain once or twice a day but the basement is absolutely dry otherwise. Hope my reply helps you to visualize the problem and solution. :-) The cost of Rs. 2,37,000+ was incurred in civil works for digging basement ends to create channels, civil works for concreting sides of channel and making multilayers of rough concrete on the base of channels to ensure water collects there, the metal grill near the ramp, cuddapah stone slabs to cover the entire west and north end channels, creation of two collection points and for pumping out the water accumulated in the collection points.

Regards,
Binesh

Thanks Binesh for the explanation.

We have similar water logging problems on the space  ( water tubes crossing over ) between two apartments. Once water gets  logged  due to pipe breakage , it will flow inside the house.
We have to address this issue and it happens only in the first floor of our apartment and please let me know what are the options available to fix this.

Just wanted to bring this to your  notice , when the basement work was done it could have been fixed.

Thanks

Hi Balaji,

That backflow from the kitchen sink in first floor flats is another issue which is recurring. Some steps were taken to control that. I am not fully aware of the details. Maybe Ms. Saritha (#105) or Mr. Thirupal Reddy (#406) can provide some more details on the steps taken to overcome this problem and how effective they have been.

Binesh

Hi Harish,

I also had the same problem & had been to the BBMP ARO Office in Cox Town on 17th Apr.
Using my 2016-17 application number, he found my last 3-4 yrs tax paid details in a pdf doc he had. However since the server was down he told me to come in the afternoon.

Around 4 PM went again & then he indicated that he had contacted the IT dept. and they are still updating the database for many people so I need to wait for atleast 1 week & re-check in the website.

Hoping it will be done by then else another visit to the ARO office. :-)

Thanks,
Ayan Nath

Hi Harish,

Heard online property tax payment is working fine now.
Ajay (#302) & Kiran (#101) were able to pay it online successfully.

Thanks
Ayan
