URGENT: Sampoorna Avenue Apartment Painting (External & Internal)

Dear Residents & Owners,

The painting of Sampoorna Avenue Apartment has been long pending now. Considering the condition of the walls & also to give a fresh look & feel of the building, SARWA has decided to get the complete apartment painting done in right earnest.

With regards to this, after getting quotes from 2-3 vendors, we have shortlisted M/s Keerthi Enterprises for the contract.  Based on the quotation, it would cost approx. Rs. 45,000/- (Rupees Forty Five Thousand only) per apartment. Detailed breakup of the quote is attached.

We propose that this amount be collected in 3 monthly installments as below:
     a) First installment of Rs.20,000/- to be paid immediately.
     b) Second installment of Rs.15,000/- to be paid with March 2019 maintenance.
     c) Third installment of Rs.10,000/- to be paid with April 2019 maintenance.

For the non-resident owners, our proposal is to collect the above installments directly from the tenant & the same can be adjusted by the tenant during the payment of the monthly rent to the apartment owner. 
       This would be an easier option & will also help SARWA keep track of the individual payments done. Kindly communicate the same to your tenants.

Hi Ayan,

The price seems to on the higher side, I think it is better to schedule another General Body meeting with all residents and owners to discuss and agree by everyone.

Hi SARWA,

Thanks for the updates. Is there a consideration to part finance this from the corpus fund collected in 2017? Or has it been spent already for ongoing repair expenses?

Hi Kiran,

As indicated in the earlier attached painting letter, we did a comparison between 2-3 vendors before finalizing on M/s Keerthi Enterprises. This was then shared with all the residents as a hard copy & via e-mail for others.
Also there was already a meeting called on 10th Feb 2019 to discuss on the same. However, only 5 owners turned up :(. The painting process has been already been dragging from the last 6-7 months. 

As we would need to complete the painting before monsoon starts so we propose to go ahead with the mentioned collection procedure.

Hi Anbu,

If we part finance from the corpus, then that would anyhow need to be refilled & that process would drag on further.
Hence we would prefer the mentioned collection method in the e-mail shared for the non-resident owners.

Hi All,

Thanks Ayan and Binesh for your efforts on gathering estimates and leading this.

I have a few concerns that I would like to bring up:
- Price is on higher side, we could bring down the cost by choosing only ones that need immediate attention
      - Not all sides of the building are in need of paint in near future. This could be useful in saving cost
      - The stair case was in bad shape even when we moved in due to bad handling by workers at the site. This needs to be done
      -  Wall cracks and other leakage issues to be fixed first. This needs to be done
      -  Side wall (M K Retail side) looks in relatively good shape and we can ignore this for now. (Kids don't really have much space to play around. If Mk Retail is not paying any rent, we need to ask the Owner to ask them to vacate that side portion that we can develop further. This is a different discussion, wont make any further points on this.). Other side walls we can decide based on another inspection.
      - Terrace walls are also pretty good and even if we get this painted, the pigeon droppings will make it as it is now, so if we want to get that painted, then we need to clear out the pigeons nesting in between the apartment gaps.
     - Another point brought up by my father during the meeting also needs to be considered, that is water logging in Basement that may damage cars if it pours uncontrollably. One of the suggestions by the builder was also good to just build a hump before the gate to prevent atleast some of the excess water coming in. Other suggestions can be considered during the meeting.

Further items may be discussed during next meeting. My suggestion is the owners can at least be present on Skype/Whatsapp/Conf Call and those of us that can attend can be present in person.

Finally again, thank you to those who attend the meeting regularly. It doesn't take much time, but most of us(including me, only father has attended) ignore it. At least you show you care a bit and thank you for it.

Thanks for the detailed mail. Our answers below each concern & hopefully clarifying them.

[SARWA]: As explained in the circulated letter & e-mail, M/s Keerthi Entereprises was selected based on the comparison of 2-3 vendors, the type of paint and warranty provided. Also clear breakup of the various costs (i.e. external building, stairs & corridors, car parking etc) is given by the vendor.

[Harsha]: Not all sides of the building are in need of paint in near future. This could be useful in saving cost.
[SARWA]: There will surely be a difference in the building color if all sides are not done in unison. Some sides will look fresh & bright where as some sides would have a dull look.
Also if we leave some sides, getting only those painted in future could become a headache as vendors might not be interested in painting only a small section.

[SARWA]:  This is also being tackled in parallel. Plan is to get it cleaned, painted & have the terrace openings covered with bird proof mesh.

[SARWA]: As you are aware, to prevent the water seepage from the basement floor & surrounding walls, few years back SARWA got a channel made around the complete basement parking and this has substantially reduced water seepage.
However in 2017, there was unusually heavy rainfall due to which around 6" to 8" of water collected in our basement (water on the road in front of CAIR was close to waist deep). Our building was a lot better off compared to the adjoining building in which their basement was completely flooded. This was also partly due to the fact that the outside drains were choked.
Creation of a barricade/hump at the entrance is a good suggestion. We can see how to integrate this with the drain coverings outside.
