Hi All,
We are now running short of budget to run the show. As you all know
our Sai Sagas Apartment is going to be One year 6months old soon and
we are yet to form Association.
Builders wanted to handover building maintainance and related
necessary documents. Before that we need to form the Association and
to form the same we need to have money in place and start the
formalities.

Thinking of the FY0910 pending maintainance, we are yet to receive Rs.
65,900.00.

Most of them were not able to understand the data format in which i
have sent before regarding the maintainance dues, So I've uploaded an
update excel sheet which gives the detailed dues till date in the
files.

Thanks and Appreciate you timely response in detail.
Looks the previous mail has confused due to the text format I have sent.
Please find attached and updated Maintainance spreadsheet starting from FY09 till date ( i.e till. July 2010) for more clarity.

Taking forward your words regarding the maintainance due from builder which has to be collected from the mentioned T2,T3 & T5 owners, will be discussed with in the association members and will get back to you.

We are now all set to go ahead and form association, to do the same we have identified 7 of the key members in which one of them will be you. As you are the GPA of 7 flats, we need your involvement and support.
Planning to have a meeting soon on the same, request you to come and attend it. Will let you know the date as on when and where.

Once we are done with the Association will go ahead with the Katha, EB transfer and also the document handover from Builders.

The Association is for all residents/Owners regardless of party or creed. We should be delighted to receive your support.

Regarding, the due amount from the owners it was clearly given an account for charging 6.25% on the registration but actually we have paid 6.25% on stamp duty and 1% registration charges,and kindly let them check with the registrar, and this was explained to them on the registration day and as gentlemen they agreed and they noted the things and some small amount was pending on color zerox  mortage, fees paid in registrar,office for pradeepan and Rs 2000 actually pending from pradeepan on old account.They were very lucky because the reg fees was 9.25 % earlier and they should be happy for having saved good amount, I think Mr Rajeev .,,,,,,you have paid 9.25% just few months back..

On the registration day she was suppose to make payment in full settlement, she paid only part of it, and said she will pay the next day, in spite of many calls she did not make the payment, till today I have not given the ocuoancy letter, as a good gesture I handed over one key for there interior works before registration. When I requested her husband he was little rude to me, he had some issues in his flat and to the best ablity ,solved the problems, but till today I have not heard any thing to them.  
 
What really pains me is fighting to get the best price for all our clients and after promising, to make the payment next day, none of them has paid. they know better than any body else,and in spite of requesting so many times, they gave a reason not in station......I do not have money now, have spent lot of money on getting furniture etc.
 
As promised, I delivered all originals,keys,etc without hesitating  for keeping good  relationship with them, even occupation certificate,was given them, but I never expected they are linking there concerns with other things.
 
Fine, let them,  take decision on this and come back to me,,I will talk to them, waiting for there calls.
 
Thanks for all others clients who have cleared there dues much after the registrations and I am always there to serve them to the best of my ablity, at all times. For me the clients are very important in my life
.
KINDLY CONSIDER. TO REDUCE THE MONTHLY MAINTAINENCE FOR LOCKED FLATS THEY FELL IT IS TOO HIGH ,WITHOUT ANY RENTAL INCOME.

Me along with few more owners and Kishore we have took up the initiative of forming the Association for maintaining our regular activities related to Apartment since April 2009. Coming to your maintainance payments, we do not had any issues from the day the house is rented out till now as  your tenant use to pay the same in time.
But you had some previous balance due of 3000rs from April 2009 till Aug 2009 ( i.e. for 5 months, 600rs per month), So we would request you to kindly remit the same.

Please visit us some time at Sai Sagas Apartment so I can introduce the rest of our members and have a formal get together.

We are expecting your pending dues to be paid as soon as possible, as its really getting hard to run the show without ample amount.
As I said before we are planning to form  the association and it would be a great financial help if we get your dues at this time.

1. What is the water supply condition in our building? We were given to understand that money is being spent additionally to procure water. Is the bore not yielding water as promised?
Rajeev: Yes all the bore point which are installed at our premises don't have water, only one and that too don't serve the purpose.So we are purchasing the water from outside( 150Rs per tank). They(builders) have already paid the BWSSB charges for Kaveri water supply, it might take some time.
2. Is Rs.600 the current maintenance charges?
Rajeev: For the FY09-10 we use to charge 600rs as maintainance and 500rs for water, now for the FY10-11 we have increased and charging 1100rs for maintainance and 500rs for water total 1600rs. This increase is to equalise the cost of the Equipments like Generator, Lifts and STP which came out of warranty to AMC.

Thanks for the initiative and reminding us. You have  paid the maintenance charges till June 2010.
Dues are from July 2010 month till date. i.e. July, Aug, and Sep 2010. As we are already reaching month end it would be really help full if you can pay till Oct 2010. Then it would be 4 months 4400Rs (Rs 1100 per month).

You can send us a cheque on my name: Rajeev Varma  and hand over to your tenant or through courier for the below address.
