REGARDING F7 AND F9 THE SAME WILL BE PAID,
IN THE MEAN TIME THERE IS FEW DUE AMOUNTS LYING WITH RESIDENTS THAT IS FROM THE OWNERS, AS FALLOWS,

T2-----RS 21,965
T5-----RS 23,288+2000(0LD BALANCE)=25,288.
AS THE PAYMENT MAY BE DELAYED FROM THESE PEOPLE KINDLY ADJUST THESE DUE AMOUNT FROM THE CLIENTS AND LATER IT WILL BE ADJUSTED ONCE THE PAYMENT IS COLLECTED FROM THESE CLIENTS,THESE CLIENTS HAS TO GET THERE FLATS REGISTRED THROUGH US AT THAT TIME WE WILL ENSURE THE SAME WILL BE COLLECTED.
SOME OF THE CLIENTS FEEL THAT THE FEES COLLECTED IS VERY HIGH FOR THE EMPTY FLATS AND IT SHOULD BE NOMINAL LIKE RS 600 0R SO.

Regarding, the due amount from the owners it was clearly given an account for charging 6.25% on the registration but actually we have paid 6.25% on stamp duty and 1% registration charges,and kindly let them check with the registrar, and this was explained to them on the registration day and as gentlemen they agreed and they noted the things and some small amount was pending on color zerox mortage, fees paid in registrar,office for pradeepan and Rs 2000 actually pending from pradeepan on old account.They were very lucky because the reg fees was 9.25 % earlier and they should be happy for having saved good amount, I think Mr Rajeev .,,,,,,you have paid 9.25% just few months back..

On the registration day she was suppose to make payment in full settlement, she paid only part of it, and said she will pay the next day, in spite of many calls she did not make the payment, till today I have not given the ocuoancy letter, as a good gesture I handed over one key for there interior works before registration. When I requested her husband he was little rude to me, he had some issues in his flat and to the best ablity ,solved the problems, but till today I have not heard any thing to them.
What really pains me is fighting to get the best price for all our clients and after promising, to make the payment next day, none of them has paid. they know better than any body else,and in spite of requesting so many times, they gave a reason not in station......I do not have money now, have spent lot of money on getting furniture etc.
As promised, I delivered all originals,keys,etc without hesitating for keeping good relationship with them, even occupation certificate,was given them, but I never expected they are linking there concerns with other things.
Fine, let them, take decision on this and come back to me,,I will talk to them, waiting for there calls.
Thanks for all others clients who have cleared there dues much after the registrations and I am always there to serve them to the best of my ablity, at all times. For me the clients are very important in my life

KINDLY CONSIDER. TO REDUCE THE MONTHLY MAINTAINENCE FOR LOCKED FLATS THEY FELL IT IS TOO HIGH ,WITHOUT ANY RENTAL INCOME.

1. What is the water supply condition in our building? We were given to understand that money is being spent additionally to procure water. Is the bore not yielding water as promised?
Rajeev: Yes all the bore point which are installed at our premises don't have water, only one and that too don't serve the purpose.So we are purchasing the water from outside( 150Rs per tank). They(builders) have already paid the BWSSB charges for Kaveri water supply, it might take some time.
2. Is Rs.600 the current maintenance charges?Rajeev: For the FY09-10 we use to charge 600rs as maintainance and 500rs for water, now for the FY10-11 we have increased and charging 1100rs for maintainance and 500rs for water total 1600rs. This increase is to equalise the cost of the Equipments like Generator, Lifts and STP which came out of warranty to AMC.
