What is the rate in Sairung Samruddhi?

Hi
  Can anybody told me what is the rate per sq ft going on in Sairung samruddhi plots scheme now? And can anybody actually measured the size of plot in samruddhi? Is it found correct? Can anybody visit there in recent times? What is the situation of the Samruddhi?

Hi Amol,

I visited Sairung develoeprs Office and Sairung City project last
week. The rate being quoted by Sairung for Sairung City is 350 rs per
sq.ft. Sairung City is further down 3 km on a hilly terrain from
Sairung Villa. It is even much farther from Sairung Samrudhhi. While
the Sairung person showed me around the plot he mentioned that there
was a plan of the government to widen the existing marunji-talegaon
road to 120 feet. This led me to think what will happen to the
Sairung plots which are adjacent to the road in the various Sairung
projects. I would advise before you buy a plot assuming you are
planning to buy one please ensure that there are no chances of
government taking over your piece of land.

Hi Mahesh,
In Sairung City did you happen to look at the land near the hill where
there used to be a "Sairung Resort" board? Do you see any risk in
buying the land near that area since it is somewhat on a slope. The
reason I am asking is because recently there was this issue about
preserving hills in Baner-Balewadi areas and a lot of the hilly area
was declared as BDP zone. Is there a possibility of something similar
happening in Sairung City?

Hi Sachin,

On the opposite side of the Sairung resort board I could see a road
going up the hill and also I think there were some fenced plots even.
From government acquisition point of view , I have no idea about it.
It will be high risk,high returns proposition to buy a plot there.But
from a plot point of view buying a plot on a sloping land is not
advisable. It is not suitable for building because of land stability
issues.

There is also a plan to construct a bypass road from Dehu road to
Katraj. I am not sure how it affects Sairung projects.

In the blue-print that I have for my Sairung villa plot there is a
road shown connecting Dange Chowk to Marunji Talegaon road. This road
passes through Sairung Villa.

It will be better if folks staying in Pune can visit the town planning
authority office in Narayan Peth and gather more details from them
about the plan for the areas around Sairung Projects.

    Thanks for the information. And for all, please update anything news which you receive regarding Sairung projects, particularly Sairung samruddhi. If anybody knows about yellow zone & green zone please share it with everybody as i heared samruddhi project is in yellow zone & when it come in green zone, the rates will increase very much and also gunthewari & N.A. of this project will done.

Very interesting discussion.
Can someone please help me understand some of the basics on farm land ownership in India and Pune in specific?
1. Is any NA land considered agricultural land? Or agricultural land is where actual farming takes place and plots like Samruddhi are neither farmland but yet to be formalized as NA?
2. How is zoning done? What is green/yellow zones? Are they published anywhere online on PMC site or some other place?
3. How likely government going to take over Samruddhi land for economic development zone? Is that what green/yellow zone indicate?
4. Any estimation on when one can formalize land as NA and start building on it?
