Hi, I have a plot in Sairung City and also 1 plot in Sairung Shrishti.
I have been an active member in Shrishti, and there we are in a
process
of forming a Society for past 2-3 years. These are some of the things
worth sharing which may answer some questions many of you may have.
1. Sairung will not carry out NA as earlier Villa project plot owners
and then Shrishti plot owners have been informed bluntly the same,
the reason being they have not given the committment in writing, nor
the Saledeed have this.

2. The only help Sairung will provide is giving the 7/12 extracts
since 1956, layout and some more for society and if the society may
need to apply for NA.

3. Getting NA is bleak because its is a very very time consuming and
cumbersome process, first forming a society by including almost 80%
members, difficult as many are sold off, not reachable etc etc, then
getting the Plot Mojani formalities done by government applate as
still on government records there is not area which we can claim its
our plot, all we have is a private layout and understanding that this
is my plot. In 7/12 extract we may be having our names, but that does
not tell that in this "X" survey number where excatly is my 3 or 4 or
10 gunthas. It just says that in the "X" survey number I am an owner
or partner of 3 or 4 or 10 gunthas. Thus thus mojani is to be carried
out and there we need to have all members present for the survey
number and all have to sign that all agree that individual plots are
the same as in layout. Again a very very diffcult taks. Next would be
then to apply for NA. The main clause of a NA is that 40% land should
be vacant for common amnenities like garden, water storage,
transformers etc etc. Sairung has not kept any vacant land and they
argue they were not commited to. Thus i stated NA is bleak.

4. I also do not see possiblity in near future that Corporation status
will be given, remember we are not in hinjewadi, we are in nere-
dattawadi. I stay temporarily in marunji and i have inputs that gram
panchayats are opposing to the inclusion in corporation as then they
would be levied with a variety of taxes.

5. I feel the most important task would be to form a Society. Thus we
will all be contactable and reachable.

The only joy we should have is the land has appreciated and now having
run away from taking care of our land, many of us do not visit the
site and thus leave it vulnerable
for encroachment. Barb wires and all hardly help as village guys
removes them and sell them off.
It is now need of time that all get together, so that we can
cumulatively approach some good builder and have a Joint Venture for
developments.Let me know if anyone has any questions and I shall be
happy to answer, if at all i have answers.

Thank you for sharing with all of us the facts as known to you.I have a plot in Sairung Samriddhhi and as most of the plot owners,I am also not stationed in Pune.But we would be moving to Pune very soon and would like to be involved in whatever activities we need to do (either collectively or projectwise).Your idea abt approaching some good builder is very good but again absence of most of the plot owners would still be the hindrance.Is there a way out to proceed on these lines with available plot owners?
