Scott, this will be your decision as the board only approved me to forgive one time a year for one month. This resident had one forgiven this year already. The excuse of new management is in error as the new management took over 4/1/25 and the late fees are for March $22.00, April $22.00 and June $2.00 in 2026. They do owe short pay of assessment for March and June at $10.00 each. That will leave $46.00 in late fees that they do not want to pay.ShirleySent from my IPad

Subject: Re: Summit at SaddlebrookSubject: Request for Appeal of Board Decision Regarding Late Fees
Good Afternoon Christine,
Thank you for your response and for providing the transaction history.
I would like to formally appeal the Board's decision regarding the remaining late fees.
My request is not based on an unwillingness to pay my assessments, nor am I a habitual late payer. Prior to these events, I consistently paid my assessments and did not have a pattern of delinquency. The circumstances that led to these late fees arose during and after the transition to a new management company, a change over which I had no control.
Had the management company not changed, I firmly believe this situation would never have occurred. The transition created confusion and inconvenience, and despite my efforts to communicate and obtain assistance, my concerns were not addressed in a timely manner. I specifically attempted to contact Victoria when the account was only one month behind, but I received no response. Had communication occurred at that stage, the matter could have been resolved before additional late fees accumulated.
I respectfully ask the Board to consider not only the transaction history, but also my overall payment history as a homeowner and the unique circumstances surrounding the management transition. The late fees at issue were not the result of a chronic failure to pay, but rather a series of events that began with changes implemented by the Association's management company and a lack of timely communication.
I appreciate that the Board has previously granted fee waivers, and I am grateful for that consideration. However, I believe the remaining fees should also be reviewed in the context of the underlying circumstances that caused the delinquency.
Please submit this correspondence as a formal appeal to the Board and advise me of any additional information needed for their review.
Thank you for your time and consideration.
Sincerely,
Honesti Owens

All the late fees are from 2026 and from 2025.Three of the late fees have been waived. One in February of 2026 and the One in May of 2026 and one in September of 2025.Summit at Saddlebrook has been with ACS since March of 2025.This is why the Board will not waive any more delinquent fees.I have attached your Transaction history for your review.

You don't often get email from empresso...@gmail.com. Learn why this is importantGood Morning,
Thank you for the update and for waiving the May late fee.
However, I would like the Board to understand that this situation did not arise from a pattern of nonpayment or a disregard for my obligations. Prior to this issue, I had never been late with my assessments. The delinquency occurred during the transition between management companies, and I mistakenly believed I had successfully set up automatic payments through my bank. Once I became aware of the issue, I immediately corrected it and began making payments.
What has been most frustrating is that I made multiple attempts to communicate with Victoria regarding this matter when the account was only one month behind, but I never received a response. I have since learned that she is no longer with the company. Had my inquiries been addressed at that time, much of this could have been resolved before additional fees accumulated.
While I appreciate the waiver of the May late fee, I respectfully disagree with the characterization that this warrants no further consideration simply because other payments became late afterward. The subsequent late fees are directly tied to the original issue and the lack of response to my repeated efforts to resolve it early on.
As a homeowner who has otherwise maintained a good payment history, I am asking the Board to reconsider the remaining late fees in light of the circumstances and my efforts to address the matter as soon as I became aware of the problem.
Thank you for your time and consideration.
Sincerely,
Honesti Owens

Good Morning, your inquiry for the late fees has been received,The Board has agreed to waive the late fee for May as it was received before the 10th .It can take 24-72 hrs to reflect on your account. That will leave you with a balance of $66.00.The Board will not do any more fee waivers due to other payments being late.Assessments are due on the 1st and late after the 10th. A late fee is assessed on the 11th.Thank you!
