Dear Residents of EVERGREEN Apts.
I have gone through the mails of Mr Ramnath Kumar (In response to Mr Arul's comments on lifts) and Mr Arul's response to Mr Kumar's mail. First of all I would like to convey that these are Mr Kumar's personal views not MC's views. Mr Kumar also clearly mentioned in his mail "Please see below Mr. Arul's mail on the lifts and my response".
Next I request to all that there is always ways to solve the matter through negotiation with calm minds not with agitated minds. Because agitated minds leads to agitation which is not in the interest of Society as whole and resident(s) in personal. Discussions in group with positive attitude always lead to meaningful end results and negative attitude is harmful without achieving our targets. We should resist to use the unpalatable and un - parliamentary language which attacks somebody's self respect especially in the groups like us. We all are residents of the same society and we are the first ones to share happiness and sorrows of each other. There fore, our first aim is to maintain HARMONY in the society. We as human beings may have diverse views and may disagree to agree on some points.
Regarding installation of Lifts (Being mega Project for our society) we have to agree on one reliable firm having good credentials in respect to its standard specifications, past experience and comparable price. We all are eager to finalize the same so that we may install these lifts in all ten remaining blocks at the earliest and with affordable budget we are having. There may be some communication gaps among us which can be resolved through meetings, sitting together and purposeful discussions on this matter. MC is nothing but elected by the residents, for the residents and with the residents on all affairs of the society. Not to bye the residents, far from the residents and without residents. These points may again be discussed in the MC and we may finalize one among best of lifts available with reasonable budget we can afford.

1.Why & Where need the Gear Less Lift ?
a) Expert opinion as well as Lift manufacturer comments are :- Commercial building or High- raised building ( 10 floor and above) need to increase the lift car speed to have a rapid service thus the gearless model had introduced. Car speed – more than 1m per second ( Gear model 0.6m/sec )
WRONG.THIS IS TOTALLY WRONG. IT WAS IN YOUR PRESENCE THE KONE AS WELL AS JOHNSON PEOPLE CATEGORICALLY STATED GEARLESS HAS NOTHING TO DO WITH THE NUMBER OF FLOORS. IT IS FOR SMOOTH RIDE AND FOR SAVING ELECTRICITY BY OVER 60% IN OPERATION. JOHNSON MAN SAID THE DIFFERENCE BETWEEN GEARED AND GEARLESS IS LIKE THE DIFFERENCE BETWEEN “AMBASSADOR CAR AND MERCEDES CAR”. I REALLY DO NOT KNOW YOUR INTENTION IN GIVING WRONG INFORMATION TO MEMBERS.
b) The concept of Gear Less lift is rapid speed to enhance the quick transport and more no of usage to utilize the full cycle of travel ( from lower level to Top most level and back to Lower level ) through which considerable saving of electricity power.
WRONG. SEE ABOVE. GEARLESS IS LATEST TECCHNOLOGY AND GEARED IS AN AGE OLD TECHNOLOGY
c) Gearless lift requirement arise where the head room facility’s are not provided or if any space constraint in the particular area\Tower then the Gear less Lift to be installed.
THERE IS NO BUILDING WHICH DOESN’T HAVE A PROVISION FOR LIFT WHICH WOULD NOT HAVE THE HEAD ROOM. INVARIABLY EVERY BUILDER PRESENTS HIS DRAWING TO SOME LIFT MANUFACTURER AND TAKES HIS ADVISE BEFORE THE CONSTRUCTION TAKES PLACE. THIS IS A STATUTORY REQUIREMENT FOR ALL BUILDERS AND YOU MUST KNOW THIS VERY WELL BEING ASSOCIATED WITH DLF FOR 22 YEARS .OUR OWN COMPANY IS INVOLVD IN BUILDING ACTIVITY (ZARA INFRASTRUCTURE PVT. LIMITED) IN ASSOCIATION WITH GODREJ PROPERTIES AND IN ALL OUR STRUCTURES WE DO THIS AS A RULE.
2. Why do not need Gear Less Lift in our Society ?
a) Our Building have only 4 to 5 level stop, so speed of the lift car 6m/sec is more than sufficient to travel from one floor to another floor.

c) Gear Lift is very much safety than Gearless lift ( In Dwarka most of the society’s having the Gear lift ( Otis, Kone, Johnson Thyssen )
NONSENSE. IT IS LIKE SAYING MANUAL TRANSMISSION CARS ARE SAFER THAN AUTOMATIC TRANSMISSION CARS. IT IS TRUE MOST LIFTS IN DWARKA (FOR THAT MATTER ALL OVER THE WORLD) ARE GEARED. BECAUSE THE TECHNOLOGY OF GEARLESS CAME INTO EXISTENCE ONLY A YEAR AND HALF AGO.
d) Maintenance cost is more in-case of Gear less where as Gear lift Rs. 2.5 to 3 Lacs less than Gearless lift ( At least 2.50 Lacs – 2.50*4%AMC =Rs 10000 per Annum more compare to gear Model)
THE LIFT MANUFACTURERS HAVE DIFFERENT THINGS TO SAY ABOUT THIS. I DO NOT KNOW WHICH LIFT MANUFACTURER IS GIVING THIS INFORMATION TO YOU OR YOU ARE MAKING IT UP YOURSELF. LET JOHNSON OR KONE SAY THIS AND WE WILL ACCEPT IT. JOHNSON & KONE ARE ASKING FOR TWO TO FOUR TIMES THE AMOUNT FOR MAINTENANCE OF THEIR GEARED LIFT THAN THE AMOUNT CLAIMED BY OMEGA FOR GEARLESS. YOU HAVE IT IN WRITING FROM ALL THE THREE AND STILL YOU ARE SPREADING SUCH FALSE INFORMATION.ALL RECORDS ARE AVAILABLE IN THE OFFICE AND WE SHOWED YOU ALL THE RECORDS STILL YOU ARE GIVING WRONG INFORMATION, WHY?. I SHOWED YOU ALL THESE THE OTHER DAY BUT STILL YOU ARE GIVING ALL WRONG INFORMATION.
e) Even if we considered that there is a small power saving but it gets nullified with AMC charges so there is no cost saving through Gear less.

ACCORDING TO JOHNSON AND KONE THE POWER SAVING IS ATLEAST 60% (THEY EXPLAINED TECHNICALL HOW IT WORKS) AND THEY CLEARLY STATED THE AMOUNT OF MONEY YOU SAVE IN ELECTRICITY OFFSETS THE COST OF THE LIFT IN TEN YEARS. HOW DID YOU FORGET THIS? YOU ARE AGAIN GIVING WRONG INFORMATION ON MAINTENENACE. FOR GEARLESS OMEGA IS CHARGING 22,000 PA, FOR GEARED JOHNSON IS CHARGING 48,000 PA AND KONE IS CHARGING 70,000 PA. THERE IS NO COMPARISON AT ALL. WHY YOU ARE GIVING WRONG INFORMATION EVEN AFTER GOING THROUGH THEIR OFFER IN WRITING?
d) Gearless need where the head room facility not provided or if there is a space constraint than we can choose Gear less but in our case Sufficient Head room & space already available to receive the gear lift equipments.
YOU ARE ONLY REPEATING WHAT YOU ALREADY SAID ABOVE. YOU ALREADY HAVE THE RESPONSE ABOVE. KINDLY SEE THE CURRENT SITUATION OF OUR HEADROOMS AND TRTY AND GET THE ESTIMATE FOR EXPENSE ON CIVIL WORK WHICH WILL BE REQUIRED TO MAKE THE HEAD ROOM WORK FROM KONE AND JOHNSON AND YOU WILL COME TO KNOW WHAT IT MEANS TO GO IN FOR GEARED LIFTS.
e) In order to get the power saving, gear less lift car has to complete one full cycle ( from lower level to Top most level and back to lower level ) with the desired speed of min. 1m/sec then only the power Re- generating mode will work while descending towards lower level otherwise power consumption will be the same for Gear & Gear Less model.
YOU BETTER CALL PEOPLE FROM JOHNSON AND KONE AND ASK THEM TO EXPLAIN THIS TO YOU AGAIN. EIGTHER YOU DONT UNDERSTAND OR YOU DON’T WANT TO UNDERSTAND. NO POINT IN REPEATING THE SAME THING AGAIN AND AGAIN PARAGRAPH AFTER PARAGRAPH
f) Now a day’s almost all the companies are using V3F ( Variable velocity and Variable frequency ) model drive to adjust the optimum level of velocity and frequency. While using V3F drive – will adjust the power supply -study & normal, so that the consumption of more power when the initial torque consumption would be avoided. Hence, power consumption for Gear & Gear less are same that too for Low raised structure like 4 or 5 floor building.
V3F IS FOR SAVING POWER AT THE INITIAL TORQUE CONSUMPTION, NOT OPERATIONAL. GEARLESS SAVES POWER DURING OPERATION. THAT IS THE DIFFERENCE. THIS IS THE EXPLANATION GIVEN BY THE JOHNSON PEOPLE IN YOUR PRESENCE. CALL THEM AGAIN AND LISTEN TO THEM AGAIN. PLEASE EXPLAIN HOW THE JONSON’S WEBSITE WWW.JOHNSON.COM STATES THE GEARLESS SAVES 60% ENERGY?
g) Gear Model is user friendly and proven Technology –hassle free operation and Less maintenance charges.
UTTER NONSENCE. THERE WAS ONLY GEARED TECHNOLOGY AVAILABLE IN THE WORLD TWO YEARS AGO. GEARLESS IS THE LATEST TECHNOLOGY. MOST LIFT MANUFACTURERS ARE SHIFTING TO GEARLESS TECHNOLOGY. IF THE TECHNOLOGY ADVANCES, ANY SENSIBLE PERSON WOULD ADOPT NEW TECHNOLOGY. WILL YOU STILL SAY PULSE DIALLING PHONES OF THE 60S AND 70S WERE BETTER AND YOU DON’T WANT TO USE THE PRESS BUTTON OR TOUCH PHONES? EVEN IF YOU WANT CAN YOU GET THEM IN THE WORLD? THESE ARE THE DAYS OF LEDs AND LCDs. DON’T TALK ABOUT THE AGE OLD VALVES AND DIODES. GROW WITH TECHNOLOGY.
h) 90% of the Lifts installed so far in our country is gear Model only.
HOW MANY TIME YOU WILL REPEAT THIS? YES, NOT ONLY IN INDIA, BUT THE WORLD OVER. AS I MENTIONED UMPTEEN TIMES ABOVE, IT WAS NOT BY CHOICE. THERE WAS NO OTHER TECHNOLOGY AVAILABLE TILL TWO YEARS AGO. IT IS LIKE SAYING 90 PERCENT OF THE MOBILES IN THE COUNTRY WORK ON 2G TECHNOLOGY.
Just for the information I am heading the Engineering dept of leading Developer\Builder – “ DLF “with the experience of more than 22 years, choosing the lift product and maintenance of the same for all DLF sites is one of my current core areas of my responsibility.
BETTER CHANGE ATLEAST NOW. WE ARE DEVELOPPING (IN ASSOCIATION WITH GODREJ PROPERTIES) A 2 MILLION SQ.FT PROPERTY IN DWARKA EXPRESSWAY. LAUNCH IS ON TUESDAY NEXT AND WATCH. WE ARE GOING IN FOR THE LATEST GEARLESS LIFTS. GOVERNMENT BANKS STILL FOLLOW THE 150 YEAR OLD ADMINISTRATION PROCEDURES AND DON’T WANT TO ADOPT TECHNOLOGY BASED SYSTEM OF HDFC AND ICICI OR AXIS BANK. YOU KNOW THE VALUE OF AN OFFICE FROM THESE PRIVATE BANKS COMPARED TO ONE FROM IOB OR SYNDICATE BANK OR BANK OF INDIA? IF YOU SAY YOU ARE STILL SELECTING GEARED LIFTS FOR DLF BUILDINGS, YOU MAY REGRET IT SOON.

With the vast experience & feedback from industries gurus I had submitted my report in front of my Evergreen members. where I highly recommended to go with either Kone or Johnson ( pls refer the attachment and my earlier mail.)

IF KONE OR JOHNSON CAN GIVE GEARLESS LIFTS WITH SS BODY AND TOTAL CIVIL WORK WHICH IS COSTING AN ADDITIONAL RS. ONE LAKH EACH LIFT, THEN LET KONE OR JOHNSON TAKE THE ORDER.
FURTHER, THE AMC FOR OMEGA IS RS. 22,000 PA PER LIFT, JOHNSON IS RS. 48,000 AND KONE IS RS. 70,000. THIS IS AS PER OFFERS THEY HAVE GIVEN TO THE SOCIETY IN WRITING. IF THEY HAVE GIVEN YOU SOME OTHER OFFER, THE SOCIETY IS NOT AWARE OF IT.
YOU HAVE UNNECESSARILY DELAYED THE INSTALLATION OF LIFTS BY OVER ONE AND HALF MONTHS, DESPITE GETTING A TIME LIMIT TILL THREE WEEKS AGO AND YOU ARE STILL HARPING ON JOHNSON AND KONE WITHOUT ANY BASIS AND WE ARE FACING THE WRATH OF THE PEOPLE WHO HAVE PAID FOR THE LIFTS AND WAITING FOR THE INSTALLATION.
WE WILL NOW DIRECT ALL THESE PEOPLE TO YOU SO THAT YOU CAN ANSWER THEM AND WE ARE PUTTING THIS ON THE NOTICE BOARD SO THAT ALL CAN SEE AND DECIDE FOR THEMSELVES.

After first round negotiation with Johnson Lift and final offer from M/s Kone the cost per flat is as given below.
Option -1 A. Gear Model with Stainless steel panel ( specification same as Omega )
Per flat Contribution ( For details Pls refer the work sheet attached)
1. Johnson Lift – Rs.72000 + AMC –Rs.2500
2. Kone Lift - Rs.81000 + AMC –Rs 2700
Option -2 B. Gear Model with Powder coated panel
Per flat Contribution ( For details Pls refer the work sheet attached)
1. Johnson – Rs.66000 + AMC -2300
2. Kone - Rs.74000 + AMC -2500
Note :- Still there is a chance of negotiation to bring down the cost from both the company, as we have done the fist level negotiation only if MC interested(!) to install the branded Lift like Kone or Johnson then we can move to do further negotiation, otherwise let management/resident decide the brand?.
Also I would like to share with Ever Green family members to know about the Gear Less Lift.

There is a technical issue with google. We are trying to resolve.Mukesh, did u speak with Sandeep bhardwaj. As discussed with you, there is no live support..and there is a cost of 150 dollars per hour of support.Arul, it will some time for this to be resolved. Can you contact Kumar for his opinion.Sorry, not much help from here.Still trying..will keep u updated.

First time in last few months or precisely since we started discussed about LIFT topic, find your email is the one which have positive vibes and needless to say, you have very well explained the roles and responsibility of Management committee. “Elected by the people and for People only” Which others forgot very early stage of their selection.
Sir, we respect you and undoubtedly give your email as utmost weightage on any others communication and personal baseless opinion which we have received from other member on this subject. We would also like to talk with sensible person like you to negotiate on offered service which end result only meant for general public benefit nothing ELSE. As part of core MC duty explained in your very first email to Group.
On the other hand While we thinking about the same, we came to know from different sources that Management have already given the order of FIVE LIFT to OMEGA (May be Quantity can be a less). Despite even very well know that people are strongly opposing the OMEGA and looking to have the better manufacture like KONE / Johnson in their block.
If it’s true and assume you are also not aware of the same before address to the group for discussion. We would request you to kindly get this checked first with your team members and kindly confirm to the group, who have empower to give the BIG order to vendor without V.President knowledge. Might be it just a rumor but we need a confirmation here because our money will not spend on those goods which we are not keen to have…
If it’s true then you will also agree with us here that “There is no point of any talk/negotiation for any brand where Decision is already taken”

I have gone through the mails of Mr Ramnath Kumar (In response to Mr Arul's comments on lifts) and Mr Arul's response to Mr Kumar's mail. First of all I would like to convey that these are Mr Kumar's personal views not MC's views. Mr Kumar also clearly mentioned in his mail "Please see below Mr. Arul's mail on the lifts and my response".
Next I request to all that there is always ways to solve the matter through negotiation with calm minds not with agitated minds. Because agitated minds leads to agitation which is not in the interest of Society as whole and resident(s) in personal. Discussions in group with positive attitude always lead to meaningful end results and negative attitude is harmful without achieving our targets. We should resist to use the unpalatable and un - parliamentary language which attacks somebody's self respect especially in the groups like us. We all are residents of the same society and we are the first ones to share happiness and sorrows of each other. There fore, our first aim is to maintain HARMONY in the society. We as human beings may have diverse views and may disagree to agree on some points.
Regarding installation of Lifts (Being mega Project for our society) we have to agree on one reliable firm having good credentials in respect to its standard specifications, past experience and comparable price. We all are eager to finalize the same so that we may install these lifts in all ten remaining blocks at the earliest and with affordable budget we are having. There may be some communication gaps among us which can be resolved through meetings, sitting together and purposeful discussions on this matter. MC is nothing but elected by the residents, for the residents and with the residents on all affairs of the society. Not to bye the residents, far from the residents and without residents. These points may again be discussed in the MC and we may finalize one among best of lifts available with reasonable budget we can afford.

First of all thanks for your quick reply.
We are equally surprised to see your first part of reply where you said you only got to know on 23rd September from Hada that lift has been ordered. Which I believe is after your email for meeting for discussion. This itself Pulls out curtains from the mystery build till date by the management for their own OMEGA brand. We must say that we are impressed with the performance J
On 17th September, A notice has been placed by Hada (Attached for your reference) that they finally left the decision with their block to which brand they want to install. Notice was there for few hours and taken off after that.
23rd Sept, you got to know from the same man that five lift has been already ordered. Despite even very well know that people are opposing only the brand and very much keen to have the LIFT of Johnson/KONE in their respective block.
We still can’t believe that how come, MC has used our hard money on their own favorite BRAND….on which we don’t want to contribute our share. It’s simply hike of “GUNDAGARDI” (our conscience not allowed to say those words but have to have now)
Here….We would like to know the following things from the current Management without and delay/fail…..
1. Share the final price of the lift and their specification to group?
2. Share the block list for which lift has been ordered?
3. Initial token money given to vendor?
4. Balance money you have in LIFT account?
5. Share the name of the people, whose share has been diverted for different block?
You remind me the famous dialogue of hindi movie name “A Wednesday”….

Have checked with Sandeep and tried our best but didn't able to do any thing on your group because of insufficient privilege. As this group is not functional from long now and so I think is better for us and all rest users to unregistered their participant from "evergreen-...@googlegroups.com" and join working group RWAEVERGREENAPTS@googlegroup.com.
