APPLICANTS NAME: JSL Properties, LLC ADDRESS: 3 University Plaza, Ste. 207                                           Hackensack, New Jersey 07601   


PREMISES: 117 Main Street and 1 Center Avenue, Little Falls, New Jersey 07424   (BLOCK 93 LOTS 1, 3 and 14)


APPROVALS/ VARIANCES:                     

This property is located in the Transit Village Central Business district (TV-CBD). The applicant is                                            seeking bulk variances and preliminary and final site plan approval to permit the construction of a new 3-story mixed use building containing ground floor retail spaces, 20 dwelling units and 33 parking spaces. Mixed-use commercial/residential buildings are a permitted use in the TV-CBD district. 

The applicant is seeking the following variances from the zoning code:   

§ 280-136.14. A(1)(c) The Applicant is requesting relief from the minimum side yard setback vegetative buffer requirement, 15 FT is required whereas 0.3 FT is proposed.  


§ 280-136.14. A(1)(d) The Applicant is requesting relief from the minimum rear yard setback vegetative buffer requirement, 15 FT is required whereas 2.1 FT is proposed.   


§ 280-136.16.C. The Applicant is requesting relief from the minimum parking setback from property line requirement, 8 FT is required whereas 3.2 FT is proposed.   


§ 280-136.16.C. The Applicant is requesting relief from the minimum parking setback from building requirement, 5 FT is required whereas 0 FT is proposed.   


§ 280-136.16.C. The Applicant is requesting relief from the maximum lot coverage requirement, 80% is required whereas 89.9% is proposed.   


§ 280-136.19.B The Applicant is requesting relief for the minimum number of parking spaces required after an EV reduction. 34 spaces are required whereas 33 spaces are proposed.   


§ 280-136.19.A.3 The Applicant is requesting relief for the minimum number of parking spaces required after an EV reduction based on RSIS standards. 48 spaces are required whereas 33 spaces are proposed.   


§ 280-195.A The Applicant is requesting relief from the minimum non-residential parking space dimensions requirement, 10 FT x 20 FT is required whereas 9 FT x 20.5 FT is proposed.   


The applicant is also requesting an exception from the Residential Site Improvement Standards (RSIS) for the required number of parking spaces and is also requesting such other variances, waivers or exceptions the Board deems necessary to permit the development of the property as reflected on the plans submitted as the same may be revised.

Any interested party may appear at the hearing and participate in accordance with the rules of the Planning Board. 

The application, plans and reports are now on file at the Building and Zoning Department located on the 2nd floor of 225 Main Street, Little Falls, NJ and may be viewed during regular business hours Monday through Friday.
