I am holding two units in Rudra Aqua Casa and I have paid almost 80-85% of total amount for both the units.I am getting reminders for the balance payment now.
Possession date for my unit was Sep’16. One year already passed and looking at the current progress, the project is nowhere near completion then why this demand has been raised. This demand should be raised when the project is ready for the possession now.
I have gone through your architect report and also visited site 12.08.2017. Even the brickwork of floor 18-20 is yet to be completed. Here, I must clarify that your company has already taken 80%-85% of the total cost by just standing the RCC structure. Nothing has been done towards internal and external finishing works (i.e, internal plaster, Flooring, Kitchen work, Tiling, plumbing, Whitewash, wood work, Society Road, Common area, provision of light and water, park, swimming pool, club facilities and other statutory charges, etc.). Nothing has been done in this area till date.
It has also come to my knowledge that your company has not deposited the due lease rent to the NOIDA authority till date. Whereas, I suppose, the payment of lease has also been taken from me. Please clarify the details of payment made towards lease by the builder. Please share all the details to ensure that my money is in safe hands. Kindly provide the details of total lease rent payable and amount collected towards the same.
I have come to know that the project start date reported by you is 2014 in RERA, which is a false statement. In my case, the project was booked in 2012 and the excavation happened in 2013. Either those demands were false or the representation in RERA is false.
It was established in the meeting held on 24th June 2017 in your office (along with many buyers) that the demand has been generated even without reaching the stage. Your subsequent architect reports confirmed the same. Clearly, the demand was invalid it had to be withdrawn.
I now feel that my money is not safe. Can you please share details of your Escrow account declared by your company under RERA registration.
Although you have mentioned in the earlier mail that you shall pay penalty amount to me but what if the project is further delayed beyond Sep’18. By making this payment, I shall be making almost 100% payment and still there is no guarantee or visibility about actual possession from your end.
Please clarify all the points and cancel the current demand sent by you and raise demand only when the project is ready for possession.
