ARDs (Automatic Rescue Devices) for Lifts

Dear Block1 Residents,

Its been long time since we did some improvements to our block. We have identified so many things to do but done only few things such as "Name Board", "Security Cameras", "Lift sensors" etc. Had lot of hopes on DGRS and WAO-RTP to do some betterment for blocks but looks neither of them are really interested in necessary improvements.

If you all agree we can go with installing ARDs to Lifts of our block at earliest. Please reply if you want to go with ARDs or not.

Hi Ramu,

You are absolutely correct that its been a long time, however till the legal issues with respect to WAORTP illegal possession of common properties of DG block is not sorted out and also their illegal demand notices. They have no rights whatsoever on DG area and their insistence that only they would provide maintenance services has no legal basis.

I would not like to contribute anything till this mess is sorted out.

Hi Vivek,

Thank you for your reply and respect your decision. 

All of you think once again!!! Forecasting power cuts from the month of Feb itself in this year, imagine power situation in peak summer. Our backup generators also getting older and can't rely on them all the time. Don't let your beloved children strand in the lift in case of unfortunate event happens. It wont' cost a fortune to install the ARDs for both of our lifts. Our investment is worthy enough if at least one or two such incidents were avoided in a year. There are great chances that entire township will get ARDs as well after us, which improves the overall image of our township.

Hi Ramu : There is nothing to think regarding developmental activities, if we want it we have 2 options, since you are also a office bearer of DGRS, would be very happy if you can take the lead and help us

Option 1. WAO-RTP : get's them installed based on the our revenue share, for the blocks which are interested. This is never going to happen, WAO-RTP primary motive is to collect money. Tell me once instance where they have done anything for DG on infact for complete township ? Cameras through out the township are happening only because it has done in DG. 

Option 2. Have it installed by Block wise or by DGRS by raising the invoice and collecting from residents. The latest quote which we have received from OTIS on December 12th 2014, quotes approx. 3 lakhs per block (i.e. 2 lifts). This is a approx. 10,000/Apt. 10,000/- might be a big amount for GU Flats and them saying we don't need it. Quote which we received is from OTIS only, we can always get quotes from other vendors and negotiate, but all said and done it's going to cost each appt. approx. 7500/-. 

To move forward on this we need to convince residents and get at least 75% initial collection so we can place order. 

My personal opinion i'm in favor of it and will support it. 

I know resident's in Blocks 2 and also interested. 

BTW - Just so that you know, when we did camera's we paid more price than what WAO-RTP is paying now, and we get to hear from residents from other side boasting that they got it for lesser rate. Since our volume is less we will always be paying little more premium, personally i'm least worried about it. Also i can tell you that the camera installations have been done under much better supervision and after initial hiccups they have been functioning without any major issues. 

Let us know how we all want to take it forward

Hi All,

I saw that one guy got struck in our lift for nearly half an hour this afternoon. It was not due to power but some technical glitch in the lift. ARDs will be helpful in this kind of situations as well. 

There were no replies from other residents of the block who are part of this e-mail group. By the way there were not that many people in this e-mail group. Need to add all of them to this group so that it would be easy to take decisions on this kind of works.

So far we have only following e-mails:

Let us send the distribution list to each flat to get the latest e-mails and phone numbers. Going forward we should use e-communication whenever possible. Let us use "WhatsApp" if convenient. 


Advantage of ARD:
"If there is a power failure or technical glitch in the lift or elevator system, ARD senses the problem and drives the lift to the nearest floor and opens the car door so that occupants can safely walk out. If the lift is not fitted with ARD, it stops in the middle of two floors. At times it is difficult to open the doors."

In some cities of India, ARDs are mandatory by law. We shouldn't be thinking of how much these would cost, should be thinking of how soon we can install. 

Sanjay, ARDs are the topic in WAO-RTP and DGRS for years. Let us keep them aside and go with our block1 alone.

All Block 1 Residents,


You may not be aware that all water we receive in our block is via bore well not manjeera water that we are supposed to receive, pls look at the hard water deposit in your bathrooms or speak to NIrupama who is our DGRS representative and GS.

Today Hyderabad Metropolitan Water Supply & Sewerage Board - Vigilance General Manger and General Manager (Engg) O & M Division No IX, K.P.H.B Colony visited me today and outlined that bulk domestic connection for Manjeera water was applied by SITCO on behalf of the owners and sanctioned by HMWS&SB and incase any block is not receiving the sanctioned amount of water as due to them, residents/owners can file a complaint with HMWS&SB and they will make arrangements to ensure water supply.

They also mentioned that it may be best that every block outline the complaint per block since it would easier to provide connection per block rather then per apartment. I would request you to sign the petition that would be sent out by Nirupama so that HMWS&SB can arrange the water supply to our block.
