Dear All

I am using the google group domain to communicate with you all, and hopefully to send our committee responses to FP and TW,  so that we have better grasp of the outstanding list to flag with TW and FP ahead of our meeting. 

I have taken a look at the following FP replies to:

DT15604 3 Dec - Financial implications raised by Eva
SR00822772 -27 Nov- Account dispute/Boiler issues (probably raised by Abbey)
SR00806368 - 3 Dec  - Sale queries ( raised by Penny and Alan)
SR00775004 - Stage 2 complaint correspondence ending with our rejection of closure

Sadly, despite the facade of diligence of chasing down each SR,  there is little substance in FP's replies to our queries. Their position has not changed.

I have complied the number the points, hopefully for our easy monitoring going forward. If you are aware I have missed out any major points from other emails, pls feel free to add to the list.

DT15064
1. Temporary Boiler and Replacement boiler costs - 
2023/2024 "temporary boiler" or repair cost 9871 not reversed in 2024/2025 as promised by Beth in April;
2024/2025 "replacement boiler" or repair cost 21941 still in our service charge - not reflected in balance sheet of ours
Not responded to why we needed to pay for fuel for the temp boiler
Not responded to our request to clarify the scope of the 24-month warranty 
Not responded to why we need to pay for escalating repair bills as a new-build

2. CHP utility charges and contribution reserve

Did not answer our question - How is the CHP managed - maintenance cycles, warranty periods with supplier, how the utility charges are calculated

3. Allocation basis of 63% and 37% to be applied retrospectively for 2024/2025 - adjustments to be included in 2025/2026 accounts? Do you trust them?

4. Fire alarm related works 

No response from TW. FP passed the ball back to TW's court. 

5. 2025/2026 Budget

No response regarding ongoing work about thermal tank or otherwise
No reply regarding if major work will be required, or potential financial implications

6. Boiler warranty started from 28 Apr 2024  for two years. 
Did not cover "fuel" in our P&M charges

7.Taylor Wimpey contribution 111718 and 20835

Confirmed by FP in the "audited accounts", but clearly not in our balance sheet?
In fact, it does not matter because we still have to pay for an enormous amount of repair costs called P&M!!

8. Fuel costs 18430 (erroreously charged to us) - previously admitted making the mistake,now denying it by claiming fuel costs not included in boiler warranty!!

9. Late payment fee

Not sure if the FP system has removed it by now??

10. Response and Accountability

Only refers to internal work split in FP between Vicky and Beth - TW's responsibility as landlord remains SILENT.

11. Fire alarm infrastructure

12. Contractor Reports

13. Building insurance certificate

Hi Eva

Great job yet again.

I still have the £90 charge on my account and have an outstanding amount from the final accounts.

I don't see why we have to wait for the 50/50 split reversal to the next end of year accounts. That should be credited and the amounts refunded back to us immediately. We are being penalised for their error.

Just emailed you all about SR00822772 which is the stage 1 complaint.

Thank you Eva for your detailed roundup. The 50/50 split might be a game changer. All the items matter, while this might be a small win on our side. What do you think if some of us focuses on this item? Do we have an individual complaint on this? Penny’s case can strongly support that we should get a refund immediately, rather than credit, especially the interest rate incurred in between.

Hello Gavin

Good idea! FP may or may not honour their promise. Beth told me and Abbey during face-time in April the temporary boiler cost GBP9871 would be reversed (i.e.credited back) in 2024/2025 accounts. She confirmed in writing too, yet it was not reversed at all!!

Let's do a recalculation of the split from 50/50 to 63/37. I can do it for ourselves based on existing figures. Then toss the amounts they owe us. The 9871 is one of such amounts. 

At the higher level of course we can dispute why we need to pay for the repair costs(fuel,boiler, callout, etc)at all. I can structure our response accordingly.

Let's not get emotional about their lack of integrity. Let's aim for our list including the amounts to be released to FP and TW no later than Monday morning next week, shall we?

Hello Eva,

I would suggest that we work out a rough scalar to apply in our property management fees, send out this number with every residents, and let anyone cared to send out complaint letters for an immediate refund on the adjustment.

I take an example from the budget forecast. The CHP charge is £10k, and the adjustment is £2.6k. The adjustment ratio is around 4% (£2.6k/£63k). Every resident just applies this number on their paid charges and sends a letter for a refund. For example, I paid £2000 in the last payment, and I will request for £80 cash refund (£2000x4%). 


My number might be rubbish (as I was working it out on the tube traveling back home) but I’d like to enjoy a small win from FP. Of course this applies only to the residents who cares, like us. :)
