Val, do you have the minutes from our last two meetings?

As for our reserves, I would say that the plan is two-fold, we obviously have the upcoming bank loan that will handle the roof, plus several other major projects which have been eating into the reserves in the past.  Also, as we've discussed in previous meetings, we are looking to increase the current monthly condo fees by approximately 5% to ensure and increase in reserves and to eliminate the need for the 1-2 special assessments we've been doing on an annual basis.
