Dear All,

Meeting has been conducted yesterday (Sunday, 22-Feb-2015). All the items as mentioned in the meeting agenda were discussed and it was agreed to do the following items on priority.

1. B-Block Lift - Put AMC for B-Block lift for the usage of residents.
2. Bore-Well & New Motor - In order to solve the water problem permanently and to get crystal clear water, Bore-well depth has to be increased and fix a new high power motor with automatic on/off and a separate pipeline for this water. 
3. Well water cleaning - We are doing this for the first time from the date of handing over our apartment.
4. Digital EB Meter - We got instruction from the TNEB to install new Digital meter. 

Next Steps:

1. We will get the quotation for all the items in the above list and update you along with the share amount for each flat.
2. Upon receiving the amount from all the flats, the work will be started.
3. For the 4th item, the owners to coordinate with TNEB to get their respective flat EB meter replaced with the new one.

I was really touched that you took the time  for  arranging a meeting within our apartment members  on the issues prevailing for a longer period of time.I want to thank you for the initiative and coordination on this. 

As agreed, please update on the cost to be shared as a member as mentioned in the minutes of the meeting on the works to be carried out.

Good Day!!!

As we mentioned in the last email, we did check with the Borewell and Lift services and got the quotation, please see the split-up amount below. Also, I have attached the soft copies of the quotation for your reference.  

1. Bore-Well            = Rs. 52,000 
2. Pipeline & Motor = Rs. 51.200
3. B Block Lift         = Rs. 20,224 (This amount is only for AMC - After making the lift running, if there is any other defects found, it will be charged separately)

Total Amount = Rs. 1,23,424

Amount to be shared by each flat = Rs. 8000.

As you would have already experienced in person or heard from your tenants that we are facing the water problem almost everyday now as the well water is fully dirty. Due to this the motor also stucks frequently and leads to unnecessary expenses.

Dear all,
Greetings. As we concentrate on bore well, I request the office bearers to concentrate on repairing the lift in the B block. I was told by my tenant that it is not working for the past one year or so. I suggest this can also be treated as an emergency as well as the water problem. Because aged people and ladies finds difficulty in climbing through stairs. Priority has to be given to this also, and make sure that the lift after repair is brought under amc as in block A right now.

Hello Sir,

As I explained you over phone, we are not able to include the lift repair work now because no lift service provider is ready to assess the issue and provide a quotation to get it working fine. They want us to take the AMC first, only then they can start the investigation. 
Moreover, in the past we had faced several issues with the lift like it got stucked many times and people got caught inside, we had to run and relieve them from the lift using rods. That is why, it was decided to shut down the lift and it is not running for a year almost. 

Hence it was decided by the members that we will discuss this topic again after 2 months (after completing the bore well work) and decide whether we are going to make the lifts (both A & B) work or abandon them permanently.

Dear All,

Let us not shoot only Uthrakumar or any member who discharge the apartment welfare activities on rotational six month basis alone for the Lift issue.

No member agreed that the lift issue can be discussed only after two months.

If it is so then i presume the both  lifts facility status will be declare as ABANDONED


In the mean time why not other members get involved for providing the amicable solution to all?

Dear Co-Owner Friends,

As we are currently working on the bore well and pipeline/Motor issue, I would suggest that we give breathing time and group back in next months to discuss the lift issue.

Lift is an extra convenience that our apartment has got comparing other mid range apartments in and around.  My suggestion is lets not take decisions with the current situation but looking at years to come. 

I understand that there has been issues around A and B block lifts but for one last time let us group together for the betterment of our Abinaya family.   

Coming to this discussion space after a long time, I would take this time to congratulate all the voluntary work that had been carried out by office bearers.

Yes, let's set up sometime in coming months to discuss and come up with a feasible solution and approachable path for the elevator problem. I believe the below summarises of agenda to include for the meeting. If I missed anything please feel free to add.
  • Nature of the problem.
  • Timeliness of resolution / workaround.
  • Cost involved for solving current issue and AMC.
  • Fund building for future maintenance works.
Let's pick a date and start rolling *:) happy

Already I have sent a mail in the month of March 18, 2015. Till March 19, 2015 I got received mail, afterthat I didn't receive any mail in my yahoo account. I don't know the reason. The following is the contentsent from our part on March 18, 2015. The same content is present here for your kind peusal.
 An observation from the reply mails (Shri.Giri, Shri.Vijay, Shri.Prabhu and Shri.Balachander) shows a constructive neutral suggestions and steps to move in forward.
I would like to address my concerns regarding the lift. Mr. Giri rightly pointed out the importance of lift for elderly person and while carrying and children & luggage.
I too agree with Mr.Vijay, AMC for the lift in ‘A’ block is taken twice. Second time AMC is done without any concurrence of the members of the apartment. We came to know that only 2 and half months back only. Still two months more to complete the AMC period. The amount spent towards AMC spent by an individual is deducted from his/her maintenance by himself/herself (approximately 8 months). But the spent amount bore by others who have given maintenance for the same period without their knowledge.
Also the lift in ‘B’ block is kept idle for the last 20 months. No one spoke about the lift till last meeting. Now everyone debates about the water and lift, because it involves major contribution of money. When we discuss this much, why couldn’t last?
Already ‘A’ block lift is striking for the last 10 days. Only two months are left for AMC completion. Why do we wait for AMC last date, can’t futile the lift now itself to avoid EB bill hike and to treating impartial. If it goes running for two more months lift EB bill to be borne by everyone (who have no lift operation) for that period.
For me, I never mind lift for climbing up and coming down when I was there. To my part, I am in a position to think of our tenant.
Kindly include the amount for lift also, as Mr.Balachander quoted. Collect the amount together for all works, because every time it is difficult to collect expenditure for each work. If not so, what happened earlier will continue further though it’s a good or bad practice.

As updated by mr.uthrakumar on the lift issue all the members should have a meeting again.

Meeting should focus on the development on the steps taken earlier and the suggestion or action required to proceed further with all members acknowledgement.
