Dear All,

Good Day!!!

As we mentioned in the last email, we did check with the Borewell and Lift services and got the quotation, please see the split-up amount below. Also, I have attached the soft copies of the quotation for your reference.  

1. Bore-Well            = Rs. 52,000 
2. Pipeline & Motor = Rs. 51.200
3. B Block Lift         = Rs. 20,224 (This amount is only for AMC - After making the lift running, if there is any other defects found, it will be charged separately)

Total Amount = Rs. 1,23,424

Amount to be shared by each flat = Rs. 8000 

As you would have already experienced in person or heard from your tenants that we are facing the water problem almost everyday now as the well water is fully dirty and can not be cleaned. Due to this the motor also stucks frequently and leads to unnecessary expenses. 

The new borewell and and separate pipeline with the high capacity motor will solve the water problem permanently and we need to do this as early as possible. Hence request you all to give your share amount directly to us or through your tenants.

Please let me know for any clarifications or for inputs.

Meeting has been conducted yesterday (Sunday, 22-Feb-2015). All the items as mentioned in the meeting agenda were discussed and it was agreed to do the following items on priority.

1. B-Block Lift - Put AMC for B-Block lift for the usage of residents.
2. Bore-Well & New Motor - In order to solve the water problem permanently and to get crystal clear water, Bore-well depth has to be increased and fix a new high power motor with automatic on/off and a separate pipeline for this water. 
3. Well water cleaning - We are doing this for the first time from the date of handing over our apartment.
4. Digital EB Meter - We got instruction from the TNEB to install new Digital meter. 

Next Steps:

1. We will get the quotation for all the items in the above list and update you along with the share amount for each flat.
2. Upon receiving the amount from all the flats, the work will be started.
3. For the 4th item, the owners to coordinate with TNEB to get their respective flat EB meter replaced with the new one.

Dear Uthrakumar,

Thanks for updating on the cost details for the need of Apartment welfare.

 

It is fine on the cost to be share for the issue related with Water.

 

On the lift problem, the issue needs to be address on the nature of frequent breakdown and how it needs to be resolved on permanent basis.

 

The lift problem has to be resolved technically and make operational wise running smoothly without any glitch. The service provider company who accepts and agrees to do the repair work has to provide guarantees for a reasonable of period of months. 


On satisfaction and performance of the lift as goes smoothly as guaranteed, then the same company is entitled to continue the AMC, which needs to finalize now.  

 

Please update all members on the issue reported by the company who does service and repair the lift and the cost quote. 

 

Until then it is better to hold other works on the quote received.

 

Once the lift repair and service cost known it will easy to understand on the total cost to be share by all members.

Thanks for the marathon effort *=D&gt; applause

Also, Thank you all who made it to the show *:) happy.  

While it is necessary that we build funds to cover all expenses and thereby solving all aforementioned problems, I would strongly suggest that we prioritize the items.
  • Water and associated problems - Priority 1
  • Lift Repair / Service / AMC - Priority 2
We should probably fix the water and associated problems first while we continue to evaluate and research the lift problem in block B.

Research are carried when we need solution for unknown problems. The problem and solution are known and open to all. Here the problem is the LACK OF WILL to resolve amicable and acceptable to all.


Lifts are mandatory for the aged and hospitalized people. Even normal people find tough times while carrying with their big and heavy bags for their monthly and weekly for home needs and daily routine life works.


Treat the lift issue with the same priority with the water due to cost involved and to be shared. Flat members had already being managed for more than a year with enough tolerance and patience with the unavailability of this facility in the Apartment.


All we required is to get the evaluation and feasibility cost details for the lift smooth operations from the service provider or to the company whom we agree to pay for both blocks.


Then let all members discuss and arrive conclusion based on cost details provided by the company. If, feasible continue the operation of the lift or otherwise better accept and agree by all as Lifts ABANDONED for ever for both blocks. This will stop the contribution for the lift to all members.


But, everyone should feel it is injustice to all our aged people and members (owners and tenants) from the part of Apartment welfare if not treated as important and necessity or sidelining based on priorities.  


I am neither interested to find fault with an individual member nor trying to take any advantage through these remarks.


Service to humanity is service to god.

I agree with Giri. We can start work on both the issues simultaneously. if some one is interested in finding out the problem of lifts, it is good and let him do it and come out with the solution. Meanwhile, you proceed to do the works.

Hello All,

Thanks for your feedback and suggestions.

We completely agree that lift is also a priority item for us and we are all putting our efforts for the welfare of all 16 flats of Abinaya apartment. 

But unfortunately, the B Block lift had many technical issues in the past, it was stucking frequently, hence as requested and decided by the owners in one of the meeting, it was shut down a year back.

Anyways, we do want to bring that also to working condition, hence we again approached the lift provider (Kannan Lifts) over the weekend to analyse the technical issues and the total estimation to have the lift working fine, but they said without AMC, they can not work on the lift now and analyse the technical problems. It is their company legal policy that they should not enter into the lift if it is not in AMC, they also said that it needs a new battery. We checked with one another lift service (PVS lifts) for the overall estimation, they also said the same.

Based on their experience in servicing our lift in the past, Kannan lifts said that they can not give any assurance that it will work fine even after bringing to running condition. 
We are the same issue with the A Block lift as well, it stucks at times and now it is not working at all for the last 10 days. 

We understand that the AMC for A-Block lift was taken in May 2014 and it is going to be ended in 2 months time. Hence our suggestion is, we shall discuss then and decide on whether we want to go with the AMC for both the lifts or will shut them down permanently. 

For now, we have just 2 options.

1. We will put on hold everything until that lift issue is finalised. We appreciate everyone to contact the lift provider and help to get the issue analysed and the quotation for the lift.

2. We will proceed and target to solve the water problem first. We also started getting complaints from few more tenants (B6, B7 & A4) that water is not clean these days. Also, we had the motor problem 2 times in the same week, not sure when it is going to be dead completely. :-)

We are OK to go with any option, Request all of you to reply this email on which is your preference, so that we can work on that.  Thanks.

Dear Uthrakumar,

Based on your inputs, everyone can understand there is a reasonable time (two months) on resolving the lift issue. However, at the same time it is every one interest and concerns not be sidelined or delayed at any cost to arrive conclusion within these period.

 

If these taken into account seriously on working out lift issue with amicable and acceptable solution to all members, it should be fine on carrying out on resolving the water issue immediately. 

 

Thanks for the efforts and the action initiated and taken so far.

 

Kindly update all members the last date to pay on the amount of cost to share for the same.

While we are now zero in on the bore well, i would like to register the following;

1. Last time, the AMC to A-Block life was paid by A7 from his pocket (though in meeting it was informed that only RS 6000 was spent but the bill produced was RS11,500) and deducted from his monthly maintenance. I register my protest for this action strongly as it is a bad practice to take decision individually and spending the common money.

2. AMC for same lift to be reniewed in 2 months time & he should give a gaurantee that he will not repeat the same action in future. In this two months time, a call to be taken by all members whether to run both the lifts or abandoning both the lifts.

3. At any situation, no one shall stop the maintenance money for personnel reasons as it is spoiling the spirit and morality of people who are providing the maintenance money on time.

No one is empowered to spent the common money on their own will without consulting with other members. They have full right to spend their own money and not the common maintenance money.

Also while getting any quotation same to be shared with everyone and there should be some transperancy in the works done. Uthrakumar is doing good job as he consult with the people around and making the quotations transparent to everyone.Also i appreciate the good work done by all the previous maintenance inchargers(Anbu, Srinivasan, Giridhar & Pitchai) who laid a strong foundation.

Thank you for the feedback.

I completely agree with you, however it is a suggestion that we carry out the work for which the cost is known while we are evaluating the cost for the elevator issue & maintenance.

We can invest the cost for water problem now since we are aware of the cost and start working towards it. As we evaluate the cost for elevator we will pour in additional funds necessary for it. This way we don't overwhelm ourselves for the amount to be shared by per owner at a single time.

Stop or delay on sharing the common maintenance cost on time for the services served for common maintenance for occupied or unoccupied flats are totally UNETHICAL.


It is a shameful act from the part of owner of the flat after availing the service and DENY to pay for unwarranted reasons. 


Payments made without all members acknowledgement on prior meeting or discussion out of common maintenance cost is to be treated as CRIME carried by the member.


Members fail to represent directly or fail to represent through other members on their behalf or ignoring to participate on the informed meetings purposely while in station or staying away as unnoticed or unaware should strictly treated as ARROGANT acts.  


The Members should frame rules on these arrogant acts as they do not deserve the common maintenance services. Also if required It is better to seek the assistance and support of local POLICE authorities on these arrogant attitudes.
