Through office colleague from Doha an initiated made for resolving the lift issue. Received contact person details of Emperor lifts company in Chennai. A brief details about Kannan lift company was given and also escalating the present state of the lift state.
Emperor Lift person has no hesitation on helping us to resolve the issue by them. Said he can do himself if Kannan lift disagree to resolve the issue. He had discussed with the Kannan lift and suggested to go with them for resolving the issue as a normal practice. Since it is not followed in business practice to take AMC of others company Lift installation and erection unless on exception cases.
Kannan Lift had assured him to assist us on resolving the issue with the best affordable price for both. Received a call from Kannan Lift Mr. Mahesh and send a technician with a quote today around 1.00 pm. The quote was attached for all members’ reference. The estimation for repairing both lift to bring it to normal working condition is around Rs 20,225 with tax.
Kannan Lifts has been renamed now as COOPER ELEVATORS INDIA PVT LTD. The company is situated near our location (company address details are in the quote as attached). I visited in person today around 5.00 pm and met Mr. Mahesh with the quote offered for the repair.
It was a request from our side on behalf of me with Mahesh of Kannan lift to resolve the present problem with reasonable price.
It was a normal business practice on charging the AMC for Lift unit as 3% of total unit cost. Each unit was installed at a cost around 6 lakhs. The AMC charges for each unit will be around Rs 18000. After requesting for the best reasonable price to make smooth lift operation for a year offered as follows. The offered price for each unit was Rs 15000. The repairing cost was also reduced overall.
Total cost for both units block A and Block B for repairing and AMC for a year will be Rs 40,000. Each member share will be Rs 2500. Kannan Lift will start repairing the lift immediately once accepted and agreed on the amount quoted finally. If agreed by us we can get the contract signed by both parties on the terms and condition as followed and practice in the lift industry.
A copy of the quote will be handed over to Mr. Vijay Karthik by tomorrow and will be updated accordingly.
This is for your information to all members of Abinaya apartments on the initiation taken for resolving the lift issue. Any better suggestion on resolving the same is most welcome.
Note. Kannan Lift has informed me today during the discussion on the request received through B5 owner for the quotation on the same. A technician has been sent for analysing the issue and submitting report to the company.

The following must be taken into account on handing over the AMC to any third party vendor.
1. Our apartment lift is being manufactured, erected and installed by Kannan lifts.
2. Operation are mostly controlled by electronic controller boards customized by Kannan lifts and not so easy for other third party members to source and service them on reasonable time in case of failures.
3. Also the lift spares or components to be replaced or changed due to wear and tear are managed by Kannan lifts as they hold large inventory as a manufacturer.
4. Any third party vendor will come forward and promise they will manage every things till the payment is been done. They agree to our terms and conditions with the price we offer.
5. We can choose third party vendor who are appointed as authorized service dealers for the manufacturer of Kannan lifts on handing over the AMC.
6. As we experienced these vendors will point on others with various reasons on inability to get the right or suitable spares for resolving the issues thereafter.
