Dear All,

Today we started the borewell works and the drilling works are going on. Let us all pray god to provide us with clean and hygienic water from the borewell.

As scheduled, today the meeting was conducted and following members attended the meeting;

1. Mr.Giri - B1
2. Mr.Uthrakumar - A2
3. Mr. Jeyandran - A4
4. Mr. Balachander - A1
5. B6 owner's son-in-law
6. Self

Following are the issues discussed in the meeting;

a. The Lift quote (for repair and AMC works) collected by Mr.Giri was discussed and as per the quote(already shared by Mr.Giri in his previous mail), the contribution by each member will be Rs 2500. If any one have better quote same shall be shared with us.
b. The quote for staircase hand rail works are planned to be collected in 2-3 days time and after that the contribution by each member towards lift repair, AMC and hand rail works will be informed.
c. There is a issue raised by our adjacent land owner that a small portion of our plot area is actually belongs to them and they asked us to talk to our builder. We informed them that any such issues they have to take it to our builder & not to us. They also agreed to discuss with our builder. It is decided in the meeting that we shall also take up the issue with builder. A mail to our builder regarding this issue will be sent shortly.
d. Though it is currently practiced, once again it is stressed the importance of owners paying mini. maintenance of Rs.1000 towards monthly maintenance works when their house is vacant.
e. Owner are requested to provide support for all the initiatives taken and they are always welcome to come forward and provide any better solutions for the welfare of our apartment.

  Option 2; Wait till she pays the money.Already we lost
  plenty of days and there is no guarantee that she will

Dear All,

Last week drilling of bore well is completed. The total depth drilled is 230 feet against the planned depth of 180 feet as the water yield was not so good at 180 feet.

Today we are starting the installation of borewell pumps and pipelines. We are planning to install automatic on/off submersible pump to avoid pump running at dry condition. This will increase the life of pump and frequent repair works.

Because of the increase in borewell depth(additional 50 feet), automatic pump, additional electrical wiring, additional pipes, the actual budget is going up against the estimated budget. We will inform the exact expenditure on borewell once the works gets completed and the additional per head amounts to be collected.

Hope every one appreciates and co operate Mr vijay on contributing the additional amount to be incurred to complete the Bore well work as said and mentioned. 

separate Automatic on/off unit is a right option and very much needed for the cost of the motor. 

Kindly inform us the amount to be shared for both lift repair &  AMC and also for the staircase hand support bar as discussed in the last meeting.

Hope you had received the quotation. The quotation you had received will be valid for short period of time. it cannot be assumed the price quoted will be same after more than a month.

Dear All,

Fixing of borewell pump and associated pipelines work is completed. From yesterday evening (15.06.2015), we are getting the borewell water and our overhead tanks are getting filled with borewell water. We thank all owners who stood united and provided all required supports for the completion of this borewell activities and special thanks to god.

The development work is not yet completed. As part of further welfare activities as discussed and planned earlier, we need to take up further works such as repair and renewal of lift AMC, hand grab rail in staircase/steps, desilting of well water etc….Also as informed earlier, the final cost towards borewell activity exceed our planned budget due to drilling extra 50 feet bore, additional pipes and automatic motor with level controls.

Following are the cost breakups for borewell;

1. Planned budget for borewell Rs 104000
2. Actual expenditure for borewell Rs 110678(Rs 55500 for drilling bore, inserting pipes + Rs 53178 for automatic pump, level controllers, cables, pipelines, borewell cover + Rs 2000 for removing mud came out of borewell & cleaning of apartment)
3. Extra/additional expense on borewell Rs 6678 (i.e 110678 – 104000)

Now following is the additional amount required to be collected from all owners towards following activities;

a. Extra/addtional expense on borewell Rs 6678
b. Lift repair & AMC for both lifts Rs 40000
c. Hand grab rail in staircase/steps Rs 35000
d. Open well desilting Rs 6000
e. Total expenses Rs 87678
f. Contribution by each member Rs 5500 (i.e 87678/16)

Hence I request all owners to contribute Rs 5500 each to start the pending welfare activities which were discussed long back.

We received an message from "Cooper elevators" previously "Kannan Lift" that the lift repair works and AMC contract shall be signed & started at the earliest as any delay may lead to revision in their rates.

So i request all owners to transfer Rs 5500 by end of this month(June) so as to sign the AMC contract and start the lift operation from July month onwards. Attached is the copy of lift AMC.

If anyone has any reservations on proceeding with the Lift AMCs please reply and register your suggestions now itself.

Please contact -  Abisha - 9344152203 -  of kannan lifts to start repairing work for the both lifts. 


Lot of cleaning work need to done from their end on these lift areas.


The above number is the source of contact for registering the complaint and getting the status of the complaint if not closed in reasonable time.

 

The above person is responsible on recording the complaints from our side and assigns the job to their service team. Service Calls recorded and maintained by them separately for these both lifts.

 

It is advised not to register the complaint with the service team person directly who attends so.

 

To start so, as informed and agreed, we have to pay Rs 10000 in cash.

 

Once completed, Hand over the signed contracts with the balance amount Rs 30,000 as agreed to place the AMC in force for a year.

We received Rs 5500 from B5 & B7 owners, We thank them for their support. Since we received money from all the owners, today we provided Rs10,000 as advance to "Cooper Elevators" and they started the work. Will update the status of the lifts once the repair work gets completed.

Soon we will be starting the hand grab rail work in staircase and the de-silting work in the open well.

Today the lift repair works for both A and B block got completed and both the lifts are operational now. Total amount spent for the lift repair and AMC is Rs 40,000. We signed today the AMC for next one year.

We thank Mr.Giri for his initiation in this regard.

All owners are requested to follow the following instructions while operating the lift and pass on the same message to their tenants as well;

1. Max capacity of lift is 6 persons. Any loads inserted into lift (particularly during house shifting) heaver this equivalent weight will lead to lift failure.
2. While travelling in lift, lift doors shall be opened only after the voice massage announces the arrival of particular floor. Any attempt to open the door before this announcement will stop the lift in between and the person will get struck inside the lift.
3. When get struck inside the life, the concerned person can call for attention by pressing the alarm bell inside the lift (with a bell symbol). Our security is given instructions to come to rescue.
4. While travelling in lift, if the power goes OFF, no need for panic as the battery provided will bring the lift slowly to the nearby floor and door shall be opened only after reaching that floor.

Please pass on above instructions to all your loved ones and to your tenants as safety shall be our first priority.

Dear all members,

Like every member, the initiation taken for resolving the lift issue for the welfare of our apartments. It was great opportunity to serve on my part for apartment welfare during unscheduled short medical vacation trip.

Like every member i am eager to walk in to home using the lift on next Chennai visit. Not used the lift even once from the day one after occupying the flat.

Let us thanks all members for the cooperation and coordination on the contributing the share required as agreed within short period where both lifts has been back in normal working  condition. 

I would like to thank Mr.Vijay Karthik once again on carrying out task bore well, lift repairing and the tasks already planned to execute sequentially.
