Dear all,

It is proposed to conduct the association meeting on 06-11-2016 at 10.30 a m ( Sunday).  The agenda for meeting is to discuss the following.

1) Relocating the EB Main connection box at elevated place
2) Painting for outer wall
3) Other minor repair works.


Considering the importance and amount involved for carrying out the above, We request everyone to make it convenient and attend the meeting and offer their suggestions/feedback for taking decision.

Dear All,

Today Association meeting was attended by the following flat owners only. 

B1, B3, B8 and A 2.

The discussion points are as follows.

1) Considering the 6 years old flat, it is necessary to do the painting of the flat after carrying out patch up work to increase life of the flat.  Estimate was obtained from painters and it works out apprx 4 lakhs for the entire outer and inside the common work. 

2) For shifting the EB Connection box to the elevated level, the Electrician was called and he has inspected our site and observed the following.

Individual main lines to the flat is having 32 A capacity only which needs to be increased to 64 A.  
Lines coming from main post to be increased to 50 sqm. presently we are having 32 sqm.
MCB panel board to be replaced.
This is the permanent solution to the Electricity Problem.  It may cost around Rs.3.00 lakh in total.

3) For removal of drainage, we are spending around Rs.4k appx in a month. We have talk with the Councillor.  He is agreeable for making arrangement for joining our drainage to the canal which is situated around 200 meter, for a negotiated amount of Rs.50 thousand.  Previously while they are doing the same work for Karuppasamy Builders and adjacent flat owners, they have charged around Rs.8 K per flat owner. Presently it works to Rs.3125/- per flat.  By opting for the same, we can save considerable amount from the maintenance amount, which can be used for some other developmental activities. 

4) Rotating the maintenance activity to the others on rotation basis from Dec 2016.  It is requested that even the tenants are also invited to take part in carrying out the maintenance activity on voluntary basis.  

For carrying out the work as mentioned in point no.1 to 3, each flat owners share will come around Rs.50 k. But this is the one time investment we require for increasing the life of our flats.  

If agreeable, we may collect the amount in two installments, one by Dec 16 and remaining by Feb 17.  

Request your feed back.  If any of the member is having any doubt/reservation, they can visit our apartment on any Sunday around 11.00 a m for discussion.

Dear Sir,

Thanks for initiating the much needed and pending work towards our apartment welfare.

As we already said in WhatsApp, we agree with what was decided in the meeting. Hope everybody would support it and request them to do so.

If the whole work is getting delayed for few months, then we would suggest to atleast proceed to fix the drainage issue first to avoid frequent overflows thereby reduce the mosquitoes. Please send us the quotation for the same and the amount to be shared by each flat.

As agreed in the meeting on earlier i hereby once again reaffirm on the contribution required and specified.

Also i request all other members to agree for the same for the welfare of the Apartment Building.

wall cracks are getting wider and larger on various multiple place on the wall of the building.
Wall painting got dull and building looks liked aged old.
All Grill got rusted and started spreading on the wall with reddish fade.
Drainage covers are in bad shape and mostly broken which has become breading place for mosquitoes.
Lights missing or not functioning on the steps for all the floors needs to be replaced.
Light to be provided at the toilet  and also 1 feet tiles at the door entrance required.ground floor currently used by the security personnel.
Water tank at the B block which is not in use is found with rusted and broken iron grill covers need to be removed.
Also the Iron ladder provided for all the tanks should be painted immediately.

These are few observation which i would like every one to take a note immediately.

Good morning to all our members of Abinaya Apartment,

I request all the members who need yet to agree and confirm on mail or SMS with Mr. pitchiah for the initiative taken.

Also I request you to replace the damaged sheet on the terrace on last year rain and this year cyclone on both blocks.

Also for your kind note on changing the  broken glass  in one of the notice board. 

I believe there is still communication gap with the owners and tenants on this. It is my suggestion that to inform them through SMS to the owners and also tenants that we are seeking the response to the mail as communicated to all.

Also, it is better to display on the notice board about  the activities and total cost and the vendors who had agreed to carry these works.. list the flat members who have agreed and the members yet to agree.

We are spending this amount to protect the asset of nearly  25 - 32 lakhs invested by every owner. 

Hope all the tenants will understand and act so accordingly.

It is proposed to conduct association meeting on 08th January 2016 (sunday )  at 11 a m  to discuss the following. 

1. To discuss the actionable for carrying out the above mention work.  Confirmation to be given by 3 owners

The Association meeting was held on 08th January 2017 ( Sunday )  at 11.00 am

 

The meeting was attended by the members/representative from B1, B3, B8, A2 &  A7

 

The following is the gist of points discussed and resolved.

 

Change of Maintenance in charge on Rotational basis:-

 

As per the current practice of  change of guard for maintenance activity on rotational basis,  Shri. Sai Balaji (A7) has come forward for taking up the activity.  Let us all extend our supporting hand to him.   

 

However on request that he will be able to take care of only the regular maintenance activity as he is undergoing treatment,  one time activity of Painting and Drainage work will be taken care by B1, B3, B8 & A2 members together.   We request other members also to come forward to join hands in carrying out the activity.

 

Collection of Amount for Painting & Drainage work:-

 

Based on the feedback from members and as well as decided earlier also, It is decided to take it up the work of Painting and Drainage Work in the first lot and accordingly it is decided to collect Rs.25000/- from all the members by February 15th 2016.

 

Amount of Rs. 25000/- was collected from B1 ,B3, B8 & A2.   A7 member has informed that he will be contributing Rs.25000/- by this week end

 

Contribution amount may be given in cash to any one of the member B1, B3, B8 or A2.   As there is withdrawal restriction is there, Cash contribution is appreciated.    Immediately on giving the amount, confirmation about the receipt of the amount will be given by What ‘sup message in the group and through mail to group mail ID

 

After collecting the amount from all the members, vendor will be called in the presence of the all the members and collective decision will be taken.

B2 and A3 owners have given their consent for going ahead with I phase of work (painting and Drainage) during the telecon on 08th jan.

Confirmation is not received from B 7 only.   Effort will be put for receiving the money from B7 by Feb 15th. In case if favourable reply/action is not received from B7 ,. We will update you all.  We need to take a joint call on B7.

Dear members,

Had a discussion over phone with Mr. Subramanian with the welfare activities as planned and informed.

His views and suggestion as expressed  with the activities to be carried  out to be done in two phases, first with Drainage works and second phase with Painting work.

And prefers the priority to be given first to the drainage activities which can be started immediately.

The second phase related to painting and electrical work can be carried by the end of may or June as suitable condition as summer period.

For contribution on sharing the cost, he needs sufficient time which he is unable to inform us the period of time required as of now due to financial commitment as expressed with other members also.

My humble request to all members that we will take his views and suggestion and not required to encounter with any reply against as informed.

With great heart from all members for extending the life of the apartment building state and condition by carrying out these activities as planned and informed on the meeting agenda held on November.
It is better to proceed further.

We have received the contribution from 11 out of 16 owners

B5, B2, A9 owners confirm that they will contribute within 2 to 3 days time. 

A3, B7 owners have initially confirmed. But yet to contribute.  

Once contribution from 5 members are collected, we will start the work after calling for meeting  of all owners along with the vendor. In that meeting we will hand over the work in the presence of all owners  who all are able to attend the same. 

I was mistaken at assuming that you in the whatsup group where we are providing the regular update.  That is why I have not send the mail on the update. Sorry for the same.   Pl provide your what'sup mobile no for adding in the group.
