Dear Vijay Karthick,

I have saw your email now only. As per telecon with you regarding leakage problem. 1st you intimated to me on November month 11pm. Next day I have visited and white cement work is done. Now I have received email from you. After receipt the email from you I have called you meanwhile you are cutting the call. I am out of station now, I am coming to Saturday & we will discuss the issue with other flat owners & ourself. Meanwhile don’t do anything. We can't disturb the tenant.

The water leaking from your B7 flat to my B3 flat again started.Refer the attached photos. Though i pointed out to you several times, there is no action from your end as you feel it is my and builder's problem and not your problem.

I am taking action now by cutting your water line.

Dear Subramanian,

Good to see that atleast now you are coming out and acknowledging the real problem. Though i informed you about the water leakage from your house to my house in the month of november 2014 itself and asked you to carry out repair works before giving on rent to new tenant, you ignored my request and went to new tenant. The leaking is close to a electric junction box which pose danger to my family as well.

Again after completing the white cement work(initiated by me and paid by your tenant) the leakage problem persist and i sent you many mails attaching the leaking photos and tried to reach you over phone and sms. There is no reply for any of my calls, sms and emails. When i asked your tenant to talk to you, i got a reply from your tenant that the problem is builder's and mine and not yours. Even you asked tenant not to interfere in this issue.

This shows your attitude of not solving your house issue as the person getting affected is me and not you. Even the leakage problem is witnessed by our neighbours like B1, A2 and B8 apartments.Please remember if the slab collapse it is not only my problem it is your problem as well.

Also when you called me now, you are telling it is a common problem and need to be discussed with all members. Please note all works within the house have to be attended by individual owners and not from common money as it is not a common problem. Works outside the house alone to be done from the common money.

I waited for 6 long months and there is no action from your end. Now i have taken action as I need to save my house and my family from any serious damage. I am ready to meet you in person on any day & at any time if you permanently want to solve this issue.

Dear Subramanian,

As discussed today(17.05.2015), when you visited Abinaya apartment, following points are discussed and mutually agreed;

1. In two weeks time, you will talk to builder and let me know the status of repair work to be done in your B7 house toilet.
2. In meantime, I in B3 apartment should not face any water seepage problem and accordingly you agreed to advice your tenant in B7 apartment not to use their toilet.
3. If I face any further water seepage problem in future from your B7 apartment into my B3 apartment, I can proceed with the further action.

As I told you already that I have already given you enough breathing time(6 months) and again I am waiting for 2 weeks time. I need a solid reply from you for the repair works.

Just discuss with the builder and request the service on chargeable basis. they will be better people to fix this issue as it will easy to locate and identify pipe  layout.

The same happened to us and resolve through them on chargeable basis.Amount to be spend will not be high. better check with them.

if you need any assistance and support in this regard kindly reply back for the possible effort from my side.

Hi Subramanian,

As you aware that we are collecting Rs 5500 for LIFT repair & AMC, grab rail in the staircase and open well desilting works. This mail is to remind you to pay Rs 5500 to us. Please note money from you and B5 owner are the only pending and all remaining owners have provided this money. B5 owner confirmed today that she will transfer the payment tomorrow.

Please inform your tenant to pay this money in this week itself. We have to start the work immediately.
