Greetings and hope you all are safe
A week back we concluded the AGM and some important decisions were taken by the members which has the following impact
a) Increase in Non-Occupancy charges w e f 1st October 2021- from 5% to 10%
b) Increase in monthly maintenance charges w e f 1st October 2021 to Rs.4.25 per sq. from present Rs.3.75 per sq.
c) An adhoc levy of maintenance charges of Rs.10200/- to be paid by each member to make up for the losses that the society incurred in the financial year 2019-20
Based on the above approval of the members , we have generated the invoice for the quarter Oct 20 to Dec 20 taking into account above impact. Members are requested to take a note of this. The last date for making the quarterly maintenance charges is as usual 15th October and for the adhoc amount it is 31st Oct 21
Members who had paid full maintenance charges for the year 2020-21 and availed the discount scheme are requested to pay the differential maintenance charges of Rs.0.50 per sq.ft for the period Oct 20 to March 21 latest by 15th October 20
The advance amount of Rs.20000/- paid earlier will continue to be kept as deposit with the society and the management committee will decide once the PMC Bank matter is sorted out
Invoices as per above decision has been generated and are being sent to all members
We once again than all the members for their unstinted support to the management committee without which providing uninterrupted services to them at large would not have been possible

Good evening. We are the owners of Flat D-201 in Rosewood Heights. Our flat has been given out on rent. We have already paid the annual maintenance at one go.
Can somebody in the office please calculate and tell us how much have we to pay besides the adhoc Rs.10,200/- which will go towards increased Non-occupancy charges and increased maintenance charges from the 1st of October. This will help avoid any mistakes in calculations.
Once we receive the working we will transfer the amount within 24 hours.

I have answered all questions- Regarding increase in maintenance charges this has been approved by members- the increase is by Rs.0.50 per sq ft w e f Oct 20- Not sure the basis on which you are saying that increase is of ~50%
The adhoc amount of Rs.10200/- is to make up for the losses the society incurred in FY 19-20
Non Occupancy charges if on those members where flat has been rented- Members need to inform society office if there is a change in the tenant or if the flat is vacant to ensure proper billing

If someone does not attend Sunday meetings that does not mean that they do not have the right to ask questions.
My questions are simple and straight including algebra. Hence answering them will be the easiest and fastest way to satisfy all the residents.

Can you please respond to my last mail. Till the time they are clarified I will request all the residents not to pay these charges.
In case you do not have any answer then the best thing to do will be to withdraw the increased charges as they are unjustified & discriminatory.
Unless someone objects to such decisions, this practice will continue. Hence time has come to raise questions in all the forums.
