This is the "Patterson" building, which sold supplies and fixed equipment for dental facilities. It's actually two taxlots and two different buildings that have been joined together by a hallway.
Of all the spaces I've toured lately, this one seems to be the most turnkey for the co-working + makerspace + vocational training.
- 5,554 combined sq. ft. for $380,000
- Owner still willing to consider leasing option.... monthly could be as low as 50 cents/sq. ft.
- Plenty of natural light and raised ceiling options.
- Great arrangement of space with lots of smaller room options and at least two fairly flexible areas for bigger events.
- Approx 800-900 sq ft of concrete floor for makerspace equipment and noisy/messy projects.
- Building was rewired with fiber optic (Hunter Communications).
- 200 yards to yummy food trucks.
- 150 yards to Bear Creek Greenway, Senior Center, and associated public parking lots for future public events.
- Across the street from Hawthorn Park playground and future dog park.
- Inside, you cannot hear the I-5 traffic. It's pretty sound-proof.
- Less than 500 meters from our existing location.
- Minute Market across the street (open late).
- Plenty of plumbing to put in showers for bicycle commuters.
Minuses
- Perceived by some as a slightly more "sketchy" area, but frankly I don't think it's any more or less sketchy where we are now. It's just closer to a 24 hr mini-mart and low income apartments, which draws a diverse crowd.
- Perception of not being downtown, even though it's a stone's throw away.
I don't think it gets any better than this for the price tag.
Maybe someone we know can buy the building and rent to us initially at the cost of the mortgage+taxes, and incrementally raise the monthly payments. It'd be nice to somehow keep the option of growing to fill both buildings, rather than having to split them up and lose the flexibility. Of course, someone buying the building and leasing for $1/year would be awesome as well, but that's probably only something that well-established non-profits can dream of.

There are still two other locations I'm waiting to hear back on. One is the Kay building across from One West Main. It's the one with SOPTV. 34 S. Fir St.
The other possibility to consider is the ground floor of the Sparta building.
