Where are with low water pressure. Have we any solution?

I thought that Devin was also going to take a survey of how many owners on the third floor are experiencing issues? I want to be sure that every owner has been contacted if they didn’t respond to the survey.
Deborah Fairbanks thought it was odd that both sides of the building are having issues since they have different water supplies/pipes. So, I would like an expert to provide an explanation.

If I recall, there was a conversation that the residents don’t have water filters.

I still think a few of the third floor residents should remove the screen at some of their faucets to see if there is sediment in their lines. This can reduce the water pressure.

The Coffee Loft filter gets pretty dirty and needs to be changed often.

So we should take a complete poll of the residents, find out if any have filters etc, before the HOA pays for booster pumps for both sides of the building.
Is it the Owner’s responsibility to take care of water filters?

I spoke with Alex Miller (302). He also noticed lower water pressure.
He also observed that water pressure varies during the day. He thinks that Alta French Hill is the potential root cause.

Maybe we should get the water pressure professionally tested in each unit and see if we can determine the problem. Anecdotal separated from actual data is worth the investigation. We don’t want to get in a situation where the water pressure is boosted and causes other problems.

Yes the instruction back in January was to get 2-3 plumbers to come out and evaluate the issue, provide a recommendation and give an estimate on whatever is needed. I expect that they should evaluate the issue and not just provide a quote for a booster.

But they haven’t investigated whether the union owners have lines that have sediment as not everyone on the third floor seems to have this problem.
I’m not going to entertain the purchase of pressure boosters until we really know what is going on.

Devin -

   I understand why Helen isn't confident in the recommendation here.  I'm not sure I am either.  Maybe this is just a communication issue, but the two plumbers' emails cited different issues and it is not clear from your summarys what steps they completed to assess the situation. Did they check anything to rule out whether it was an issue with the 7 units that have reported the issue? How confident are we that a booster is the best way to resolve the issue? I'm all for moving forward with a booster if that's what is needed to resolve the issue for those of us experiencing issues. But there is a cost involved here, so I think we need to have more confidence in the recommendation.  Can we get more detail on what was evaluated, what was ruled out as the cause and why we think the booster is the best recommendation?

Please read the pdf/email from Barbara and let’s move forward in a logical manner and not just jump to boosters. We need actual data and a master plumber as the recommendations indicate. We need data on each unit that is complaining and those who do not state that they have a problem and  on paper what the city says it is delivering to the building. Since not every unit on the 3rd floor is affected we need to determine what the problem actually is instead of moving forward without doing our due diligence on this.
I will not agree to anything unless and until we act professionally on this matter. Changing the water pressure in the entire building is not a minor matter and we need to fix what needs to be fixed. If pipes are corroded then they need to be replaced etc.

Hi Trustees,

Barbara's PDF was very informative. Given the technical nature of the issue, I have reached out to Belli Plumbing & Heating, Corp to schedule a professional inspection of all third-floor units (209, 301, 302, 303, 304, 305, 306, 307, 308, 309, 310, 311, and 312).

I am currently waiting to confirm a date for this appointment. Once scheduled, I will notify all affected owners regarding the testing and further inspection. I will keep you updated on the next steps as soon as I hear back from the plumbers.

Belli Plumbing is scheduled to be on site on Monday, April 6th, between 10:00 AM and 1:00 PM to perform water pressure tests for all third-floor units.

I will prepare a formal notice and ensure it is distributed to the affected units by this coming Monday, March 30th.
