Devin,
Clearly you are not monitoring your email because you have not responded to my request for a response from Northborough Management about the fire in unit 102 last night. Someone from the management company should have followed up with the Board on the concerning situation that the owner could not be roused and the fire department had to break into the unit, the extent of the damage etc. even though this is a weekend some professional concern is warranted.

Hi Trustees,

Devin is away with family up in NH this weekend and he is not on call.

Were there calls placed to our emergency service that were not responded to?

Any vendors would need to be called by the initial unit owner for work performed in their unit (otherwise the Association would be responsible for the bill).

Is there anything you want me to do today?  I will of course be contacting the unit owner and Trustees on Tuesday when the office is open.

It would be nice if you posted an emergency number in the building or someone to contact in case of an urgent matter, like this fire, that in some ways is not a true emergency, i.e. life threatening in the moment.
It just seemed relevant that the building manager or someone covering for him should have responded.
I see that there is a main number then one can press #2 to get someone to take the call.
On the website for owners I don’t see anything that shows an emergency number or someone to contact if the building manager is not available.
I’m concerned about possible damage to our building integrity. I understand that the unit owner is responsible for repairs within his unit. It is also concerning to me that the unit owner could not be roused even with the fire alarm going off and presumably the fire suppression system being activated.
Did Northborough management get a fire alert when this happened? Are you not connected or only to the common areas? I don’t understand how our alarm system works with respect to the interiors of units. 
This could have been catastrophic had not another unit owner heard the alarm and called 911.

What / who exactly is the EMERGENCY contact .   I can’t think of anything like this offered to us. Give us the protocol.

I called the number on the sign at the Winthrop street entrance 508-393-2155 and got a recorded message that said if there is an emergency press 2 and I would be connected to someone. I figured this out this morning since I just assumed that the phone number on the sign was just for business hours and was a generic number. I didn’t connect to the press 2 person because there is no longer a life or death emergency and I assume that you will provide information to the Trustees on Tuesday. No one seems to be home at 102.

Hi Trustees, 

The NPM on call emergency service process has remained the same for the past 17 years.  When you call our phone number (and the office is closed) it alerts the caller that the office is closed and instructs them to press option 2 to leave a message for an emergency callback.

The property manager who was on call for the weekend will be in the office shortly. When I touched base with him on Sunday, there had been no calls to our office from RLC.  So if nobody calls to report something to NPM, we would not be notified and therefore could not provide an update to the Trustees over the weekend.     

Devin will follow up with the unit owner today to walk them through the insurance process, get an update on the situation and provide an update to the Trustees.
