what MD mentioned is they are optimistic in getting approvals as of now there is no progress.

Thanks Karna. I feel it's better to meet every alternate month to understand their plans/activities. When I called up Umair yesterday, he said he is out of town and he will callback but never. He mentioned no one will be there in the office till coming Thursday. Let's meet up next week/sept 1st week?

All, I had met Mr. Salman at Rhymer on last Thursday on my way to collect my new PDC and he had told the following:

Conversion has been completed.

By October, he would start the work at site.

As of now, They are working on the clear demarcation for the canal passing through the site.

They had issued my new PDC dated 20/may/2015, by then it would be 2 years from the booking date. I had checked the site as well and nothing has been done so far.

Please advise on meeting next week and asking them the paperwork to see what they have completed so far.

Following are the links of a new BMRDA project(Nayana Greens) coming up. The location they said is on the road parallel to the Saukya Road much before Mallasandra village.

Spoke to the owner of Avighna Ventures http://www.avighnaventures.com/ who is developing this project and she says the residential conversion is already done and they would be launching the project on or around 18th of Oct after the BMRDA approves their plan. She quoted a whopping price of 2400 psft.

If I remember correctly, Mr Ismail Sait said that they received residential conversion for their Godrej project which is before or near the Railway Crossing. So, the whole area may not be under green belt. Whether the area near DPS school, whitefield is in Gree Belt or not is what is of interest to us.

I dont think lauch in mid-October looks possible. The Most Important question is whether they have obtained RESIDENTIAL CONVERSION of EASTON project?

Exactly Ravi,

      All we have a doubt on " RESIDENTIAL CONVERSION of EASTON project" is done or not? Untill they share the approval documents, we can't have any conclusion. Even I have talked to Umeir 2 weeks back and he said MD Mr Ismail Sait will  call us during 1st week on Oct to update us.

    Can Karna or some of us, please setup the meeting with Rhymer for Easton updates.

As per veera's mail on Sep 6th, Mr. Salman at Rhymer, by October, he would start the work at site and as per Umeir, the project launch will be Mid-Oct'2014.

Even i could not attend the meeting, From what i have heard from Umair. They need time till January to complete the acquisition.

In the meeting it seems like the land process documemnts were shared, not sure about it...

Dear All,

Todays MOM points are as below

1. Currently land acquisition / registration from farmer to investor  (rhymer mediator) is in progress. Till December around 50-60% land registration will be over. As evidence they shown us some land papers already registration is done.

2.yet to done CLU (change of land use) and Clearance certificate. This also will happen once registration over. Both CLU and Clearance will be done parallel.

3.lot of paper work and legal documentation is happening. Checking all the family history of farmers, to avoid future conflicts. The big challenge is to convince the farmers/ owners to sell. 

4. By the end of JANUARY, expected to start actual ground work on site.

5.Last and good point is they are very much Confident on this project and agreed that the unexpected delay due to various govt. procedure/process.

Hi All,

 I have one simple question:

If the land itself has not yet been bought, how is it that they engaged Space Matrix as architect for Villa and layout design ?? 

1. How many acres would the project now be realistically (earlier it was supposed to be 48 acres)

2. Does their earlier plan of villas still hold? Last time they were saying they may also go for apartment/villaments instead of villas so that it is affordable.

3. Is the area where Rhymer Easton is located eligible for CLU from agricultural to residential as per BMRDA plan 2021 ?
