i just met with Devin Coleman, who is the state architectural historian. he suggested a few things:
1) investigate a sprinkler system. When this is installed, the fire marshal and zoning folks are more inclined to be looser on other requirements
2) investigate again the use of a LULA (low use, limited application) which is a lift (made in Richmond, i think) that could alleviate a need for a ramp, which , as Devin pointed out, one would have to shovel during the winter! My idea of using a stair lift to get folks downstairs is not an option, and would not receive approval. So, revisit the idea of creating access to both levels. He looked at the 'doghouse' and said that putting the LULA there would be perfect, and a way to address the crazy things that the wall is doing there.
3) His experience is that an egress oddly enough, does not require an ada ramp.
4) Lisa Ryan, from Vermont Preservation Trust, is a resource for ADA design, and is available through the Trust.
Ok, so what we need is an architect who can help us. Loredo, please follow up with Lauren to see if she wants to work with us. If not, we will find someone else...
I will be meeting with Ryan Morrison on Wednesday, who is the zoning guy for the city. I'll make a report to you after that meeting.,
thanks!
