What is the next step? AG Agreement. Without this agreement in place we have no guaranteed access to the building so it would be foolish to invest RhM funds in the building. The AG Board has been presented with an agreement that was written and approved by RhM Board. We are waiting for a response from AG Board. At this point we can invest our time in planning but the RhM Board will not approve expending money until AG negotiations are completed and the agreement is signed.
After this agreement is in place we can proceed with selecting and engaging an architect to develop a plan that addresses three priorities:
1) Fire exit
2) ADA access
3) Restroom.
In addition to the architect,The RhM Board has requested we manage an over-all systems assessment to address the following questions and/or questions along these lines that the Building Committee is asking. The Building Committee has bees given the task of selecting the contractors to perform these assessments and manage to process. Please comment on these questions as you see fit.
Electrical
What is the capacity, reliability, efficiency and safety of our current system building-wide? What needs to be done to update the current system to accommodate an alarm system, energy efficient lighting, a possible elevator, exit signs? Do we need more outlets anywhere in the building (especially the social hall and the kitchen)? What are the estimated costs associated with updating? Is lighting adequate throughout the building for current and intended future uses (e.g. heated water in the mikvah?) What is minimally required for the 3 priorities?
HVAC
What is the capacity, reliability, efficiency and safety of our current system building-wide? What needs to/can be done to update the current system and make it effective year around with adequate heating, ventilation and cooling? Estimated cost of upgrades. What is minimally required for the 3 priorities?
Plumbing
What is the capacity, reliability, efficiency and safety of our current system building-wide? What do we need to do to have adequate plumbing for two modernized bathrooms and one new bathroom plus the mikvah? What are the estimated costs? What is minimally required for the 3 priorities?
Security
What is the capacity, reliability, efficiency and safety of our current system building-wide? What are the recommended alternatives, both technological and behavioral. What is the estimated cost? What is minimally required for the 3 priorities?
