I’m sorry, if I haven’t kept up with the email chain.  I was focused on some mpersonal issues, but I’m refocusing.
Your comments in red seemed quite reasonable.  
-We do continue to be quite concerned about the various ways water is infiltrating the basement.  -
-The anchoring of the brick is mostly visible.
-I think we might delete our roof questions for now, as that is being explored separately.
We added a layer of paper on the basement floor to keep us from tracking lead from the floor paint.  What the paper has also done is show us where water is coming into the basement.
Moving ahead and making choices about how to proceed will be the main topic of our Building Committee meeting Wednesday evening.  I plan to be in touch with you soon after that.

Barb-  As you suggested, I’m listing my initial building questions to see what you might have to say about reasonableness and cost.  The original structure was started in 1887, with various modifications since.  

 

My initial questions:

-how significant is the frailty of the north wall and how might it be strengthened;  (This wall can be made to move with modest hand pressure.)  I will be sure to evaluate based upon visible evidence

-the quality of the brick anchoring on the other 3 walls; (The anchoring was done years after the brick facing was applied to the earlier wooden structure.)  How was the anchoring performed?  Usually post retrofit anchors are drilled in thru mortar joints and then patched so there is little visible evidence of anchor spacing or size.  Do you have a contractor or proposal from the contractor indicating the anchor spacing and size? or are the anchors visible ?

-the ability of the east and west walls to accept a 3’ door opening for a needed means of egress; I will evaluate based upon visible evidence

-the severity of foundation leaks and approaches to remediation; I will evaluate based upon visible evidence

-the viability of the window frames; Are you asking about deterioration?

-the viability of the building’s sill (to the extent that it is visible); I will evaluate based upon visible evidence

-the soundness of the roof structure; with the likelihood of getting into the space between interior ceiling and roof; and I will need the hatch opened up and assistance from contractor (safe sturdy tied off ladder).  I can then view roof framing from access panel or; if planks are laid on ceiling framing, and ceiling framing is large well-connected members then I will evaluate closer up.  A lot of times I have seen that the ceiling framing of old curved ceilings are small members not intended to support people. 

-the implications of discolored ceiling tiles.   I will evaluate based upon visible evidence
