Everybody has got lot of outstanding payments, most of them have paid cash and their apartments have not even been ready for handover
 
What I am saying is why take an apartment which is unlivable and has got more than 100 defects. If you take this apartment you are doomed.
If you cannot see any safety hazard IT IS BECAUSE YOU ARE NOT THE RIGHT PERSON TO SNAG THE APARTMENT.

DPG is therefore NOT ALLOWING DEWA CONNECTION AT TIME OF SNAGGING AND IN OUR GROUP THERE ARE FEW INVESTORS WHO ARE BEEN TOLD TO TAKE HANDOVER FIRST AND THEN DO SNAGGING. YOU KNOW WHY..BECAUSE WE WILL FIND OUT HOW BAD IT IS.
Also there are many people with vested interests who paint a positive picture for us to take handover.. they cannot take us for granted
It is a job best left to professionals. Common people like us are not qualified to do apartment snagging.
 
I got the below information from your group. By the way I am running a parallel group and we have total investor count of 77 investors. Who is heading your remraam investors group?? it is better if we merge our groups together.

Basically the community as it stands today is appealing to someppl given its low cost, and being close to abu dhabi.

Before visiting the community, my decision was to forget about the money i paid and not invest a single additional dirham in remraam.
I am not promoting this way or that way, i am only sharing my rationale behind going for handover based on what i have seen there. Everyone has the freedom to go visit the community and make his/her own mind.

Pls advise if anyone was able to get to land department for registering their units.

Also companies like the one referred below also may have a vested interest in showing that the whole project is crap because this is how they continue to win more inspection business.

Now,  if i follow your suggestion to not take possession, then what? I have seen ppl for years now going to newspapers, ruler's court, petitions, law suits and nothing happened!

Very soon they will terminate our contracts, forfeit our payment given the current law, have these units for free, and then either assign it to cancelled units owners in other phases or sell them out at current market prices and they will be the only winners.

I want someone to be creative and tell me how on earth would any of us get a fils of what was paid?

I am still against the claim that every unit has 10000 defects while i saw ppl living there in my same building and are happy when i asked them about it.

i have no vested interest except trying to recover some of my loses and not leaving my already paid investment go for a party that could have screwed us up big time, but i do not want to let them continue to do that and take over the unit i bought for free even if it is not perfect.

i was just sharing my view point, for those who are not happy with it, pls remember this is my choice and decision, and everyone is free to adopt his/her own decision.

I completely agree with Amani.....I have seen my unit a few times, the snagging has been done and the snagging defects already rectified by DPG...ofcourse because Dubai Bank is involved and if I was an individual investor then god knows when and how the snags will be removed.

Anyway...what I see...I am o.k with the community and the quality of apartments. I have to consider that if I do not take Possesion then I lose all my paid money...so considering all aspects I am going to take Possesion and MOVE in immediately with my family. Have no choice apart from this.

Stop this advertisement of the snagging company please and let every investor take his or her own decision.

P.S- I have no linkings with DPG or any Banks.

Forget snag and inspect and do your snagging through any other snagging company and you will know the defects.
do not say nothing happened as what is happening at the ground level is due to our group's joint efforts or we would never have got remraam to whatever stage it is right now

OF COURSE !!! Whatever is happening is all due the joint effort by everyone. The petition to the Rulers court was a brilliant exercise handled well by the group and the results in the form of Landscaping, Swimming Pool, Tennis Courts, access road are for all to see and thank the group about!

Also the defects are there in the construction and finishing of all flats! I am not saying they are not there. I am just saying unfortunately we have no option but to try and get the snags removed asap and take possession. I do not see any respite from the fact that we are stuck with a sub standard property in the middle of nowhere and must do what we can to recover any investment from it in due course of time.

So guys please do not take me wrong and understand that all including me are stuck with this. We should not be putting down the property so much that people start hesitating to even rent it out!

I’m sure once the “online community” become’s a real life community the area won’t have any problems getting tenants. Just stick through it guys and hopefully you’ll get somewhere J. Just make sure you let the developer know that you are WILLING to handover but not at the compromise of quality.

The property is built and most of us have paid more than 70% for it. We cannot just go and say cancel my apartment because snags are not repaired. We have to push them to complete the defects and delay the handover till the Snags are completed.

 

If we all get together like last time we can surely force DPG to work on Snagging and then do the handover I am sure when all of us go together they will listen and take action. Also We need to make sure we push for Supermarket and some grocery store - at least a temporary arrangement until they built the permanent one. These things are really important as they will only increase the rental value for Remraam.

 

Being into Real Estate i know how much these things matter to the tenant.

 

Also I Am planning to Start Advertising Campaign for Renting Remraam properties as to much bad things have been said about Remraam and need to show people it isn't that bad. But for that I need more properties to register with my company for rent. Atleast i should be able to cover the advertising cost from the commission amount.

 

Don't worry the landlord does not pay any commission but the tenant does. However I need to have large exclusive properties so that I can run such campaign.

DPG is telling many investors to take handover and then do snagging because everybody came back with big reports.
 
Also we are not saying cancel the apartments
 
All we are saying is how do we go about pushing DPG to postpone handover until all snagging has taken place. Most of the investors do not have access to water electricity at the time of snagging
 
One group already visited RERA and there was some benefit i heard. Mr. Ahmed Al-Hamdani who sits on first floor of Rera office> even he said do not take handover until the snags are all resolved otherwise you will run from pillar to post. Speak to people who are already suffering. Unless u are blind you cannot not see the defects in the apartments.
 
there is no rental value in this deserted place. there are better places to rent why anyone will come to this place ..even if we dont write bad things, people will come and see for themselves..my friend in real estate company based in JLT and he told me that there is no rental value for remraam as it is in MIDDLE OF NOWHERE..even bachelors dont want to go there
 
all i can say is wait until all snags are repaired and then only take handover..that is all my message

I don't know who your friend is but I am in real estate from 8 years and I know much about this market than one else. BTW no Real Estate Are allowed to function from JLT as its freezone license and real estate are not allowed from freezone.

 

Remraam has its share of problems but for your surprise people are staying in Remraam. More than 20 families moved in Remraam and more people will come provided they see value for money. that's why initially rents will be less

 

20k - 23k for Studio

30k - 35k for 1br

40k - 50k for 2 br

and 55k to 65k for 3br

 

Now compare this to JLT they are at least 40 - 50% less. and 5 to 10% less than jumierah village South Which is even worse in terms of construction zone than remraam.

 

Remraam does look good community for families but we need to force DPG to get all snags repaired and provide all amenities and shopping facilities ASAP.

Agree with Akash. George please stop publishing negative image of Remraam.
 
We all have spent so much money down the drain in this project and we want something in return. All our efforts is in only pushing DPG in giving us a proper apartment. Let us not spoil the market please. Also it is more than welcome for your group to merge with our group as it will be much better in strength
 
Akash can you please shed light on which other route we can take to push DPG in giving us a proper handover by having all the snags rectified?

Let's all go together to their New Office ( Business Bay Sales Center) Since they have moved in such a huge office i am sure they can accommodate some 20 to 50 People together.

 

Meeting in parks and malls won't change a thing in DPG we have go there and try and meet some seniors if not at least take appointments for future.

 

Seeing this huge crowd they will be bond to take some actions.

Enough emails have been written. We have done petition, media, rera, lawyer, 4300 total emails and counting, 1600 phone calls and 1200 individual visits to DPG ;  everything done and dusted.
 
Now let us go to the one who matters the most. our DPG and request to meet a senior person. 20 pax minimum is required

9 am on Sunday morning-1st July (Auspicious day-certainly positive news will flow).

We all want to live there peacefully.

This is the first and last opportunity for us to meet so please be there. If you can't make it this time, no problem just go alone on your own which everybody has been doing without success.
 
We are not saying we will be performing miracles but we feel somebody in DPG will surely listen to our pleas when we go there as a group.

I confirm my presence. Reiterate, only intentions are to pressurize for:

A)     Completion of snags by the contractor.

B)     Proper community

C)     Service fee.( seems to be very high!!)

D)     Title deed?

I also request addition of
 
D) some of us had received a amendment to the SPA mentioning increase in size of Apt. Seems those who signed it have to pay and those who did not it is waived off. Quite unfair to those who signed it, this should be waived for all.
 
E) The quality of fixtures, tiles, windows, cabinets is really poor quality. not at all close to the ones projected at sales event and sample apartment. What do we do.
 
Also lets use this forum to collaborate what we want and define it, Eg, B) Proper community  in my humble opinion, they just will not be in a position to commit to this. No body is going to invest any more money to build any grocery shops etc..... they have even cancelled all the other bldgs. My last visit there I saw a "Portacabin" I guess it is the proposed temp arrangement for a prayer room.
 
P.S. I need the handover Quickly and in good state to lease it ASAP. Mainly because the pre-handover rentals is being accrued by my financier and it does not change and We will are be charged for delayed period.

Please see GULF NEWS today…DPG has allotted land to SPINNEYS at the VILLA project to build and operate a

Community RETAILS outlet. Same arrangements to be worked out for REMRAAM also by DPG!

Well once done at least this will be the nearest one to Remraam, Will not have to run to DIP !!!!

I totally agree, the more negative we are about the community, the less recovery we would be able to get from our investments.

Seriously, retails stores at remraam, and a proper entrance once the current, under construction, buildings are complete, would really make it look very good from a community erspective.

Fixing the snags by DPG would do the inside, which makes it a complete and ready community appealing for many ppl given cheaper rentals, and completed facilities. This is whyi believe in one to two years this community will be better than others already on demands in dubai.

My own positive view he least :)

Dear all,
Only 5-6 ppl showed up :-(. Remraam representative, mrs. Arwa
I think was her name met each of us as individual cases.

main points or updates in my view were:
- Credit notes will be announced next week for cancelled or delayed units.
- Credit notes will be only valid for use towards remraam project ONLY! Seems they want delayed units' credit notes to clear outstanding for other remraam owners to settle all issues with one move from DPG. i.e have all remraam owners with credit notes sell their notes to owners with outstanding payments or use it to buy terminated remraam units to solve all problems at once.
- Outstanding payments can be made 80 percent by credit notes and 20 percent cash.
- Currently any penalties on outstanding payments are waived.

These were the main points that formulated news to me at least

Before visiting the community, my decision was to forget about the money i paid and not invest a single additional dirham in remraam.
I am not promoting this way or that way, i am only sharing my rationale behind going for handover based on what i have seen there. Everyone has the freedom to go visit the community and make his/her own mind.

Pls advise if anyone was able to get to land department for registering their units.

This was the same word of mouth that I have heard. When I contacted their office, they said some policy guidelines on similar lines expected to roll out within a week or so with no clear commitment on time line or details.
So far everything is heresy, but not official.
I feel this is the right time all investors of phase -2 and construction cancelled units of phase -3 should meet on this week end and weigh the pros & cons and options.
I have 2 BR in phase -2.

Hi Kapur, as far as i understand it, if you are a cash buyer, then worst case would be your unit will be terminated and will forfeit your deposit.

Depending on how much you bought it for, i am assuming your unit is phase one? I have been told that sq. ft if sold today will be 350-400 if you land a buyer.

Credit notes are coming soon, so that also may help reduce your outstanding.

So depending on what was original price, and whether you believe Remraam will pick up once retail is open in the community, decide either to ignore them until they terminate you and you loose your deposit, or incest a bit more in credit notes, get your unit, rent it out, then in few years sell it to recover your money.

Again all depends on what you bought it for.
I think your unit would rent for Around 45-55K per annum, community fees is 10.88 dhs per sq ft.

So you do the math and decide

In my view these i believe are the available options

First, send termination notice and ask for money back, if this happens, it will be the best option for unit owners since you get the premium back, not sure about bank interests paid, this will only be resolved through court case and i believe requires legal representative to put all docs in order and use the law to force DPG to abide by a court verdict.

i think DPG, if smart, they will issue letters for credit notes before the owners take that move so they will have a documented way to defend their stance before the court, hence, owners need to really move fast on this.

Second, owners to accept credit notes, strike a deal with an existing unit owner who has outstanding and get a percentage of your money back, given the number of cancelled units, i do not believe the percentage of money back will be high! or wait until DPG terminates some units in phase one and buy these units from DPG using credit notes, but this would be too few i think since most owners at remraam were finance owners.

Third, make a deal with existing units owners to pay them their deposits back or a percentage there off and settle outstanding amounts using your credit notes, own the unit, put it for rent, in few years sell it and recover your loses or part thereoff.

I think your best option is number one, it really needs a very fast move, but it involves time and money to lawyers although i think you have a very good position now, yet, not sure how the court would see it if DPG shows that they issued credit notes, i am sure a lawyer would know better.

A week back I have visited site found Colony slowly developing & few families R staying. More people I was told R enquiring to rent out.
Instead of merely exchanging mails I suggest being Friday take a morning drive and see for ur self and I also proposed in my previous mail those having units in cancelled zones Phase-2 & 3, ideally meet and evaluate developments & alternatives.

Sorry to inform and hurt you, The meeting in my humble opinion was down right pathetic & atrocious.
 
6 people standing in a queue to meet Lady Arwa to address their individual problems in not the sense of unity that we need to see. Today with people having property in S1 & S2 I would say should now have a stand that we are getting something rather than nothing. Even people who did not have any handover letter or any communication should have been there coz 1-jul-12 you claim was the day of dpg breachs the SPA. Surprising that only 6 people considered that their time on that day was worth over a million Dirhams !!
 
Though i have not commented for over a week now, my worry stands that if this is the way we unite and stand for our concerns,

as i'm not aware of the credit note thing please clarify the following ( i have 2 units in s8 self and financed):

- are these units (s8) to be completed or to get credit notes?

- how much note is dpg giving, is it for the whole paid amount?

- how does this work with finance units which has been partially paid by banks, whose getting the notes ( me or the bank?)
