Please read the procedure carefully before calling in your reservation
1 . DETERMINE YOU REQUIREMENTS:
Determine the exact dates of your arrival and departure, Number of people in your party, preference of 2 , 3 or 4 bedroom units and any other special assistance you may need with Discount tickets, car rentals, shuttle pick up etc.
2. MAKE A RESERVATION : When ready to make a confirmed reservation you may call our office with your requirement or fax your details to us.
3. WAIT FOR THE CONFIRMATION/LEASE TO ARRIVE : Upon receipt of your request, we will make a reservation in our computerized system in your name. A confirmation/lease is mailed out to you immediately
4. READ, SIGN, AND RETURN CONFIRMATION/LEASE WITH PRE PAYMENT : Pre-payment needs to reach our office within 10 business days for domestic and 15 business days for international bookings from the reservation date on the confirmation. It is important that
you read the lease carefully in order to understand the requirements expected of you. Under Florida law, this confirmation/ lease is a binding contract. Return signed lease with the payment, no payments will be posted to your account without a signed leas
e. If payment is not received within the time permitted, reservations will be canceled without notice.
5. PAYMENTS IS PREFERRED IN THE FORM OF A PERSONAL CHECK OR CERTIFIED FUND.

6. Submit your payment balance 30 days prior to check in: The balance of the payments as specified on your confirmation/lease, all applicable state and local tax, and the security deposit is due 30 days before check in. Payment within 30 days of arrival m
ust be approved by our office and must be paid in the form of cash or certified(preferred) funds. Payment at the time of check in is allowed only in extreme situations and must be approved by our office prior to arrival. No personal checks accepted at tim
e of check in.
7. Check - in time is 4.00 PM: During our busy times we have guests going out the same day you may be arriving. Departing guests are required to check out at 10.00 AM after which we clean the villas up to our required standard which takes time and effort
. The villas have to be inspected for cleanliness and any maintenance issues resolved before your arrival. To ensure top quality accommodations are being provided, we do require that we have sufficient time. So please target your arrival at 4.00 PM.
TERMS OF THE LEASE AGREEMENT
This agreement constitutes a contract between guest and Camsun Vacation Enterprise, agents/owners of the rental properties
Reservation/Payments: Once a confirmed reservation is called in by the guest, a confirmation/lease is mailed out to them immediately. This will specify the details of the payment, their arrival/departure dates, and other specific information about the boo
king. You are required to send in the pre payment requested within 10 days ( 15 days for international clients) to our office. Please make checks payable to Camsun Vacation Enterprise. The final balance, including tax and security deposit and any other sp
ecial charges, is due in full no later than 30 days prior to check in. No personal checks accepted at check in.
Security Deposit: A security deposit is required on all homes. The amount is specified on your contract. This security deposit is to protect the villas and its contents from malicious and negligent damages. Any damages or problems not reported by the tena
nt in occupancy will be charged to the tenant. If any of the following checkout procedures are not followed, you will incur a charge against your security deposit.
Check out procedures: a) All beds that have been used must be stripped and dirty linens and towels put in the laundry room.
b) All trash removed and placed available for pick up. c) all open or used food items should be thrown away. d) All dishes washed and put away. e) all doors and windows locked, and all electrical equipment that was turned on by you should be turned off. f
) all keys should be returned in accordance with the instructions on the contract. Any other damages to the home or negligence resulting in damage to the homes or contents will result in repair costs being deducted from security deposit. Any damages excee
ding the cost of security deposit will are the responsibility of the guest and will be paid by the guest within 30 days of billing. Villas are inspected after each rental use. If villas are found in good condition and no problems reported, security deposi
t will be returned within 30 days of the end of rental period.
Cancellations: All cancellations or changes incur a $ 100 fee. Cancellations may be called in, however, a follow - up written notice is required in writing by mail or fax. Cancellations should be made 30 days prior to date of arrival, and we shall make ev
ery attempt to re book the villa, however, in the event we are not able to find a booking, then the guest is advised that the entire amount of advance is forfeited. Any cancellations within 30 days of arrival are automatically subject to forfeiture of adv
ance payment.
Occupancy: Restricted to number of occupants as described for that villa
Accommodations: Every attempt is made to provide you with information about these villas as accurately as possible. However each of these units are individually owned and reflects the taste of individual owners. Distances quoted are approximate and we can
not be held responsible for some minor variations that you may find. Any complaints regarding these accommodations should be submitted in writing for consideration of the owners.
Pets: There is a $ 50 non refundable extermination fee for villas that allow pets. Please verify this at time of reservation.
Telephone: All villas are equipped with phones for your convenience and safety. Please do not abuse this privilege or jeopardize you security deposit by charging or receiving long distance calls to the owner's phone. In the event this happens, cost of cal
ls, plus $ 20.00 collection fee will apply.
Repairs: No refunds are issued for malfunctioning equipment. All problems will be corrected as soon as humanly possible. Agents or authorized employee may enter the premises for purpose of repair or maintenance.
Guest Obligations: a) Guest is responsible for damages as outlined under security deposit. b) Guest agrees to indemnify and save agency and its employees, and agents, free and harmless from any liabilities for any loss or damage whatsoever arising from, r
elated to, or in connection with rental of the premises, included but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by guest(lessee) or guest's of guests.
Non availability: Should the villa confirmed to the guest become unavailable for any reason for the contracted rental period, agent will immediately inform guest and promptly return all rental payments made to Camsun Vacation Enterprise.
Refunds: No refunds will be made for any reason upon your arrival.
Lost Keys: there will be a charge of $ 5.00 for lost or un - returned keys and will be charged against your security deposit.
Amenities: Guest will be allowed the use of all amenities available in the community. You will be expected to use the facilities at your own risk and in a dignified manner abiding all the rules of the Association operating the facilities.
Attraction Tickets: Discount tickets to all of the attractions are available to our guests. Please identify that you are going to need the tickets at the time of making reservation. Information on ticket pricing will be furnished upon request.
Car rentals: Car rentals are also arranged for our guests if requested. We have corporate rates with local car rental companies. If required please advise us at the time of making a reservation
Shuttle bus: Services are available to and from the airport and also from the villas to the area attractions. These services are provided by our associates.
Check out: Checkout is promptly at 10 AM. Any guest checking out later that 10 AM may be charged an additional nights lodging fees.
