Looking for an advanced mudlib

Hi -

Im interested in setting up a mud. I am looking for a LP-style mudlib. I reall ÷ would like it to be a good, stable build (basically you can make some adjustment ÷ anyone could suggest a good one with features such as:

- A good amount of skills/spells
- Houses
- Many races/guilds
- Clans
- Pets
- Virtual based outside world

Any help would be great.
