One of my buddies is a realtor that specializes in Westlake but lists houses all over Austin. He had one 300ish house they made an offer for 40k over asking and did not get it. The Westlake houses will go for 500k to a million over asking. It's crazy.
Personally, I cashed out and moved rural, and we have the same phenomenon here just not nearly as bad. Houses have offers before they hit the market. I literally bought this house without seeing it. Something I could not have imagined a year ago.
