If I had HAD the Capital to fix it ALL, I WOULD HAVE!! But all I had the Capital for was to lop off one insignificant Petroleum consumption NODE from The Koch Bros Petroleum TEATS!

And believe me I know a LOT more about human's energy consumption history than any human alive here! The Coal came from the Carboniferous Period not the Petroleum, which came from lush green Dinosaur Food years later!

Our island home is in a fabulous coastal location, wild and windy,
views to die for. Climate change is coming so seven years ago we got the
ageing rooftiles completely stripped and retiled. It's totally leakproof
even in 100 mph gales. Also, when we moved in we had the house
completely rewired to the very high spec designed by my husband
(electronic design engineer).

Sad that Kuthe's only had his place a year and already he's running
out of capital and can't afford the upkeep. That's obviously a problem
for people who don't earn their own money.

what should he care, it's only the tenants who've got leaking ceilings;
if they want the roof repaired they'd better share the bill. Isn't that

Typically, roof leaks are the owner's problem to deal with or
not. The government be a little bit more restrictive for a
rental property.

We had our house re-roofed a few (or more than a few) years ago.
The roofer pulled a permit, but I don't think an inspector ever
showed up.

uOh, I got a LETTER from St Louis County Dept Of Revenue SAYING they want to reassess. They already did outside, and IF I WANT a more THOROUGH INSPECTION, inside and out, I should CALL A PHONE NUMBER because my property value MAY have increased beyond the std 15%!! HA!! They just want INSIDE MY HOUSE! FUCK EM!!

I KNOW the value of my house! 5min walk to UMSL one way, 5min walk to the UMSL South Metrolink station the other, and a 5min DRIVE to/from STL International Airport!!

About 7 years ago I had my roof replaced. It looked good. A year and a
half later I had a huge branch fall on the roof. The branch was as big
as a good sized tree. My insurance paid for a new roof. When they
stripped the almost new shingles off the roof I saw what a crappy job
the contractor had done. There was one spot where I had previously had a
bit of a leak and there was a hole rotted in the plywood sheathing that
should have been patched and apparently was not. Not impressed.
Granted, the original roofer was a hell of a lot cheaper than the one
the insurance company provided.

I had a leak, got it repaired and then replaced the roof. It was only

Material prices have increased a lot in 7 years, too. The original
roofer should have replaced any plywood with a hint of water damage. At
least it worked out for you and you won't have to worry about it for a
long time!

For $35,000 you got a 20 year roof! I have a 100 year old Clay Tile roof! FAR more expensive to completely remove each tile section by section then replace the Underroof, then replace the original tiles! More like $100,000+ For a NEW 100 year old roof, NOT your cheap short-lasting ASPHALT SHINGLE POS ROOF!

That can be a tough call. If the house has any real historic value, the
right thing to do is put the right roof on it. If is is just another
house on the block, go for regular shingles.

Would you put vinyl siding on Buckingham Palace? Stucco the Vatican?

I don't know enough about John's house to make a decision, but some
buildings do deserve proper upkeep and you should not buy one unless you
are wiling to do it right. In some designated places the Historical
Society requires it.

It's a perfectly ordinary house in a neighborhood of perfectly ordinary
houses. If it's a neighborhood with a lot of rentals (if it's as
convenient to campus as he says), then most of the houses are probably
being maintained as investments not heirlooms.

Exactly Ed, I lived in a VERY formerly posh neighborhood here in STL known as the Central West End or CWE! Many very historical buildings and homes! And HUGE!! Built back near 1900 when the wealthy had a wait staff living with them! Servant class for the wealthy home owners.
